Where Indirapuram is and how it is laid out

Indirapuram is a residential locality in Ghaziabad, Uttar Pradesh, pincode 201014. Wikipedia says it was founded on 28 February 1996 as a sub-city to Delhi. It sits along the Delhi-Meerut Expressway (NH-24). Apple Maps lists Vasundhara, Pratap Vihar, Vaishali and Noida Sectors 62 and 63 as neighbours.

The area is split into numbered blocks called khands: Vaibhav, Abhay, Ahinsa, Nyay, Gyan, Niti and Shakti. Housing is mostly society apartments, builder floors, independent houses and plots, and 99acres says society flats and builder floors are the most common. Ahinsa Khand 2, for example, was described by Hindustan Times in 2021 as having 22 high-rise buildings next to Kanawani village.

On ADiHomes as of October 2026, there are 27 live projects in Indirapuram. Of these, 25 are ready to move and 2 are under construction. The median asking price is ₹8,749 per sq ft, but that comes from only 5 properties, so treat it as a rough indicator. Some listings carry a Vaishali or Vasundhara address. Connectivity

Roads

The Delhi-Meerut Expressway (NE-3) is the main route to Delhi, Noida and Meerut. 99acres also names the Raj Nagar Extension Elevated Road and Vishwakarma Road as key links. Noida's office areas in Sectors 62 and 63 are said to be within about 10 km. Journey times depend heavily on peak-hour traffic, so test your own commute.

Metro and rail

Indirapuram has no metro station of its own. These are the nearest ones:

• Vaishali (Blue Line branch terminus): 99acres puts it about 4 km away. One distance tool gives about 7 km by road from Ahinsa Khand 2. The distance depends on your khand.
• Noida Electronic City (Blue Line): Wikipedia says it is about 5 km away. One of its gates is labelled Indirapuram, Ghaziabad.
• Sahibabad (Delhi-Meerut RRTS): 99acres lists it at about 3 km. I could not verify current train frequency or services, so check them with the operator.
• Main line stations: Square Yards gives about 8 km to Ghaziabad Railway Station and about 15 km to Nizamuddin.

Airports

Hindon Airport is the closest. IndiGo's airport page puts Indirapuram landmarks about 9.5 to 10 km from it. It handles only domestic flights, and a 2026 guide notes that routes change often. Check current flights before you rely on it. Indira Gandhi International Airport is about 37 km from Ghaziabad by one travel site's estimate, with the trip taking about an hour by cab. I could not confirm the current status of Noida International Airport, so check that separately.

Schools, hospitals and shopping

My checks on this section were limited, so confirm distances on a map.

• Shopping: 99acres lists Shipra Mall, Jaipuria Mall, Aditya Mall and the Indirapuram Habitat Centre as local landmarks.
• Schools: DPS Indirapuram appears as a landmark in the proposed metro route reports. A listing in Shakti Khand 1 refers to Modern Academy Senior Secondary School.
• Hospitals: I could not verify specific hospitals or distances within Indirapuram. Fortis Hospital in Noida Sector 62, which Wikipedia calls one of the larger hospitals in Delhi NCR, is in a neighbouring area. Visit the hospitals and clinics you would actually use.

Civic matters to check

Water

Water is the most reported concern. A Daily Jagran report from late 2025 says Indirapuram gets Ganga water from the Siddharth Vihar and Pratap Vihar plants. It says this is well short of demand, so supply is mixed with groundwater. Residents reported high TDS, old pipelines and contamination. The report also says health department notices had been issued but a permanent fix was awaited. Ganga canal maintenance in Haridwar has also caused multi-week supply cuts. Republic reported one in October 2024 that affected Indirapuram. Ask existing residents about pressure, tanker use and water treatment in the society.

Power, roads and drainage

I found no reliable data on power outages, so ask the society's resident association about backup and outage history. A 2021 Hindustan Times report recorded complaints from Ahinsa Khand II about poor roads, sewerage and drainage, and waterlogging. GDA promised fixes then. I could not confirm how much has improved since.

Approvals, disputes and stalled projects

The Ghaziabad Development Authority (GDA) sanctions building plans and issues completion certificates. Ask for both, and check the project's UP RERA registration. I could not identify any specific stalled project in Indirapuram. One Ghaziabad news item mentions the auction of properties of nine RERA defaulters, but not where they are.

In October 2026, the Indirapuram Welfare Association asked GDA to act on what it says is encroachment on about 20% of vacant allotted plots. It also alleges unauthorised power, water and sewer connections. GDA's response was still awaited when this was reported.

Infrastructure underway or planned

• Metro link (proposed, unconfirmed): Around mid-2023, DMRC submitted a tentative 5.83 km plan linking Noida Sector 62 to Vaishali via Indirapuram. It was the third plan, with possible stations near Vaibhav Khand, DPS, Niti Khand and Gyan Khand. GDA said it would study feasibility and that funding was undecided. I found no confirmation of approval or construction.
• Indirapuram Extension township (unverified): A property website reports a GDA plan for a roughly 230-acre township on the Delhi-Meerut Expressway, with some land in dispute. I could not confirm this with an official source, so treat it as unconfirmed.

Who it suits

Indirapuram suits buyers who want a developed, apartment-based locality close to Noida's Sector 62 and 63 and east Delhi. It also suits buyers who value metro access within a short drive. The ADiHomes mix is mostly ready-to-move, so you can inspect what you are buying. It may suit you less if you want a metro station within walking distance or dependable municipal water.

Things to check before buying

• GDA sanctioned plan, completion or occupancy certificate, and UP RERA registration.
• Title and any dispute on the land, using the registry records.
• Water source, TDS test results and pressure, especially in the dry months.
• Real commute times at peak hours, and the walk or ride to the nearest metro station.
• Maintenance charges, parking and resident association records.
• Local guides for the area you are considering: Ahinsa Khand 2 and Shakti Khand 4.
