Avani Signature Floors

Avani Signature Floors is a low-rise project of 140 independent residential floors on 35 plots in Sector 2, Sohna. The floors are being built inside the Anand Niketan plotted colony, which has its own HRERA registration, 105 of 2023. N.S Buildtech Pvt Ltd is the collaborating developer, with the landowners listed as co-promoters. HRERA Gurugram registered the project on 11 July 2025 as GGM/971/703/2025/74, covering about 1.12 acres. The application was filed in May 2025 and went through deficiency notices and hearings before approval, with the regulator asking for a revised buyer agreement, conveyance deed format and construction schedule. Typical of Sohna's floor projects, each plot carries four floors sold as separate homes. Listing portals quote starting prices of about Rs 1.5 to 1.7 crore and one suggests possession in mid-2028, but these figures vary and were not confirmed by the developer. Buyers should check the floor plan, the share of plot area and parking rights in the agreement, and confirm the completion date on the HRERA certificate.
