Noida and Greater Noida Real Estate Trends: October 2026 Update

Contents
Noida and Greater Noida attract a lot of confident claims. Some rest on government approvals and published data. Others come from marketing material. This update covers what we could confirm as of 20 October 2026. Where something is still changing, or sources disagree, we say so.
The headline is simple. The airport is open, one metro extension is approved, and another is still unconfirmed. Industry data shows far fewer new launches in the Noida belt than a year ago. None of this guarantees price growth, and we do not make that claim.
Noida International Airport at Jewar: what is confirmed
The airport timeline has now been confirmed by official and news sources:
- 6 March 2026: the DGCA granted the aerodrome licence. It covers domestic flights and cargo, and the airport is licensed for all-weather operations.
- 28 March 2026: Phase 1 was inaugurated.
- 15 June 2026: commercial operations began. IndiGo ran the first scheduled service, arriving from Lucknow. Akasa Air began the next day.
Air India Express postponed its planned launch from the airport. IndiGo has said it plans to connect Jewar with more than 16 cities over time. Route lists change often, so check the airport’s own website before planning around a particular connection.
Phase 1 is modest. It has one runway and one terminal, with capacity for about 12 million passengers a year. The full four-phase build is meant to reach 70 million. The airport sits roughly 75 km from Delhi along the Yamuna Expressway.
Two points are still moving:
- International flights. The licence issued in March covers domestic and cargo operations. We did not find a confirmed international start date, so treat any such date as unconfirmed.
- The airport’s name. The Uttar Pradesh Cabinet reportedly approved a proposal on 9 October 2026 to rename it after the Prime Minister. Expect signage and listings to change.
An airport opening does not tell you what a flat will sell or rent for. We found no independent price index for the Yamuna Expressway since opening day. If you are looking at that belt, start with our Yamuna Expressway guide.
What the latest market data shows
The best recent dataset we could verify is ANAROCK’s Q2 2026 (April to June) report. It shows a market where few new homes are launching.
| Q2 2026 (ANAROCK) | New launches | Sales |
|---|---|---|
| NCR overall | 11,205 units (down 40% from 18,760) | 13,365 units (down 6% from 14,255) |
| Noida and Greater Noida | 2,140 units (down 72%) | Down 20% |
Two readings are possible:
- For NCR as a whole, sales outran launches, and available inventory stayed roughly flat at about 89,000 units. ANAROCK’s vice chairman described the region as supply-constrained.
- For the Noida belt, the picture is weaker. Launches fell sharply and sales also fell 20%, which ANAROCK flagged as the most pressured sub-region in NCR that quarter.
A secondary site summarising the same report says NCR average prices rose about 13% over the year. That is an NCR-wide figure, not a Noida one, and we could not check it against ANAROCK’s own report. Do not apply it to a specific sector.
We could not verify two claims that circulate widely. One is that apartment prices along the corridor “nearly tripled” in five years. The other is that prices will rise a further 20-30%. Past figures vary by source and micro-market. Forecasts are opinions. Treat both with caution.
Plot rates: use official benchmarks, and watch the units
Plot prices online are hard to compare because sites mix per-square-metre and per-square-yard rates. One square metre is about 1.196 square yards. So Rs 36,260 per sq m works out to about Rs 30,300 per sq yd.
The cleanest official benchmark is a YEIDA scheme. RPS-10/2026 opened on 6 April 2026 with 973 residential plots in Sectors 15C, 18 and 24A. The rate was revised from Rs 35,000 to Rs 36,260 per sq m, and the draw was held on 18 June 2026. The scheme is closed.
This is an authority allotment rate, not a resale price. Here is what it meant in rupees, before any location charges, stamp duty or registration costs:
| Plot size | Calculation | Approximate base cost |
|---|---|---|
| 162 sq m | 162 x 36,260 | Rs 58.74 lakh |
| 200 sq m | 200 x 36,260 | Rs 72.52 lakh |
| 290 sq m | 290 x 36,260 | Rs 1.05 crore |
YEIDA is reportedly preparing further schemes, including one called RPS-10A. Reports say it may cover around 1,500 plots, but the price was described only as indicative. Wait for the official brochure before budgeting.
Metro: what is approved and what is pending
Two separate proposals are often confused. The table separates them.
| Project | Status as we could verify it |
|---|---|
| Aqua Line (existing) | 29.7 km, 21 stations, running since January 2019 |
| Sector 142 to Botanical Garden | Approved by the Union Cabinet in February 2026. 11.56 km, eight elevated stations, estimated Rs 2,254 crore, four-year timeline |
| Sector 51 to Greater Noida West | Not confirmed as fully approved. Reports conflict on the latest stage (see below) |
Sector 142 to Botanical Garden
This link matters for Noida Expressway residents. Botanical Garden would become an interchange with the Delhi Metro’s Blue and Magenta lines. Once it opens, Noida and Greater Noida’s metro network would total 61.62 km.
The cost has been reported consistently at about Rs 2,254 crore. The earlier Noida Metro document puts it at Rs 2,254.35 crore. The four-year timeline is an estimate, and metro projects often run late. Today, Aqua Line riders switch to the Blue Line by walking between Sector 51 and Sector 52. A pedestrian walkway links the two stations.
If you are weighing homes in that belt, our Noida Expressway guide covers the sectors in detail.
The Greater Noida West link: sources disagree
Greater Noida West still has no metro station inside the township. The nearest is Sector 51.
The history is tangled. The UP Cabinet approved a longer 17.4 km plan to Knowledge Park V in November 2024. The current push is for a shorter first stretch of about 7.5 to 8.4 km, depending on the report. Station lists and costs have changed between plans.
The latest status is unclear:
- A Square Yards explainer, updated in October 2026, says the extension was with the Public Investment Board as of July 2026. It adds that construction would take about two years after approval, which points to access around 2028-29.
- An undated trade report says the board cleared the corridor in July. It says the file then went to the Prime Minister’s Office, with Cabinet approval expected.
We found no confirmation that the Union Cabinet has given final approval. Until it does, treat 2028-29 as a best case. If a flat is marketed as “next to the metro”, ask the builder for the current official alignment and station name. Our Greater Noida West guide has more local context.
Luxury launches on the Noida Expressway
Recent coverage describes expanding luxury housing in Sectors 150, 151 and 152. Much of it reads like press-release material and leans on NCR-wide numbers. Those numbers, such as 13,365 sales against 11,205 launches, do not show luxury demand on the Expressway itself.
Treat “new launch” labels carefully. Many projects marketed as new are already registered and under construction. Check the registration date and construction progress on the UP RERA portal yourself.
The real cost of a flat: a worked example
The advertised price is rarely the final price. We could not verify a single published “typical” add-on figure. The table below is a template using assumed numbers for arithmetic only. Replace them with the figures in the builder’s actual cost sheet.
| Item (illustrative) | Assumption | Running total |
|---|---|---|
| Base price | Rs 1.50 crore | Rs 1.50 crore |
| Parking, club and location charges | Rs 10 lakh | Rs 1.60 crore |
| GST, stamp duty and registration | Assume 10% of the total so far (Rs 16 lakh) | Rs 1.76 crore |
| Interiors and move-in costs | Rs 15 lakh | Rs 1.91 crore |
On these assumptions, the all-in cost is about 27% above the base price. Your numbers will differ. The point is to get every line in writing before you pay a booking amount.
Stalled projects and registries
Revival is happening, but unevenly.
- Noida Authority, January 2026. Media reports say it decided to continue relief for stalled projects even where developers had not deposited the full 25% of recalculated dues. About 57 projects were reported under rehabilitation. These are Noida figures, not Greater Noida West figures.
- Sports City, April 2026. Reports say the Authority’s 222nd board meeting lifted the long-running registry freeze on Sector 150 projects. This is subject to conditions on developer dues and on completing the promised sports facilities.
- Older data shows the pace. In April 2024, only about 3,350 of roughly 1.15 lakh stalled flats under the Kant relief package had been registered across the three authorities. That data is old, but it shows why an approval is not the same as a registry.
If you are considering a revived project, check four things:
- The occupancy certificate status.
- Whether registries are actually being done.
- How much construction is complete on site.
- The project’s cash position and RERA quarterly filings.
Unlocked registries can also add resale supply. That may keep prices steady rather than lift them. You can compare options in our new projects in Greater Noida West listing.
Buyers, tenants and investors: what to do
- Separate approval from completion. A cabinet nod is not a running train. An inauguration is not a finished neighbourhood.
- Verify on the UP RERA portal. Check the registration, the promised possession date and any extensions.
- Ask for the all-in price in writing, using the template above.
- Match location to your commute. If your office is in Noida, current road access may matter more than a metro due in 2029.
- Tenants: we found no reliable rental index for the post-airport period. Compare several live listings for the same sector before agreeing to rent, and check the distance to the nearest operating metro station.
- Investors: no source we found can guarantee price growth, and forecasts differ widely. Weak sales in the Noida belt in Q2 2026 are a reminder that demand is not uniform.
What we could not confirm
- Final Union Cabinet approval for the Greater Noida West metro extension.
- Any independent price index for the Yamuna Expressway since the airport opened.
- A confirmed start date for international flights from Jewar.
- The final rate and size of YEIDA’s next plot scheme.

Frequently asked questions
Is Noida International Airport at Jewar open?
Yes. It received its DGCA aerodrome licence on 6 March 2026, was inaugurated on 28 March, and began commercial operations on 15 June 2026 with IndiGo, followed by Akasa Air. Phase 1 has one runway and one terminal, with capacity of about 12 million passengers a year.
Has the Greater Noida West metro been approved?
Not finally, as far as we could confirm. Reports say the extension from Sector 51 went before the Public Investment Board in July 2026, and one trade report says it was cleared. We found no confirmation of final Union Cabinet approval.
When will the Sector 142 to Botanical Garden metro be ready?
The Union Cabinet approved the 11.56 km line in February 2026 with an estimated four-year timeline. That is an estimate, and metro projects often run late.
Are new housing launches rising in Noida and Greater Noida?
No. ANAROCK reported that Noida and Greater Noida launches fell 72% year on year to 2,140 units in Q2 2026, and sales in the micro-market fell 20%.
What was the YEIDA plot rate in RPS-10/2026?
The revised rate was Rs 36,260 per sq m, up from Rs 35,000. A 200 sq m plot therefore had a base cost of about Rs 72.52 lakh before location charges, stamp duty and registration. The scheme's draw was held on 18 June 2026, so it is closed.
Will property prices rise because of the airport?
No source can guarantee that. Forecasts of further gains are opinions, and we found no independent price index for the Yamuna Expressway since the airport opened.
How do I check if a Noida or Greater Noida project is legitimate?
Search the project's registration number on the UP RERA portal and check the promoter, the approved plan, the possession date and the quarterly progress reports. Also ask about the occupancy certificate and whether land dues to the authority are cleared.
