Contents

Narela, on Delhi’s north-western edge near the Haryana border, was planned decades ago as a sub-city to take pressure off the rest of Delhi. For a long time it was seen mainly as an industrial and institutional zone on the city’s fringe. In 2026 it is getting more attention: DDA has been selling large numbers of Narela flats through discounted schemes, an education hub with several Delhi state universities is taking shape, the metro extension towards Kundli has reached the tendering stage for its Narela section, and UER-II has improved road links. This guide explains how Narela is laid out, what DDA housing there looks like, what is built and what is still planned, and what to check before you book.

As of October 2026: scheme details, prices and infrastructure status below come from reports published up to October 2026. DDA scheme terms change from one scheme to the next, so always read the official brochure on the DDA housing portal before paying.

The Narela sub-city in planning terms

Narela sub-city covers about 9,866 hectares. A 2023 DDA review broke this into roughly 3,828 hectares of DDA project area, about 3,537 hectares under the land pooling policy and about 2,501 hectares of green belt. In other words, there are three very different kinds of land here: DDA-developed sectors with flats, plots and institutional land; land pooling areas where private developers may eventually build under the pooling policy; and green belt where large-scale housing is not permitted. Knowing which of these your property falls in is the first step.

DDA housing in Narela in 2026

DDA has used Narela heavily in its 2026 sales drives, often with a 25 percent discount on the list price. Two schemes stand out:

Scheme (2026) What was offered Key terms reported
Karmajeevi Awaas Yojana (July to October) 1,224 ready-to-move 1, 2 and 3 BHK flats in Pocket 11, Sectors A1 to A4 25 percent discount; tentative post-discount starting prices in the DDA brochure of Rs 33.40 lakh (1 BHK), Rs 75.55 lakh (2 BHK) and Rs 106.55 lakh (3 BHK), excluding maintenance; aimed at serving and retired government employees and professionally qualified people; first-come first-served; allotted on basis under the brochure; closes 30 October 2026 or when sold out
DDA Awaas Nivesh Yojana (booking from 20 October 2026) 2,516 LIG flats in Sectors G2 to G6 at launch (Pocket 3: 1,020 units; Pocket 6: 1,496 units); DDA added 1,648 LIG flats in Pocket 1 on 22 October 2026 25 percent discount; tentative prices of about Rs 15 lakh after discount, excluding maintenance and GST; about 49.90 sq m plinth area including common area; Rs 1 lakh booking amount and Rs 2,500 ; first-come first-served; allotted on freehold basis; open until 31 January 2027 or until the flats run out

Demand has picked up: Business Today reported that Narela accounted for nearly 90 percent of DDA’s flat sales in the first quarter of 2026-27, with 1,153 of 1,284 flats sold. That said, the very size of these schemes means a lot of stock is on offer at once, which affects resale and rental competition.

How a DDA booking works, step by step

  • Step 1: Download the scheme brochure from the DDA housing portal and read the eligibility, payment schedule, cancellation and forfeiture clauses.
  • Step 2: Register on the DDA Awaas portal and pay the non-refundable registration fee (Rs 2,500 in the 2026 schemes).
  • Step 3: On the booking date, choose a specific flat if the scheme is first-come first-served, and pay the booking amount.
  • Step 4: Receive the demand-cum- and pay the balance within the stated period, using a home loan if needed.
  • Step 5: Complete documentation for possession and conveyance, and pay applicable and registration charges at the Delhi sub-registrar.
  • Step 6: Inspect the flat before taking possession and note defects in writing. Older stock may need repairs.

Education hub: what is real

In January 2024 the Lieutenant Governor approved the allotment of about 181 acres at Narela to seven Delhi state universities: IGDTUW (50 acres), DTU (47.46 acres), GGSIPU (22.43 acres), IIIT-Delhi (20 acres), DPSRU (16.73 acres), DeTU (12.69 acres) and DSEU (10 acres), along with 1,082 flats for staff. In January 2026 were handed over to GGSIPU and Delhi Teachers’ University, and the Delhi government said it had paid about Rs 462 crore to DDA for land and raised the project outlay from Rs 500 crore to Rs 1,300 crore. Campuses take years to build, so expect the student and faculty population to grow gradually rather than all at once.

Connectivity and infrastructure status

Item Status (October 2026) What it means
GT Karnal Road (NH-44) Built Main road south to Delhi and north to Kundli and Sonipat
UER-II, Alipur to Dichaon Kalan, with links to Bahadurgarh and Sonipat Built; inaugurated August 2025 Faster route from north Delhi to Dwarka and the airport, bypassing the Outer Ring Road
Delhi Metro Red Line extension, Rithala-Narela-Nathupur (26.46 km, 21 stations) Sanctioned December 2024; Narela-Kundli civil package (about 15.4 km, 11 stations from Narela Sector G-8 to Nathupur) tendered in 2026; award not reported About four years of work from contract award; Narela’s first metro access
Delhi-Panipat-Karnal Namo Bharat (about 136 km) DPR ready; Haryana approved in March 2026; Union Cabinet approval awaited A station near Narela has been described in DDA scheme publicity as proposed
Multi-modal logistics park (about 40 ha) Work started, per DDA in 2023 Jobs, but also freight traffic

Social infrastructure

Narela already has a court complex, a police station, a hospital and improved bus links, according to DDA’s own 2023 review, but it lacks large commercial centres such as malls and office parks. Daily shopping is in local markets and pocket-level convenience shops. The Narela sports complex is close to several DDA pockets. For specialist healthcare and big-format retail, most residents travel to Rohini or further into Delhi. Schools are mainly government and smaller private schools; check options and travel times for your children’s age group.

What to check before buying in Narela

  • Which kind of land: DDA housing, land pooling zone, unauthorised colony or village abadi. Each has different title and approval questions.
  • Freehold or : the 2026 Karmajeevi and Awaas Nivesh brochures say flats are allotted on freehold basis, with the freehold (conveyance) deed issued after full payment; older DDA stock may be leasehold and need conversion.
  • Condition of the flat: some pockets were built years before sale; inspect for seepage, wiring, plumbing and lift status.
  • Water and sewer: ask current residents about water supply hours and pressure, and whether sewer lines and treatment are working.
  • Maintenance: check whether an RWA has taken over and what maintenance arrangements DDA has in place for the pocket.
  • Distance to the metro: measure from the DMRC alignment, not scheme publicity, and allow for construction time.
  • For private projects: check Delhi registration and whether the land is part of a notified land pooling sector with approvals in place.

Red flags

  • Agents offering DDA allotments for a premium before allotment letters are issued.
  • “Pre-launch” land pooling projects with no Delhi RERA registration.
  • Flats in unauthorised colonies sold as if they had DDA approval.
  • Assumptions that every university campus or the metro will be ready within a year or two.

Pros and cons

Pros Cons
Lowest-priced DDA flats in Delhi, often with 25 percent discounts in 2026 Far from central and south Delhi; long commutes
Delhi address, DDA title and, in some schemes, freehold flats Metro still years away; contract for Narela section not yet awarded
Education hub with state universities under way Campuses will take years to fill
UER-II improves road access to Dwarka and the airport Limited malls, offices and specialist hospitals
Large, planned sectors with open space Large supply of similar flats may slow resale and rent growth

Who Narela suits

Narela suits first-time buyers who want a Delhi home with clean DDA title at a low price and can live with a longer commute, government employees and staff of the upcoming university campuses, and people who work in the Narela, Bawana or Kundli industrial belts. It suits patient investors who expect the metro and education hub to lift demand over several years. It is a weaker choice for anyone whose daily work is in central or south Delhi, Gurugram or Noida, and for buyers expecting quick rental income or a fast resale.

Frequently asked questions

What DDA housing schemes covered Narela in 2026?

Reports describe the Karmajeevi Awaas Yojana with 1,224 flats in Pocket 11, Sectors A1-A4 (July to October 2026) and the DDA Awaas Nivesh Yojana with 2,516 LIG flats in Sectors G2-G6 (booking from 20 October 2026, open until 31 January 2027 or until sold out), both at a 25 percent discount. On 22 October 2026 DDA added 1,648 more LIG flats in Pocket 1, Sector G2-G6, to the Awaas Nivesh scheme.

When will the metro reach Narela?

The Rithala-Narela-Nathupur line was sanctioned in December 2024. The Narela-Kundli civil package was tendered in 2026 without a reported award by October 2026, and the work is expected to take about four years from contract award.

Which universities are coming up in Narela?

Land was allotted in January 2024 to IGDTUW, DTU, GGSIPU, IIIT-Delhi, DPSRU, Delhi Teachers University and DSEU. GGSIPU and Delhi Teachers University received possession letters in January 2026.

Are Narela DDA flats freehold?

Yes for the 2026 schemes: the Karmajeevi Awaas Yojana and Awaas Nivesh Yojana brochures both say allotments are on freehold basis. Terms vary by scheme, and older DDA stock may be leasehold, so check the brochure and allotment letter.

Is Narela a good investment?

It can suit patient buyers expecting the metro and education hub to raise demand over several years, but large DDA supply, distance from main job centres and pending metro work make quick gains unlikely.
