Haryana clears Rs 1,662 crore civil works package for Gurugram Metro Phase 2 to Cyber City

What was approved
On 1 October 2026 the Haryana government cleared a civil construction package worth about Rs 1,662 crore for Phase 2 of the Gurugram Metro (the Millennium City Centre-Cyber City line being built by Gurugram Metro Rail Limited). Phase 2 is a 15.3 km elevated stretch with 14 stations running from Sector 9 through old Gurugram to DLF Cyber City. The tender was expected to be floated soon after the approval.
Where the line stands
- Phase 1 (Millennium City Centre to Sector 9, about 15 km): the first pile was cast in Sector 45 in February 2026, and piling and pier work are progressing along the Southern Peripheral and Sector Road alignment.
- Phase 2 (Sector 9 to Cyber City): utility shifting was ordered in mid-2026; civil works will follow the tender award.
- Interchanges planned: Millennium City Centre (Delhi Metro Yellow Line), Subhash Chowk, Hero Honda Chowk, Sector 5 and DLF Cyber City (Rapid Metro), with a future link to the Namo Bharat corridor.
Reports differ on target dates; some put Phase 1 completion in 2027 and others in 2028.
What it means for property prices
The new line is the first mass-transit route through the southern sectors of Gurugram and old Gurugram, areas that have depended on roads. Areas likely to see the most interest include:
- Sectors 45-57 and Sohna Road around Subhash Chowk.
- Old Gurugram colonies around Sector 4, 5, 9 and 10, where builder floors and plotted homes dominate.
- Palam Vihar and Sector 22-23 near the Cyber City end.
Metro-led price gains usually happen in steps – at approval, at visible construction and at opening. Old Gurugram has already seen some anticipation, so buyers should not assume all the upside is still ahead.
What to check
- The actual station location and distance from the property on GMRL’s alignment plan – a “near metro” label can mean 2 km.
- Construction-phase disruption on your access road over the next two to three years.
- For builder floors in old Gurugram, the building plan approval and occupation certificate for each floor.
Buyers should also note that the Phase 2 cost estimate and timelines may change once bids are received; a World Bank-linked financing review has been part of the process, and reports have put the total Phase 2 cost far above the civil package alone.
