What Max Estates reported

Max Estates, the real estate arm of the Max Group, told the stock exchanges on 6 October 2026 that its pre-sales for the September quarter were about Rs 2,100 crore. A year earlier the figure was only about Rs 156 crore, because the company had few projects open for sale at the time. First-half (April-September 2026) pre-sales reached roughly Rs 3,200 crore.

  • Units: 274 units sold in the quarter across Noida and Gurugram, versus 24 a year earlier.
  • Estate 361, Sector 36A Gurugram: about Rs 962 crore of sales in Q2 from continuing sales of an already-launched project.
  • Max One: about Rs 584 crore.
  • Collections: roughly Rs 560 crore in the quarter.

The company said further launches in Noida and Gurugram are planned for the October-March half, with price points from about Rs 3.5 crore to Rs 35 crore.

Why it matters

Max Estates is a relatively new name in for-sale housing in NCR, best known for its office campuses in Noida and for Max Estate 128 on the Noida Expressway. A quarter of this size moves it into the league of mid-sized listed developers in the region. Its ticket sizes sit firmly in the premium and luxury segments, so its results say more about the top of the market than about mid-income buyers.

Earlier in 2026, UP RERA had penalised the company’s Noida project Max Estate 105 for marketing before registration (see our separate report). Buyers should keep in mind that strong sales and regulatory compliance are separate questions.

What to check

  • For any new Max Estates launch, look up the UP RERA or HRERA registration before paying an expression-of-interest amount; registration must come before marketing.
  • Check whether the price quoted is on carpet area and what is included (car parks, club, power backup).
  • Track collection efficiency in future quarterly updates – it is a better guide to construction pace than pre-sales.

Context for Noida buyers

Max Estates’ Noida projects are on the Noida Expressway and in the Sector 105 area, where land auctions in 2026 have pushed up benchmarks sharply. With Godrej, M3M and DLF all bidding for Noida land, developers already holding approved land in these sectors are in a strong position to price new phases higher. For buyers that means early phases of a project tend to be cheaper than later ones, but also that the project’s construction progress should be verified independently before paying a premium for a later phase.
