The launch

Mumbai’s Oberoi Realty launched Three Sixty North on 29 June 2026, its first project outside the Mumbai region. The site is about 14.8 acres in Sector 58, Gurugram, on Golf Course Extension Road.

  • Master plan: seven towers with landscaped gardens, a wellness and social club, and a retail and café boulevard.
  • Phase 1 homes: 3 BHK and 4 BHK with studio, duplexes and penthouses; reports put saleable sizes from roughly 5,500 sq ft to over 13,000 sq ft.
  • Price: starting at about Rs 18 crore plus taxes. One report cited a base rate of about Rs 35,000 per sq ft of saleable area.

Early bookings

In an exchange filing in early July, Oberoi Realty said it had recorded gross bookings of about Rs 8,109 crore at the project, covering roughly 13.5 lakh sq ft of RERA carpet area (about 23.1 lakh sq ft saleable). Reports differ on the project’s total revenue potential, with figures ranging from about Rs 10,000 crore to Rs 16,000 crore across both phases.

Soon after launch, the Punjab and Haryana High Court passed an interim direction restraining fresh allotments and third-party rights at the project; Haryana’s town planning department later dismissed the competing representation (see our separate report).

What it means for buyers

A booking figure above Rs 8,000 crore in days is among the largest single-project sales in Gurugram’s history. It confirms that the city’s ultra-luxury market – previously led by DLF’s Camellias and Dahlias – can absorb a new entrant at these prices. It also resets benchmarks for Golf Course Extension Road, where many projects were priced at a fraction of this rate only a few years ago.

For buyers of nearby completed or under-construction homes in Sectors 58-65, a new top-end benchmark tends to support resale asking prices; whether actual transaction prices follow is a separate question.

What to check

  • The HRERA Gurugram registration certificate for the exact tower or phase, including the licence number, promoter name and declared completion date.
  • Carpet area per unit and how the price per square foot is calculated.
  • The payment plan: how much is payable before the structure is complete.
  • Status of any litigation affecting the land or licence, and whether the developer has disclosed it on the RERA page.
  • Gross booking figures can include units that are later cancelled; ask for the actual allotment and agreement for sale timelines.
