What happened
Ashiana Housing said on 11 February 2026 that it had converted expressions of interest (EOIs) into 242 confirmed bookings worth about Rs 767.23 crore at Ashiana Aaroham, its new project in Gurugram. Our listings place the project in Sector 80.
- Saleable area booked: about 5.03 lakh sq ft.
- Phases 1 and 2: 364 apartments in total.
- Theme: a “kid-centric” residential community, following Ashiana’s earlier child-focused and senior-living projects.
- EOI conversion began on 7 February 2026 and was still going on at the time.
The company said this took its booked area value past Rs 2,000 crore for the financial year.
Context
Ashiana is better known for senior-living and mid-segment projects outside NCR; in Gurugram our listings include Ashiana Amarah (Sector 93) and Ashiana Silver Crest. Aaroham’s average ticket – about Rs 3.2 crore per home by our calculation – shows the company moving into Gurugram’s premium segment.
Sector 80, on the NH-48 side of New Gurugram, has seen several premium launches in 2026, including Trehan IRIS’s Omara, alongside existing projects such as Eldeco Fairway Reserve.
About EOIs
Many 2026 Gurugram launches have started with EOIs – refundable payments collected before full sales open, often before or around RERA registration. HRERA Gurugram warned in August 2026 against pre-launch marketing and booking in unregistered projects. An EOI gives limited rights; only a booking on a registered project, followed by an agreement for sale, gives a buyer full RERA protection.
What to check
- The HRERA registration number for the phase and its completion date.
- Whether your EOI has converted into an allotment letter and agreement for sale, and on what price.
- Carpet area and the specification annexure.
- Ashiana’s delivery record on Ashiana Amarah and its other NCR projects.
Buyers who placed an EOI but did not convert to a booking should confirm in writing that their refund has been processed, and within what time, as the terms of EOIs vary from developer to developer.
Themed projects such as child-focused communities usually add specific facilities – play areas, activity rooms, safe drop-off zones – and sometimes programmes run by the developer. Ask whether those programmes continue after the residents’ association takes over, and who pays for them.
