What was approved

A UP government order dated 31 July 2026 approved Rs 943.37 crore as the remaining seed capital for 2026-27 for Harnandipuram, the new township being developed by the Ghaziabad Development Authority (GDA) under the state’s urban expansion and new city promotion scheme.

  • Area: about 500 hectares (reports range from about 501 to 541 hectares).
  • Villages: eight – Mathurapur, Shamsher, Champat Nagar, Bhanera Khurd, Nagla Firoz Mohanpur, Bhovapur, Shahpur Nij Morta and Morta.
  • Status: work on a first phase of about 48 hectares is under way.
  • Planned facilities: roads, water, sewerage, power, rainwater harvesting, green areas and community facilities.

Earlier reporting said GDA initially tried to buy land directly from farmers, offering compensation at four times the circle rate and a share of developed plots, before moving towards formal acquisition when direct purchase was slow.

Why it matters

Harnandipuram is GDA’s first large new township in about two decades. Ghaziabad’s existing growth areas – Raj Nagar Extension, Indirapuram, Crossings Republik and Siddharth Vihar – are mostly private group housing. A planned authority township could add plotted housing and authority flats at lower prices, along with planned roads and services.

What it means for buyers

  • Authority schemes typically sell plots or flats through registration and lottery or first-come schemes; watch GDA’s official notices.
  • The township is several years from being habitable. Land acquisition and infrastructure come first.
  • Agricultural land and unapproved colonies near the notified villages are already being marketed. Land inside a notified scheme cannot be freely developed by private sellers.

What to check

  • Whether a plot offered privately falls inside the Harnandipuram boundary or the Ghaziabad master plan’s approved zones.
  • GDA’s own scheme brochures for prices, eligibility and payment terms when sales open.
  • Road access from the township to NH-9, the Delhi-Meerut Expressway and the Namo Bharat stations in Ghaziabad.

Ghaziabad’s place in the NCR market

Ghaziabad has drawn more attention in 2026 as Gurugram and Noida prices climbed, with mid-segment buyers looking at Raj Nagar Extension, Siddharth Vihar and the areas near the Delhi-Meerut Namo Bharat line. A planned authority township could eventually offer an alternative to private projects in these areas, but buyers should compare the timeline for Harnandipuram’s roads and services with ready options available today.
