What happened

Gaurs Group reported on 9 October 2026 that Gaur Alaris, its project in Sector 22D on the Yamuna Expressway, was fully sold. All 1,088 apartments were booked for a total of about Rs 1,800 crore. The project was announced in early August, so the sell-out took roughly two months.

  • Site: about 12 acres (11.8 acres in the launch announcement), eight towers of up to 34 floors.
  • Average ticket: roughly Rs 1.65 crore per flat (our calculation from the reported totals).
  • Launch price: from about Rs 1.32 crore; unit sizes of roughly 1,500-2,000 sq ft were announced.

The company did not give a breakdown of sizes, final prices or how many bookings have moved to registered agreements.

Why it matters

A sell-out of more than a thousand homes in a non-luxury price band is rare in NCR in 2026, when overall sales volumes have been flat and most strong launches have been in the Rs 5 crore-plus segment. It suggests real demand on the Yamuna Expressway at prices of about Rs 1.3-2 crore, helped by the start of flights at Noida International Airport in June and Gaurs’ brand recognition from Gaur City and Gaur Yamuna City.

It also tells other developers that Yamuna Expressway buyers will pay well above older price levels. Expect more launches in Sectors 22A, 22D and 18-20 over the next year, and higher asking prices in resale.

What it means for buyers

  • If you booked: make sure your booking moves to a registered agreement for sale on time, and keep track of the RERA completion date for your tower.
  • If you missed it: early resale (transfer) offers in a sold-out project often come with a premium and a developer transfer fee. Compare with ready flats in nearby Sector 22D societies.
  • Speculative demand: part of any quick sell-out is investor buying. When many investors hold units, resale supply at possession can weigh on prices and rents.

What to check

  • The UP RERA registration number (it starts with UPRERAPRJ) and the completion date for the tower or phase you are offered.
  • The authority’s lease and dues position for the plot – unpaid land dues have been the main reason for registry delays in Noida and Greater Noida.
  • Price per square foot of carpet area, not only super area.
  • Transfer rules and fees before buying an allotment from an existing buyer.
