Noida Film City near Jewar still awaits financial closure six years on

Where the project stands
A report on 15 August 2026 said the Noida Film City project in Sector 21 of the Yamuna Expressway Industrial Development Authority (YEIDA), announced six years ago, was still waiting for financial closure – a mandatory step before construction can begin.
- Developer: Bayview Bhutani International Film City Pvt Ltd, a joint venture of film producer Boney Kapoor and the Bhutani Group, selected after two earlier global tenders failed.
- Area: about 1,000 acres, close to Noida International Airport.
- Phase 1: 230 acres – about 155 for film infrastructure and 75 for commercial use – at an estimated cost of about Rs 1,510 crore, which the developer says may rise.
- Approvals: YEIDA approved the phase 1 layout in June 2025; land disputes have been resolved.
- What is pending: financial closure. YEIDA said construction can begin only after the developer shows how funds are arranged. The developer expected to close within a week and start construction by the end of August.
We have not seen confirmation that construction started as targeted.
Why it matters for property
Film City is one of the “anchor” projects – along with the airport, data centres and industrial clusters – cited by developers to justify higher prices along the Yamuna Expressway, particularly in Sectors 18-22D. Delays show that not every promised driver arrives on schedule.
What buyers should take from it
- Value Yamuna Expressway property on what is operating today: the airport (since June 2026), the expressway and existing industry.
- Treat Film City as a potential upside rather than a certainty.
- Be cautious with commercial units marketed as “next to Film City”; commercial demand depends on the project actually operating.
What to check
- YEIDA announcements on financial closure and construction start.
- For Bhutani Group projects in Noida, such as Bhutani 18, Alphathum and Cyberthum, check RERA status separately – Film City is a different venture.
Financial closure means lenders and equity investors have formally committed the money needed for construction. Without it, an announced project is still only a plan, however many approvals it has collected. Buyers should treat construction start, not announcements, as the milestone that matters for projects marketed around Film City.
