The launch

On 13 April 2026 Krisumi Corporation – a joint venture of India’s Krishna Group and Japan’s Sumitomo Corporation – unveiled The Forest Reserve, the latest residential phase of its Krisumi City township in Sector 36A, Gurugram, on the Dwarka Expressway.

  • Size: about 1.67 million sq ft of development.
  • Projected revenue: about Rs 4,000 crore.
  • Developer’s price claim: Krisumi says its township has moved from a launch price of about Rs 8,500 per sq ft to about Rs 24,000 per sq ft.

A broker listing describes a 6.49-acre parcel with three 44-floor towers, about 542 homes, and sizes of roughly 2,166-9,328 sq ft, with RERA registration shown as pending at the time. We could not verify these details from the developer or HRERA.

Context

Krisumi City is one of the few Japanese-backed residential projects in NCR. Earlier phases on our site include Krisumi Waterfall Residences, Krisumi Waterfall Suites and Krisumi Waterside Residences. Sector 36A is at the NH-48 end of the Dwarka Expressway, close to the expressway’s junction with NH-48.

The developer’s claimed price jump – nearly three times in a few years – mirrors the broader re-rating of the Dwarka Expressway since its Haryana section opened in March 2024. It is a developer statement about its own launch prices, not an independent measure of resale values.

What it means for buyers

Buyers in later phases of a successful township generally pay much more per square foot than early buyers, in return for lower execution risk because earlier phases are visible. The key question is whether early phases have been delivered on time and to the promised standard. Visiting the completed or near-complete phases and talking to residents is the best check.

What to check

  • The HRERA Gurugram registration certificate for the exact tower or phase, including the licence number, promoter name and declared completion date.
  • Carpet area per unit and how the price per square foot is calculated.
  • The payment plan: how much is payable before the structure is complete.
  • Status of earlier Krisumi phases against their RERA completion dates.
  • Whether the large unit sizes come with proportionately higher maintenance and parking allocation.
