Union Cabinet clears 11.56 km Aqua Line extension from Sector 142 to Botanical Garden

What was approved
In February 2026 the Union government approved the extension of Noida Metro’s Aqua Line from Sector 142 to Botanical Garden. The project had already been approved by the Noida Metro Rail Corporation board and the UP Cabinet in earlier years.
- Length: 11.56 km, elevated.
- Cost: about Rs 2,254 crore.
- New stations (8): Botanical Garden, Noida Sector 44, Noida Office, Sector 97, Sector 105, Sector 108, Sector 93 and Panchsheel Balak Inter College.
- Completion target: about four years from the start of work.
- Interchange: at Botanical Garden with the Delhi Metro Blue and Magenta lines.
Why it matters
Today the Aqua Line runs along the Noida-Greater Noida Expressway from Sector 51 to Greater Noida, but it does not connect directly to Delhi’s network except through a walk-over at Sector 51/52. Residents of Expressway sectors heading to Delhi must change trains. The new link closes that gap, giving the Noida Expressway belt a direct interchange at Botanical Garden.
Areas most likely to benefit
- Sectors 93, 93A, 97, 104, 105, 107 and 108, where luxury and premium projects have been launched in recent years, including Max Estate 105 and Experion’s Sector 108 projects.
- Sector 44 and the Noida Office area, close to existing commercial hubs.
- Sector 142 and the Expressway’s office belt, which gain a direct route to Delhi.
What it means for buyers
Metro announcements often lead to asking-price increases well before trains run. Four years is the official target; metro projects in NCR have commonly taken longer. Buyers should price in the line only for homes within comfortable walking distance of a station, and only modestly until construction is visible.
What to check
- Exact station locations on NMRC’s alignment maps.
- Construction start date and contractor award.
- Traffic disruption on the Expressway service roads during construction.
Separately, the Greater Noida West metro corridor from Sector 51 has also been moving through central approvals, so the wider Noida metro network could see two extensions under construction in the coming years. Each should be valued separately on its own timeline.
For renters, the effect usually comes sooner than for owners: once a station opens, rents for flats within walking distance tend to adjust quickly, while resale prices react over a longer period.
