Supertech revival: NBCC work on 16 stalled projects to start 16 January 2027, NCLAT told

What happened
The revival of stalled Supertech housing projects has a new start date. In an affidavit placed before the National Company Law Appellate Tribunal (NCLAT), reported on 9 October 2026, the apex court-appointed committee overseeing the process said due diligence and audits will be completed by 15 January 2027, and that construction will begin from 16 January 2027 once statutory approvals are in place.
The committee gave only a broad completion window of 12 to 36 months. The NCLAT said this was not concrete enough and directed it to file tentative completion dates for each project before the next hearing on 6 November 2026.
Background
- In February 2026 the Supreme Court upheld the NCLAT’s December 2024 order giving NBCC the job of completing 16 Supertech projects with close to 50,000 homes across Uttar Pradesh, Haryana, Uttarakhand and Karnataka.
- NBCC has floated tender packages worth roughly Rs 9,600 crore. The committee said tenders would be issued in phases in the first half of October and contracts awarded by 31 December 2026.
- NBCC has separately asked the Supreme Court to exempt it from RERA requirements for these projects after the NCLAT declined to grant such a waiver.
Project-level issues flagged
The tribunal coverage mentions specific problems: at Supertech Czar Suites, more units are under construction than the land authority has approved; at Supertech Eco Village 1, two sanctioned towers stand far short of their sanctioned height; and at Supertech Upcountry on the Yamuna Expressway, only some of the built towers have been fully handed over.
What it means for buyers
Earlier court orders had targeted a May 2025 start, so this is another slip of well over a year. Realistically, buyers in towers that are structurally incomplete should plan for possession in 2028-2030. Buyers in towers that are nearly finished may move sooner if NBCC prioritises them, which the project-wise schedule due in November should reveal.
What to check
- Whether your project and tower are in the list of 16 projects handed to NBCC (a few Noida projects such as Capetown, North Eye, Romano and Ecociti were earlier assigned to a co-developer instead).
- Your claim status with the interim resolution professional and the balance amount you will be asked to pay.
- Any excess units sold beyond sanctioned plans in your project – these can affect registry later.
- The project-wise dates filed with the NCLAT after 6 November.
