Greater Noida West Sectors Compared: A Sector-by-Sector Buyer’s Guide

Contents
Greater Noida West, still called Noida Extension by most brokers and residents, is often discussed as if it were one neighbourhood. It is not. It is a cluster of planned sectors under the Greater Noida Industrial Development Authority (GNIDA), each with its own mix of builders, project ages, road access and legal history. Two flats at the same price can sit in very different situations depending on whether they are in a mature Gaur City tower, a mid-2010s society in Sector 1, or a fresh launch in Techzone 4. This guide walks through the main sectors one by one so you can shortlist by location and product, not just by brochure.
If you want the everyday liveability picture (water, power, school clusters, commute) or the detailed story of flats still awaiting registry, ADiHomes has separate guides on both. Here the focus is narrower: how the sectors differ from each other, and what that means for your choice.
How Greater Noida West is laid out
The area sits between Noida’s Sector 121 and 70s belt to the west, Ghaziabad’s Crossings Republik and NH-24 (NH-9) to the north, and Greater Noida’s Knowledge Park zones to the south-east. The planned residential sectors are numbered (Sector 1, 2, 3, 4, 10, 12, 16, 16B, 16C) and sit alongside Techzone 4, a zone originally planned for IT/ITES use that also carries a large number of group housing projects. Between and around these sectors are old village settlements such as Bisrakh, Shahberi and Patwari, whose abadi land is not part of the planned sector grid.
The main movement spine is the Noida–Greater Noida West link road that runs from Noida through Gaur Chowk (also called Kisan Chowk or Char Murti Chowk) and on towards Ek Murti and Greater Noida. The 130-metre road connects the area to Greater Noida’s core, and roads towards Shahberi and Crossings Republik link it to NH-24 and the Delhi–Meerut Expressway.
Sector-by-sector comparison
The table below summarises each sector using the projects already listed on ADiHomes as representative examples. Builder names are shown for identification only; inclusion is not a recommendation, and each project’s status, possession and registry position must be checked individually.
| Sector / zone | Character | Representative projects on ADiHomes | Key point to check |
|---|---|---|---|
| Sector 1 | The densest cluster on our database, with a mix of 2010s mid-segment societies and newer premium launches | ACE City, ATS Rhapsody, ATS Destinaire, Stellar Jeevan, Supertech Eco Village 1, Earthcon Casa Royale, Sobha Rivana, Arihant One | Wide age range: older towers may have registry or maintenance issues, newer ones carry construction risk |

Reading each sector in more detail
Sector 1: the broadest choice
Sector 1 holds more projects on ADiHomes than any other Greater Noida West sector, ranging from mid-2010s societies by ACE, ATS, Stellar, Supertech and Earthcon to recent premium entries such as Sobha Rivana. That spread is useful because you can compare a ready resale flat and a new launch within the same sector. The flip side is uneven quality: some older projects were built by developers who later ran into financial trouble, so the same sector contains both well-run societies and ones with long-pending registries.
Sector 4 and Sector 16C: the Gaur City townships
Gaur City 1 (Sector 4) and Gaur City 2 (Sector 16C) are large multi-avenue townships with their own retail, schools and community facilities nearby, and they create the strongest “lived-in” feel in the area. Because there are thousands of flats, there is always resale and rental stock, which helps price discovery. Density is the main trade-off: towers are close, internal roads get busy, and the Gaur Chowk junction is the area’s best-known bottleneck.
Sectors 10 and 12: the middle ground
These two sectors combine established societies such as Mahagun Mantra with a newer wave of launches, including Godrej Majesty and Eldeco La Vida Bella in Sector 12. Buyers who want a more recent construction standard without going to the outer edge often look here. As many projects are still being built, RERA progress reports matter more than sample-flat finishes.
Sectors 16 and 16B: older stock, sharper due diligence
Sector 16 and 16B were among the earlier pockets to be developed. They offer larger societies and generally older inventory. Some projects here are fine; others have dealt with stalled construction, insolvency proceedings or unpaid authority dues. If you are buying resale in these sectors, the registry and no-dues position of the specific tower decides whether you get a clean title.
Techzone 4: newer launches on IT-zone land
Techzone 4 was planned as an IT/ITES zone but now carries a long list of group housing projects. It is where many recent budget and mid-segment launches sit. Ask the developer to show the allotment and approved layout so you understand the land-use basis of the project, and check that the RERA registration covers the exact phase you are buying.
Village pockets: Shahberi, Bisrakh and others
Low-rise buildings and so-called “society” flats on abadi or agricultural land inside village pockets are not the same as GNIDA-sector projects. Shahberi in particular became known for unauthorised buildings. A low price in such a pocket usually reflects missing approvals, and banks often will not lend. Treat these as a separate, higher-risk category.
Connectivity and infrastructure status (as of October 2026)
| Project | Status | What it means for sectors |
|---|---|---|
| Aqua Line (Noida Metro), Sector 51 station | Built and operating; nearest metro for most of the area | Residents rely on road or feeder transport to reach Sector 51/52 |
| Metro from Noida Sector 61 to Greater Noida West Sector 4 (Gaur Chowk), about 8.4 km, five stations reported (61, 70, 122, 123, GNW Sector 4) | Proposed: Public Investment Board cleared it on 22 July 2026; Union Cabinet approval was still awaited in September 2026 reports; construction reported to take about four years after it starts | Would mainly help Sector 4 and the Gaur Chowk area; the earlier longer route to Knowledge Park V has been cut back |
| Gaur Chowk underpass (about 700 m) | Under construction; slab completed by September 2025, opening has slipped more than once | Should ease through traffic between Noida and Ek Murti once open |
| Shahberi double-decker flyover (about Rs 900 crore, reported) | Proposed / early stage; reports differ on whether work has begun | Would ease the link towards Crossings Republik and NH-24 |
| Noida International Airport, Jewar | Built: domestic commercial flights began on 15 June 2026; reached via Greater Noida and the Yamuna Expressway | An indirect benefit; distance is still significant |
As of October 2026: infrastructure timelines in this area have repeatedly shifted. Before paying a premium for a “metro-facing” flat, check the latest NMRC and GNIDA announcements rather than relying on a broker’s map.
Social infrastructure across the sectors
- Retail: Gaur City Mall and the Gaur City Center at Gaur Chowk serve as the main organised retail hub, with smaller high streets inside the townships.
- Schools: private schools cluster in and near the Gaur City townships, Sector 16B/16C and Knowledge Park V; visit and verify affiliation yourself.
- Healthcare: private multispeciality hospitals operate within Greater Noida West, including in Sector 16C, with bigger tertiary care in Noida.
- Utilities: water supply and dependence on borewells differ by sector and society; power is supplied by NPCL, with backup run by each society.
Product mix: what you will find
Almost all inventory is high-rise apartments: 2 BHK and 3 BHK flats dominate, with 3 BHK plus study and 4 BHK in newer premium projects, and compact 1 BHK or studio units in some older and budget projects. Villas and plots are rare inside the planned sectors. Older societies usually quote ; RERA-era projects must disclose , so compare like with like.
Step-by-step: shortlisting a sector
- Step 1: Decide your commute anchor (Noida office belt, Delhi via NH-24, Greater Noida) and drive it at peak hour from each shortlisted sector.
- Step 2: Choose ready versus under-construction. Ready stock is concentrated in Sectors 1, 4, 10, 16, 16B and 16C; newer launches lean towards Sector 12, parts of Sector 1 and Techzone 4.
- Step 3: For each project, open the UP RERA page and read registration validity, quarterly progress and complaints.
- Step 4: For resale, ask whether the flat’s sub-lease or is registered. If not, ask why and whether the builder has paid the authority dues needed for registry.
- Step 5: Visit at evening and on a weekend to see water pressure, parking, lifts and traffic at the society gate.
- Step 6: Compare actual registered prices of resale flats in the same tower, not only listing prices.
What to check: red flags by sector type
- Older societies (Sectors 16, 16B, parts of 1 and 4): pending registry, unpaid authority dues, insolvency proceedings against the developer, unresolved transfer to the .
- New launches (Sector 12, Techzone 4): RERA registration only for some towers, possession dates far beyond the RERA date, heavy or assured-return offers.
- Township avenues (Gaur City 1 and 2): tower-wise OC dates, maintenance charges and backup tariffs, parking allocation.
- Village pockets: no GNIDA-sanctioned building plan, no RERA registration, loans refused by banks.
Pros and cons of Greater Noida West

- Families wanting newer construction: Sector 12, Sector 10 or the newer Sector 1 projects.
- Buyers betting on the metro: the Sector 4/Gaur Chowk area, while accepting that approval and construction are still years away.
- Investors seeking rent: large townships with steady tenant demand, keeping in mind yields in NCR are modest.
Frequently asked questions
Which is the best sector in Greater Noida West?
There is no single best sector. Sector 1 offers the widest choice, Gaur City 1 (Sector 4) and Gaur City 2 (Sector 16C) are the most lived-in, Sectors 10 and 12 have many newer projects, and Techzone 4 has many recent launches. Pick by commute, ready versus under-construction, and the specific project's registry and RERA position.
Is there a metro station in Greater Noida West in 2026?
No. As of October 2026 the nearest station is Sector 51 on the Aqua Line. A shortened 8.4 km line from Noida Sector 61 to Greater Noida West Sector 4 (Gaur Chowk) was cleared by the Public Investment Board in July 2026 but still needed Union Cabinet approval, and construction is expected to take about four years once it begins.
Which sectors have Gaur City?
Gaur City 1 is in Sector 4 near Gaur Chowk, and Gaur City 2 is in Sector 16C. Both are large multi-avenue townships with many towers, so check tower-wise OC dates and maintenance terms.
Is Techzone 4 a residential area?
Techzone 4 was planned as an IT/ITES zone but contains many group housing projects. Ask the developer to show the allotment and approved layout, and confirm the project's UP RERA registration covers your tower or phase.
Are flats in Shahberi or Bisrakh village safe to buy?
Buildings on village abadi or agricultural land are not GNIDA sector projects and often lack sanctioned plans or RERA registration. Banks frequently refuse loans. Treat them as high risk and verify approvals independently before paying anything.
