What the report says

A market report published on 21 October 2026 described the Noida-Greater Noida Expressway as one of NCR’s main luxury housing corridors. It highlighted Sectors 150, 151 and 152 as prominent residential destinations and named Godrej Properties, Experion Developers, Max Estates, Prateek Group and County Group among the developers active there. Prateek Canary in Sector 150 was cited as an example of larger homes with landscaped settings.

The report cited Anarock data showing about 13,365 NCR housing sales and 11,205 launches in April-June 2026, and pointed to the approved 11.56 km Aqua Line extension from Sector 142 to Botanical Garden as a connectivity boost.

Savills data for H1 2026, reported separately, showed under-construction capital values on the Noida-Greater Noida Expressway rising about 28% year on year, against about 15% for Noida overall.
Noida Authority land auctions in 2026 – Godrej in Sector 151 (Rs 331.75 crore for 4.95 acres) and M3M in Sector 108 (about Rs 1,840 crore) – have set high land benchmarks.
Anarock reported Noida’s average prices up about 125% since 2019.

What it means for buyers

Sectors along the Expressway now offer a choice between established societies built in 2010-2018 (many with completed registries) and new luxury launches priced far higher. The gap can be large. Buyers who mainly want space and green surroundings may get better value in older ready societies; those who want new construction and branded amenities will pay a premium and wait for delivery.

The Expressway’s luxury story also depends on infrastructure: the metro extension, the airport and road upgrades. Sports City projects in Sector 150 have their own title issues, now being resolved after the revised layout approval.

Whether a Sector 150 project sits on a regular group housing plot or inside Sports City.
UP RERA registration and completion date for new launches.
Registry status and maintenance charges for older ready societies.
Noise and traffic on the Expressway for road-facing towers.

Projects named in the report have different stages of completion, so a “luxury corridor” label covers ready, near-ready and newly launched homes alike.
