DSS The Melia

The Melia is a group housing project by DSS Buildtech in Sector 35, Sohna, on about 17.4 acres in the revenue estate of Village Mohammadpur Ahir. HRERA records describe twelve residential towers along with a separate tower of 176 flats for economically weaker sections, and the DTCP licence is shown as valid to August 2029. The project was registered with HRERA Gurugram as 288 of 2017 on 10 October 2017, and one order notes a later registration validity running to April 2025. HRERA has heard a number of complaints from allottees. Several record that no occupation certificate had been obtained and no offer of possession made at the time, and others concern cancellation of allotments, refunds and buyer agreements that were never executed. Associated DSS group companies appear as respondents in some cases. Anyone considering a unit here, whether fresh or resale, should check the current validity of the HRERA registration, ask for the tower-wise construction status and occupation certificate, and read recent HRERA orders on the project before paying.
