Anand Niketan Sohna

Anand Niketan is an affordable plotted colony under the Deen Dayal Jan Awas Yojana in Sector 2, Sohna, promoted by N S Buildtech Pvt Ltd as collaborator with the individual landowners. It is spread across about 11.95 acres covered by two DTCP licences, 103 of 2022 and 115 of 2023. HRERA Gurugram registered the colony as 105 of 2023, with validity running to 26 July 2027. Documents disagree on the registration date, giving either May or December 2023. In 2025 the same promoter registered Avani Signature Floors, a project of 140 independent floors on 35 plots inside the colony, so buyers can choose between a plot and a ready-designed floor. Plot sizes and prices were not confirmed in the sources reviewed, and listing pages give conflicting possession dates. Before buying, check the approved layout plan, whether the plot is in the open sale list, the progress of internal roads and services, and the title documents for the specific plot.
