Where it is and how it is laid out

Vasant Kunj is in south-west Delhi and is a large colony built by the Delhi Development Authority (DDA). The residential area has five sectors, A to E. Each sector is split into pockets, and pockets into blocks. That is why addresses read like "Sector B, Pocket 9".

The Delhi Ridge (South-Central Ridge) and the Sanjay Van forest surround the area. Nearby areas include Chattarpur, Saket, Malviya Nagar, Mahipalpur and Lado Sarai.

Connectivity

Roads and airport

Main roads include Nelson Mandela Marg, Vasant Kunj Road, NH 48 and Acharya Shree Tulsi Marg. One portal puts Indira Gandhi International Airport about 7.3 km away. Actual distance and travel time depend on your pocket and the hour. The same portal lists Mahipalpur at about 3.8 km.

The Dwarka Expressway starts from NH-48 at Shiv Murti in Mahipalpur and runs to Kherki Daula in Gurgaon, as an alternative to the Delhi–Gurgaon section of NH-48.

Metro

Vasant Kunj has no metro station inside it today. Residents use stations such as Vasant Vihar (Magenta Line) and Chhatarpur. I could not find reliable, sourced walking or driving distances to these stations. Please check the route from the specific pocket you are considering.

A Vasant Kunj station is planned on the Golden Line (Aerocity–Tughlakabad). In June 2025 DMRC reported a tunnel breakthrough at Vasant Kunj station, on a 1,550 m stretch between Kishangarh and Vasant Kunj. I found no confirmed opening date in the sources I checked, so please treat any date you hear as unconfirmed and check with DMRC.

Schools, hospitals and shopping

The Japanese School New Delhi is in Sector A, Pocket B and C. A cluster of schools sits inside one DDA colony in the area, including Masonic Public School, Shemrock Kindergarten and Vasant Valley School. Admission rules, catchments and distances vary, so check each school's own criteria.

Fortis Flt. Lt. Rajan Dhall Hospital is at Sector B, Pocket 1, Aruna Asaf Ali Marg, and lists 24x7 emergency. Sources disagree on its bed count (one page shows 200 and the same page also says 162), so confirm directly. The Institute of Liver and Biliary Sciences and New Delhi Children's Hospital & Research Centre are also in Vasant Kunj.

DLF Promenade, Ambience and Emporio are the large malls, all on Nelson Mandela Marg. Vasant Square Mall is tucked further inside the colony.

Civic matters to check

Water

Water supply is the issue buyers mention most. A reservoir near Sector B, Pocket 1, fed by the Sonia Vihar plant, supplies Vasant Kunj and feeds nine smaller underground reservoirs. A Delhi Jal Board (DJB) official has described sectors D6, C6, C8 and C9 as tail-end areas. Reporting in 2022 said the long-running water trouble had eased after the Sonia Vihar connection, except for summer shortages.

Disruptions still happen. DJB announced reservoir flushing in February 2026 that affected Sectors A, B and C. Vasant Kunj was among the areas named in the June 2024 heatwave shortage. Ask the RWA and current residents about supply hours, pressure and tanker use in your pocket.

Power

I did not find sourced, area-specific information on power. Ask the seller for recent electricity bills, the sanctioned load and any pending dues.

Approvals, litigation and stalled projects

• Maharishi Dayanand CGHS: ThePrint reported the society as one of Vasant Kunj's long-unfinished projects, meant for 181 families. It was caught in a legal battle with DDA before it formally took shape. Around 70 members reportedly stopped paying, which slowed construction. ADiHomes lists it as ready to move, so ask for proof of completion, possession status and any pending cases before going further. Details are on its ADiHomes project page.
• High-rise dispute: In June 2026 the Delhi High Court upheld approval for a private group housing project in Vasant Kunj and dismissed petitions from the Vasant Kunj RWA and a neighbouring educational institution. I could not confirm whether an appeal has been filed. Separately, residents protested approval for three 10-storey towers on land the forest department had certified as part of the Ridge.
• Ridge land: A School of Planning and Architecture campus off Nelson Mandela Marg was stuck as of August 2023 for lack of forest department approvals. The status may have changed since then.

Infrastructure underway or planned

The one item I could verify is the Golden Line station mentioned above. It is under construction, and its opening date is unconfirmed. Check DMRC announcements before relying on it for a buying decision.

Who it suits and what to check before buying

Vasant Kunj suits buyers who want a planned, greener South Delhi colony with road access to the airport, Gurgaon and large malls. It is less suited to anyone who needs a metro station within walking distance today.

The ADiHomes projects here include DDA Flats Sector B Pocket 9 and DDA Flats Sector E Pocket 2. ADiHomes also lists DDA Saraswati Apartment, but its page address points to Patparganj, East Delhi. Confirm its exact location on the listing.

• Ask for the title or allotment papers, DDA conveyance or transfer documents, and a clear chain of ownership.
• For society (CGHS) flats, check membership records and any pending cases.
• Confirm the completion or occupancy status and whether any dues are pending.
• Visit at different times of day to test water pressure, parking and traffic.
• Check the pocket's distance to the metro, your child's school and your workplace.
