The airport is open

After several missed deadlines, Noida International Airport (NIA) at Jewar started commercial operations on 15 June 2026. The Union Civil Aviation Minister inaugurated operations, and the first scheduled flight was an IndiGo service. The Directorate General of Civil Aviation had issued the aerodrome licence on 6 March 2026.

  • Capacity: phase 1, with one runway and one terminal, is built for about 12 million passengers a year.
  • Airlines in the first phase: IndiGo, Akasa Air and Air India Express, with domestic routes.
  • International flights: airport officials have said they expect them to begin later in 2026; at the time of writing we have not seen confirmation of a start date.

Why it matters for property

The airport has been the single biggest driver of land and housing prices along the Yamuna Expressway for five years. Now that it is operating, the market will start testing which expectations were realistic.

Areas to watch

  • YEIDA sectors 18, 20, 22A, 22D and 24A – group housing and plotted sectors nearest the expressway, where Gaurs, ACE, Eldeco and others have launched projects.
  • Noida Sectors 150-151 and Greater Noida’s Pari Chowk belt – established areas with a reasonable drive to the airport.
  • Industrial and logistics zones around the airport, which drive rental demand from employees.

Airports usually raise prices more for commercial land and rentals than for distant residential plots. Until airport-linked jobs and the planned Film City, data centres and industrial clusters actually fill up, rental yields on new Yamuna Expressway apartments may remain modest.

What buyers should check

  • Actual driving distance to the terminal, and road access – several connecting links, such as the EPE-Yamuna Expressway interchange, were still being completed in 2026.
  • Noise contours: homes very close to the flight path can face height and noise restrictions.
  • Whether a project’s land dues to YEIDA are clear; many earlier Yamuna Expressway projects were stuck on dues and farmer compensation.
  • Rental demand evidence (occupied flats, rents achieved) rather than brochure promises.

Reading the price signals

Asking prices along the expressway rose well before the first flight, so part of the airport effect is already in today’s prices. Buyers comparing projects should look at completed transactions and rents in societies that are already occupied, rather than at brochure claims about appreciation. A ready flat with residents and a functioning maintenance body is a very different proposition from a plot or tower that will take four or five years to deliver.
