The scheme

The Yamuna Expressway Industrial Development Authority (YEIDA) ran its residential plot scheme RPS-10 in spring 2026 and held the draw of lots on 18 June 2026.

  • Plots: 973, mainly of 162 sq m (476 plots) and 200 sq m (481 plots), with a few larger sizes up to 290 sq m.
  • Sectors: 15C, 18 and 24/24A (reports differ) along the Yamuna Expressway, near Noida International Airport.
  • Price: about Rs 36,260 per sq m (some reports quoted Rs 35,000), with a 5% premium for park-facing, corner, green-belt and wide-road plots.
  • Application: 6 April to 6 May 2026, online; Rs 600 fee plus a registration amount of 10% of the plot premium (about Rs 5.9 lakh for a 162 sq m plot).
  • Payment: allottees get 60 days (extendable by 30) to pay the balance.
  • Lease: 90 years. 17.5% of plots reserved for farmers whose land was acquired.

Reports of the number of applicants vary widely, from over 54,000 to more than one lakh. The draw was reported to be supervised by retired High Court judges.

What it means

A 162 sq m plot at about Rs 36,260 per sq m costs roughly Rs 59 lakh before premiums and charges – far less than a comparable apartment in Noida. Heavy oversubscription shows strong demand for authority plots near the airport, and successful allottees may see offers above cost. But YEIDA rules restrict transfer and require construction within set timelines, so plots are not a liquid investment.

YEIDA has indicated a larger scheme of around 3,800 plots in the pipeline.

What to check if you are an allottee or plan to apply next time

  • Construction deadline in the lease and the penalty for delay.
  • Transfer rules and charges before construction.
  • Status of sector roads, water and power in your sector.
  • Avoid buying “allotment letters” from third parties without checking YEIDA’s transfer process.

Plots versus apartments

A YEIDA plot gives a buyer land and the freedom to build, but also the responsibility to construct within the deadline, arrange water and power connections and manage costs. Apartments in nearby group housing come ready with amenities but at a higher price per square foot of built space. Families planning to live on the Yamuna Expressway in the next few years may find a ready flat more practical; long-term buyers may prefer a plot.
