Raj Nagar Extension vs Indirapuram vs Crossings Republik

Raj Nagar Extension vs Indirapuram vs Crossings Republik
Contents

If you are shortlisting homes in Ghaziabad, three names come up again and again: Raj Nagar Extension, Indirapuram and Crossings Republik. They sit in different parts of the city, cost different amounts and suit different buyers. This guide compares them on the points that matter: price, metro access, schools, society upkeep and builder risk.

Property portals often disagree on rates, so figures here are shown as ranges with the source named. Treat them as a starting point, not a quote. All data was checked in October 2026.

Price: what you actually pay

Asking rates are what sellers advertise. Recorded transaction rates are usually lower, so check both.

Raj Nagar Extension

Square Yards puts the average rate at ₹6,900 per sq ft as of September 2026. Its government registration rate is shown as ₹4,650 per sq ft. On 99acres, recent transactions averaged ₹5,714 per sq ft across the last 43 deals.

Indirapuram

99acres lists an average of ₹10,750 per sq ft, with flat prices ranging from ₹8,950 to ₹13,450 per sq ft. Actual deals are lower: its recent-transactions panel shows about ₹8,510 per sq ft across 62 deals in six months. Another portal’s October 2026 listings average ₹12,581 per sq ft, so the spread between sources is wide.

Crossings Republik

Sources disagree here too. Square Yards shows prices moving from ₹6,100 to ₹6,150 per sq ft in Q1 2026. 99acres shows an average of ₹6,850 per sq ft, with a transaction rate of ₹5,203. The 99acres page was not freshly dated, so treat it as indicative. Some individual listings, such as a 1,150 sq ft 2 BHK at ₹82 lakh, sit near ₹7,000 per sq ft.

Worked example: a 1,100 sq ft 2 BHK

Here is what the same flat costs at the lower (transaction) and upper (asking) rates quoted above. These are base prices only and exclude registration costs, parking and club charges.

Locality At transaction rate At asking rate
Raj Nagar Extension 1,100 × ₹5,714 = about ₹62.9 lakh 1,100 × ₹6,900 = about ₹75.9 lakh
Indirapuram 1,100 × ₹8,510 = about ₹93.6 lakh 1,100 × ₹10,750 = about ₹118.3 lakh
Crossings Republik 1,100 × ₹5,203 = about ₹57.2 lakh 1,100 × ₹6,850 = about ₹75.4 lakh

At asking rates, the same flat costs roughly ₹42 lakh more in Indirapuram than in Raj Nagar Extension. That gap is the price of an older, fully built-up locality. Whether it is worth paying depends on your commute, your children’s schools and your budget.

Registration costs (stamp duty and registry fee) are extra. These rules change, so check the current Uttar Pradesh rates with the sub-registrar before you budget.

Metro and rail access

Here the three localities differ the most. None of them has a Delhi Metro station inside it.

Raj Nagar Extension

The closest rapid rail is the Namo Bharat (Delhi-Meerut RRTS) line. NCRTC says Guldhar station serves Raj Nagar, Raj Nagar Extension, Sanjay Nagar and Niti Nagar. Guldhar station is listed as operational. For Delhi Metro, 99acres lists Shaheed Sthal as the Red Line station, at about 6 km away. Distance from your specific tower to Guldhar matters more than the locality name, so measure it.

Indirapuram

Indirapuram has no station of its own. Wikipedia describes it as about 5 km from the Vaishali and Noida Electronic City Blue Line stations, citing a 2019 report. A Blue Line extension through the area has been discussed. The proposal links Noida Electronic City to Sahibabad via stations including DPS Indirapuram and Shakti Khand. One 2026 explainer lists it as proposed or Phase 4. Do not price a flat on the assumption that this line will open by a given date. We could not confirm a sanctioned timeline.

The Namo Bharat Sahibabad station has a Vasundhara, Ghaziabad address. That is a neighbouring area, so check the real distance from your society.

Crossings Republik

Distances vary by source. 99acres says Shaheed Sthal is 4.9 km away. NoBroker says 6.3 km, with Noida Electronic City 9.3 km away on the Blue Line. Another guide says residents have long pointed to the lack of a direct metro station in the township. Expect to rely on a car, cab, e-rickshaw or feeder bus for the first leg of any metro trip.

Schools and daily needs

Indirapuram has the deepest school choice. DPS Indirapuram was established in 2003 and is CBSE-affiliated. Indirapuram Public School also dates from 2003 and is affiliated with CBSE and Cambridge (CAIE). Other names include Ralli International School, St. Andrews World School and G.D. Goenka Public School.

Crossings Republik has schools too, but resident views are mixed. One listing page says families send children to Gurukul The School. A 99acres review, however, says no good school is available nearby. These are individual opinions, so visit the schools and check the commute.

For Raj Nagar Extension, we did not find a verified school list. A resident review on 99acres mentions GD Goenka and DPS, but treat that as anecdotal. Check admissions, school bus routes and fees directly.

Society upkeep and maintenance

We found no reliable, current maintenance data for each locality. Upkeep is decided society by society, so judge it on the ground.

As a general guide, maintenance is usually charged per sq ft. One 2026 guide gives roughly ₹2 to ₹4 per sq ft in mid societies and ₹5 to ₹15 or more in premium ones with clubhouses and pools. These are not Ghaziabad-specific figures.

Worked example for a 1,100 sq ft flat:

  • At ₹3 per sq ft, you pay ₹3,300 a month, or ₹39,600 a year.
  • At ₹5 per sq ft, you pay ₹5,500 a month, or ₹66,000 a year.

Upkeep tends to differ by age. Older Indirapuram societies may need big repairs such as lift or plumbing replacement. Newer Raj Nagar Extension towers may still be under builder control. In Crossings Republik, resident reviews on 99acres flag pollution and traffic noise near the entrance, which is worth checking in person.

Before you buy, visit the society on a weekday evening. Look at lift working, water supply, parking, security and the state of the common areas. Ask the resident welfare association (RWA) for the maintenance rate, any pending dues and the sinking fund balance.

Builder risk

Builder risk is the biggest difference between a good purchase and a stuck one. Ghaziabad’s regulatory record is uneven. One verification guide says its RERA landscape is uneven, with some areas tightly regulated and others carrying a history of stalled projects and disputed titles.

For Raj Nagar Extension, the same guide says it is the largest active new-launch corridor in Ghaziabad, and compliance is mixed, with some on-time projects and others facing delays and complaints. More new launches means more choice, and also more projects to vet.

The regulator has acted before. In 2022, UP RERA cancelled the registration of three incomplete group housing projects in Ghaziabad and froze their bank accounts. In 2025, it removed 22 stalled projects from its Abeyance List so they could resume, covering about 8,856 units across seven districts. Both show that delays are a real risk and that remedies exist. They do not guarantee that your project will be on time.

Indirapuram and Crossings Republik are mostly ready or near-ready stock, so the main risk is different. You mainly need clean title, correct registry and a well-run society. If you are buying under construction anywhere, check these first:

  1. The project has a valid UP RERA number. Projects above eight apartments or 500 sq m must register before marketing or bookings.
  2. The promised possession date, and what the agreement says about delay compensation.
  3. The builder’s earlier projects: were they delivered, and are residents satisfied?
  4. Construction progress on the ground, compared with the payment plan.
  5. For resale flats, title documents, no pending dues, and an occupancy certificate (OC).

Who each locality suits

Raj Nagar Extension suits you if…

  • Your budget is mid-range and you want a larger flat for the money.
  • You are happy with a newer area that is still developing.
  • You can commute via Guldhar Namo Bharat or by road along the Delhi-Meerut corridor.
  • You will do thorough project-level checks on the builder and RERA record.

Indirapuram suits you if…

  • You want a mature locality with schools, hospitals and shops on your doorstep.
  • You travel often to Delhi or Noida and want the nearest Blue Line stations.
  • You can stretch to a higher rate per sq ft.
  • You are open to older societies and want to budget for repairs.

Crossings Republik suits you if…

  • You prefer a gated township with open spaces, and your budget is similar to Raj Nagar Extension.
  • You mainly drive and use NH-24 for work in Noida or Delhi.
  • You accept that metro access means a feeder ride first.
  • You have checked the specific society’s upkeep and your school options.

How to decide

  1. Fix your budget including registration, parking and moving costs.
  2. Test the commute at your real work hours, not on a Sunday.
  3. Shortlist two societies in each locality, then compare upkeep and the RWA’s records.
  4. Verify RERA status and title for every project before you pay a booking amount.
  5. Compare asking rates with recent registry or transaction data to negotiate.

Frequently asked questions

Which is cheaper, Raj Nagar Extension or Indirapuram?

Raj Nagar Extension is cheaper. Portals show an asking rate of roughly ₹6,900 per sq ft there, against about ₹10,750 in Indirapuram, though sources vary and actual deals close lower in both.

Is there a metro station in Raj Nagar Extension, Indirapuram or Crossings Republik?

No Delhi Metro station sits inside any of the three. Raj Nagar Extension is served by the Guldhar Namo Bharat station, Indirapuram is a few km from Vaishali and Noida Electronic City, and Crossings Republik is roughly 5 to 9 km from the nearest metro depending on the source.

Will the Blue Line extension reach Indirapuram?

A Blue Line extension from Noida Electronic City to Sahibabad via Indirapuram has been proposed, but we could not confirm a sanctioned timeline. Do not base your purchase on an opening date.

Which locality has better schools?

Indirapuram has the deepest choice, with CBSE schools such as DPS Indirapuram and Indirapuram Public School. Crossings Republik and Raj Nagar Extension also have schools, but resident reviews are mixed, so visit and check the commute.

How can I check if a Ghaziabad project is RERA registered?

Look up the project on the UP RERA website and confirm the registration number is valid and has not lapsed. Projects above eight apartments or 500 sq m must be registered before bookings begin.

How much is society maintenance in these areas?

It varies by society, and we found no reliable locality-wise figures. A general 2026 guide puts mid-range societies at about ₹2 to ₹4 per sq ft per month and premium ones at ₹5 to ₹15 or more, so ask the RWA for the actual rate.

Should I buy under-construction or ready-to-move in Ghaziabad?

Ready-to-move flats avoid delay risk but cost more and may be older. Under-construction flats can be cheaper, but you need to verify the RERA registration, the builder's track record and construction progress before paying.
