South Delhi locality guide

South Delhi is a large, mixed part of the capital, from planned DDA colonies to farmhouse belts. On ADiHomes as of October 2026, there are 2 live projects here, both ready to move. This guide does not quote prices. Check each listing for those.

Where South Delhi is and how it is laid out

Under the older district map, South Delhi's headquarters were in Saket, with three sub-divisions: Saket, Hauz Khas and Mehrauli. One source says Delhi moved to 13 districts in January 2026. It says the South district now has four sub-divisions: Mehrauli, Chhatarpur, Malviya Nagar and Deoli. I found only one source for this, so confirm it with the revenue department if it matters for your paperwork.

Names used by buyers do not always match official boundaries. Defence Colony and Lajpat Nagar are widely called South Delhi but sit in the South East district. Common PIN codes include 110017 (Malviya Nagar, Saket), 110048 (Greater Kailash), 110070 (Vasant Kunj) and 110074 (Chhatarpur).

The area mixes older village settlements, planned colonies and newer gated societies. For a closer look at specific pockets, see the Chhatarpur guide.

Connectivity

Metro. The Yellow Line is the north-south spine. Its South Delhi stations include AIIMS, Green Park, Hauz Khas, Malviya Nagar, Saket, Qutab Minar and Chhatarpur. The Violet Line serves Jangpura, Lajpat Nagar, Kailash Colony, Nehru Place and Kalkaji Mandir. The Magenta Line serves Vasant Vihar. I could not verify walking distances from specific projects to stations, so measure these yourself.

Roads and airport. I could not confirm road-by-road travel times or the distance to the airport in this check. The metro plans below are the better-documented link to the airport. Test the commute at your own peak hours before deciding.

Schools, hospitals and shopping

Shopping is the easiest to document. Saket has Select Citywalk and DLF Avenue, which sit next to each other. Select Citywalk's nearest station is Malviya Nagar. In Vasant Kunj, Ambience Mall, DLF Promenade and DLF Emporio share one complex. Reports differ on its nearest station, naming Vasant Vihar on the Magenta Line or Chhatarpur on the Yellow Line, and one guide rates metro access there as weak.

Hauz Khas is known for its closeness to IIT Delhi. AIIMS has its own Yellow Line station. I could not verify the full list of schools and hospitals, or their distances, so none are listed here. Check the schools' admission rules, including any catchment or distance criteria, and the hospitals' emergency access at your shortlisted address.

Civic matters buyers should check

Water. The Delhi Jal Board runs supply. Vasant Kunj is fed from a reservoir linked to the Sonia Vihar treatment plant. Reporting notes decades of trouble there, with shortages in summer and some sectors at the tail end of the network. Planned cuts also happen. In February 2026 reservoir cleaning affected Vasant Kunj and Chhatarpur. In July 2026 pipeline work hit parts of South and Lutyens' Delhi, including Greater Kailash. Ask residents about supply hours, tanker use and borewell dependence.

Power. I did not verify area-wise power reliability. Ask the seller for recent bills and the sanctioned load.

Approvals and land status. Many Delhi homes sit in unauthorised colonies. In April 2026 the government said 1,511 of 1,731 such colonies would be regularised on an as-is, where-is basis. Colonies in restricted zones such as ridge areas are excluded. Applications opened on the MCD SWAGAM portal from 24 April 2026. As of 31 March 2026, about 40,000 conveyance deeds or authorisation slips had been issued. One secondary site gives 31 October 2026 as the application deadline. I could not confirm that officially, so check the current rule. Confirm that any colony you consider is on the official list and that the seller's papers match.

Litigation and stalled projects. I found no verified, area-wide data on these. Search court records and the Delhi RERA register for the specific project and the land parcel.

Infrastructure underway or planned

  • Aerocity-Tughlakabad (Golden Line): a 23.6 km line with 15 stations, mostly underground, which will pass through Vasant Kunj, Chhatarpur and Saket. One station list names Vasant Kunj Sector-D, where DDA Bhawani Kunj is located. Tunnel breakthroughs were reported in 2025. A report from about five months ago said it was likely to open by the end of 2026. An older source expected March 2026. It is not open as far as I found, so treat dates as uncertain.
  • Phase 5A: in December 2025 the Union Cabinet approved extensions for Aerocity to Airport Terminal 1 and Tughlakabad to Kalindi Kunj. They are approved but not built.
  • Ridge clearance: one secondary source says the Golden Line needed Ridge Management Board approval and tree removal. Expect disruption near works.

Who it suits and things to check before buying

South Delhi suits buyers who want to stay within Delhi, value metro access and established markets, and can accept patchy water and crowded roads in some pockets. Ready-to-move stock suits those who want to inspect the flat before paying. Browse new projects in South Delhi and flats for sale in South Delhi. Examples include Godrej South Estate in Okhla and Risland Sky Mansion in Chhatarpur.

  • Check the title chain, and the occupancy or completion certificate, for any ready-to-move flat.
  • For DDA and CGHS flats, confirm allotment, transfer rules and society membership papers.
  • Ask about water source, supply hours and maintenance dues.
  • Check whether the address lies on a planned metro alignment, and expect construction disruption.
  • Visit at peak traffic times and in the evening.
