Gaurs buys about 35 acres in YEIDA Sector 18 from ICICI Bank for around Rs 700 crore

The deal
At the end of August 2026, Gaurs Group acquired three land parcels adding up to about 35 acres in Sector 18, Yamuna Expressway (YEIDA area) from ICICI Bank for roughly Rs 700 crore. The land had come to the bank as a lender, which is why it was sold by a bank rather than by the authority or a farmer.
The group said it intends to develop a residential project on the largest, roughly 24-acre parcel. Reports noted that launches depend on clearing pending dues on the land, including external development charges and additional farmer compensation owed to the authority.
Why it matters
- Sector 18 is close to YEIDA’s new residential pockets – it is the same sector where the authority’s RPS-10 plotted scheme offered plots in 2026, and it is a short drive from the airport.
- Stressed land is coming back into play. Large tracts along the Yamuna Expressway were tied up with lenders after earlier developers defaulted. Their sale to active builders is one way the belt is being revived.
- Gaurs is building a big Yamuna Expressway pipeline, alongside Gaur Alaris in Sector 22D and the land it has bought in Noida Sectors 129 and 150.
What it means for buyers
Any project here is likely 12 months or more away, since the dues have to be settled and plans approved before UP RERA registration. Land previously stuck with lenders can carry legal and dues baggage; that is exactly what YEIDA checks before it releases maps and permits registries.
For those considering YEIDA plots in Sector 18, more group housing next door means more density and, eventually, better retail and schools nearby – but also more traffic on the sector roads.
What to check later
- The UP RERA registration and whether YEIDA has issued a no-dues or approved the building plan.
- Whether additional farmer compensation and external development charges for this land have been paid to YEIDA.
- The developer’s delivery record on its last two or three projects.
The deal also shows that land prices on the Yamuna Expressway have reset upward since the airport opened. When a bank-owned parcel sells at around Rs 20 crore an acre, new projects on it are unlikely to be priced at the old Yamuna Expressway levels.
