NCRTC awaits Cabinet nod for Delhi-Gurugram-Behror Namo Bharat corridor

Where things stand
The National Capital Region Transport Corporation (NCRTC), which runs the Delhi-Meerut Namo Bharat line, said in October 2026 that it expects the Union Cabinet to approve two more regional rapid rail corridors soon: Delhi-Gurugram-Behror (part of the longer Delhi-Gurugram-SNB-Alwar route) and Delhi-Panipat-Karnal. Both are still under technical and financial appraisal by the Centre, and NCRTC has started preparatory work while it waits.
Background
- Delhi-Meerut remains the only operational Namo Bharat corridor; it received central approval in 2019.
- The Delhi-Gurugram-SNB corridor was shortlisted under the PM Gati Shakti master plan in 2023, and NCRTC moved to appoint a general consultant for it in 2025.
- NCRTC has also submitted detailed project reports for further links, including Ghaziabad to Noida International Airport.
- Separately, Haryana approved the alignment of a roughly 64 km Gurugram-Faridabad-Noida rapid rail corridor in February 2026.
Why it matters for Gurugram property
The Gurugram line is planned along the NH-48 spine through Gurugram and Manesar before heading towards Rewari, Behror and Rajasthan. For housing, the biggest change would be for the Manesar, Sector 76-89 (New Gurugram) and Dharuhera belts, which today rely entirely on the highway for commuting to Delhi.
Until the Cabinet approves the project and civil contracts are awarded, the line is a plan rather than a certainty. Price effects so far are largely in brokers’ pitches.
What buyers should keep in mind
- A Cabinet approval is the first hard milestone; construction typically takes five years or more after that for a corridor of this length.
- Station locations can shift during final design. Do not pay a premium for “RRTS-facing” property until station sites are notified.
- Check the HRERA completion date of any project being sold on the strength of future transit – possession and the transit line are unlikely to arrive together.
How the Meerut line changed values
The Delhi-Meerut Namo Bharat line offers a reference point. Property interest picked up first around stations in Ghaziabad and Modinagar once construction was visible, and then again when sections opened. Gurugram’s case is different because the city already has a dense road network and a metro, so the biggest relative gain would be in outer areas such as Manesar and the Dharuhera belt rather than in the city core. Buyers should also expect fare and travel time, not just distance to a station, to decide how useful the line is for daily commuting.
