North Delhi locality guide
Where it is and how it is laid out
'North Delhi' means different things depending on who is using it. As an administrative district, it has its headquarters at Alipur. It is bounded by the Yamuna and Central Delhi on the east and North West Delhi on the west, and it has three subdivisions: Model Town, Narela and Alipur. The Wikipedia page for the Delhi division says its district figures predate a 2026 administrative reorganisation. District boundaries may therefore have changed, so confirm the current revenue district for any address you are considering.
Property portals use the term more loosely. The North Delhi homes on ADiHomes are mostly in Rohini sectors 9, 13 and 24. On ADiHomes as of October 2026, there are 41 live projects, and all 41 are ready to move. Revenue records in the sources I checked place Rohini in North West Delhi, so do not assume the district name on a listing matches the paperwork.
Rohini is a planned DDA sub-city of about 3,015 hectares and roughly 860,000 residents. It is expected to grow to 7,548 hectares. Narela is a further DDA sub-city of 9,866 hectares on the Haryana border. Wikipedia puts it about 30 km from central New Delhi, although a 2022 news report said over 40 km. The older, low-rise colonial-era areas of Civil Lines and Model Town sit much closer to the city centre.
Connectivity
Metro
Rohini's Red Line stations are Rithala (the current western terminus), Rohini West (serving Sectors 6 and 10), Rohini East (Sectors 8 and 14) and Madhuban Chowk/Kohat Enclave. Further north, the Yellow Line has Rohini Sector 18, 19 (opened 10 November 2015) and Samaypur Badli. Madhuban Chowk gained a Magenta Line platform on 8 March 2026, according to Wikipedia. A Square Yards guide puts Rithala within roughly 0-2 km of Sectors 5, 7, 9 and 11, and Rohini West within about 0-1.5 km of Sectors 6 and 10. These are third-party estimates, so measure from the exact building. Civil Lines has its own Yellow Line station and is close to Kashmere Gate, an interchange for three lines.
Roads and airports
Bhagwan Mahavir Marg links Rohini to the Outer and Inner Ring Roads, according to a local-listing site. Narela sits just off the Grand Trunk Road. I could not verify expressway links or airport travel times for this guide. Test the real drive at your own commute hours before deciding.
Schools, hospitals and shopping
Hospitals: Rajiv Gandhi Cancer Institute and Research Centre is in Sector 5, Rohini. It has more than 500 beds, and a metro-area listing places it near Rohini West station. Other hospitals include Jaipur Golden Hospital (Sector 3), Dr Baba Saheb Ambedkar Hospital (Rohini) and Bhagwan Mahavir Hospital near Madhuban Chowk/Pitampura. Listings differ on the exact addresses of the last one, so check before relying on it for emergencies.
Schools: One neighbourhood guide names Delhi Public School and Jindal International School among Rohini's prominent schools. I could not verify admission rules or distances from specific projects, so check these directly.
Shopping: Metro Walk mall and the Adventure Island amusement park are in Sector 10, next to Rithala station. A nearby mall, Unity One, is listed close to Rohini West station.
Civic matters to check
I could not find reliable, area-specific information on water supply or power reliability. Ask the society and neighbours about summer water pressure, outages and any pending bills.
Narela has a well-documented history of unsold DDA housing. A Lok Sabha reply gave 62,801 flats built there, 31,314 allotted and 31,487 unsold. The Delhi Lieutenant Governor's office has linked slow sales to weak connectivity, health services and security. DDA's Nagrik Awaas Yojana 2026 opened 1,944 LIG flats in Narela Sectors G-7 and G-8 on 27 March 2026, with a 25% discount reported. Schemes and eligibility change, so check DDA's own site.
Parts of the wider area also have unauthorised colonies. A 2022 report said ownership-rights work had stopped in 80 such colonies in the 'O-zone'. I could not confirm the current position. If a home is in an unauthorised colony, ask a lawyer to check the title, land-use status and registration route. I found no area-wide litigation or stalled-project list, so do project-level checks, including court-case searches.
Infrastructure underway or planned
The main project is the Rithala-Narela-Nathupur (Kundli) Red Line extension under Delhi Metro Phase 4. The Union Cabinet approved it in December 2024. It is 26.463 km long with 21 elevated stations and a cost of Rs 6,230 crore. The stated target is four years from sanction, which points to around late 2028.
Construction is still at an early stage. On 31 August 2026, a trade site reported a tender for an elevated section between UER-II and Bawana Industrial Area with 10 stations. A second package covering Narela stations, including G-6, G-7 and G-8, has a bid window of 15-22 October 2026, with bids opening on 23 October. That second package is reported with a 36-month completion period, from a secondary source. Given these dates, treat the end of 2028 as uncertain and do not plan around a firm opening date.
Who it suits and what to check
Rohini suits buyers who want a planned, metro-served suburb with ready homes. It particularly suits those who work along the Red or Yellow Lines. Flats for sale in North Delhi and new projects in North Delhi show the current listings. Our Rohini guide and Narela guide cover each area in more detail. Narela may suit buyers who accept a long commute for ready stock. For that, they should weigh the metro timeline above and the unsold DDA inventory.
Examples of ready-to-move homes in Rohini include Akash Ganga Apartment (Sector 24) and Shri Sai Baba Apartment (Sector 9). These are not recommendations. Verify each on site.
- Walk from the building to the nearest metro station and time it.
- Check the title chain, the society's papers, and any DDA conveyance or transfer requirements.
- Ask about water, power and maintenance dues with current residents.
- Confirm the revenue district and the property's legal status.
- Compare against asking prices on the project page, since this guide gives no price figures.
