What DDA announced

By a circular dated 18 August 2026, the Delhi Development Authority added 1,287 flats in Narela to its Nagrik Awas Yojana 2026:

  • 790 MIG (middle-income) and 497 HIG (higher-income) flats in Pockets 3 and 4.
  • A 25% discount on the price.
  • First-come, first-served booking from 12 noon on 28 August 2026, as per a corrigendum dated 27 August.
  • Reported discounted prices for several MIG units of about 126-140 sq m ranged from roughly Rs 73.7 lakh to Rs 81.8 lakh.

This is separate from the Karmajeevi Awaas Yojana, also in Narela, which opened on 15 August for working professionals.

Why it matters

These are large flats by Delhi standards – 126-140 sq m is roughly 1,350-1,500 sq ft of plinth area – at prices that work out well below private projects in Delhi, Gurugram or Noida with similar space. The trade-off is location: Narela is far from Delhi’s main employment centres, and DDA has had trouble selling flats there for years, which is why it keeps adding discounts.

The two schemes together put more than 2,500 discounted ready flats in Narela on the market in August 2026. That is a lot of supply for one sub-city, which may also cap resale values for some time.

Who might consider it

  • Families wanting a large, ready flat with clean government title in Delhi on a limited budget.
  • People working in north Delhi, Narela-Bawana industrial areas or Sonipat.
  • Less suitable for buyers who need quick resale or strong rental income.

What to check

  • The official DDA notice for eligibility, payment schedule and cancellation terms.
  • Whether the price is on plinth area and what extra charges apply.
  • Condition of the block, water supply and the status of nearby roads and metro work.

How first-come, first-served works

Unlike DDA’s older lottery schemes, these flats are allotted to whoever completes booking first, subject to eligibility. Popular pockets and floors can go within hours of opening. Buyers should complete registration, document upload and any registration fee in advance, compare pockets beforehand and decide on a preferred floor and orientation, so they are not choosing under time pressure once the window opens. Read the cancellation rules carefully, because forfeiture terms apply if a buyer withdraws after booking.
