About ROF Normanton Park
ROF Normanton Park is a planned affordable plotted colony by ROF Infratech and Housing in Sector 36 of Sohna, south of Gurugram. The land, about 14.78 acres, is covered by DTCP licence 92 of 2021 under Haryana's Deen Dayal Jan Awas Yojana (DDJAY), the state policy for small-plot colonies in smaller towns. Haryana RERA hearing papers describe 233 residential plots, of which 118 are frozen under DDJAY rules and 115 are open for sale, along with a commercial block. The promoter first applied for RERA registration of the plotted colony in 2021 and filed a separate application in May 2023 for independent floors on the plots, but the hearing papers record deficiencies, and we found no confirmed registration number for either filing. An unofficial marketing page talks of sales starting around September 2026, which we could not confirm with the developer. Under RERA, a promoter may not book or sell plots before the project is registered, so buyers should wait until a registration certificate is issued and check it on HRERA Gurugram. Plot sizes and prices have not been published. The licence is shown as valid to November 2026, so its renewal is also worth asking about.

The same source gives the company's CIN as U70102DL2012PTC239356, a December 2012 incorporation date, and a Sector 44, Gurugram head office. Founding year is reported differently. The group says its origins go back to 1983 with a sanitaryware retail business, and that it moved into real estate in 2003. This profile therefore treats 1983 as the group's origin year. It is not the incorporation date of the legal entity. Project-level promoters can also differ. A HARERA registration application for ROF Atulyas names Pegasus Land and Housing Pvt. Ltd. as the developer.
