Buying a Home on Dwarka Expressway, Gurugram: A 2026 Buyer’s Guide

The Dwarka Expressway has become one of the most searched home-buying corridors in Delhi NCR. The road is now open, but several things around it are still being built or are only proposed. This guide covers what is confirmed, what is not, and what to verify before you pay a booking amount.

Where the corridor runs

The expressway starts on NH-48 at Shiv Murti, Mahipalpur in Delhi and ends on NH-48 at the Kherki Daula toll plaza in Gurugram. Sources quote the length differently, from about 27.6 km to about 29 km, so treat the exact figure as approximate.

In Gurugram, the elevated stretch passes through Sectors 102 to 106 and 109 to 113. A road bridge over the Delhi-Rewari rail line sits at Sectors 99 and 37D, and the Pataudi Road (NH-352W) meets the expressway near Harsaru. Property sites often describe the belt as Sectors 99 to 115, and the sector lists differ between them. Check on a map how far your specific tower is from an actual entry or exit ramp.

For a wider view of the area, see our Dwarka Expressway guide. If you are also weighing the neighbouring belt, the New Gurgaon guide is a useful comparison.

Is the expressway fully open?

The main carriageway is open. Some supporting works are not confirmed as finished.

  • Gurugram stretch: The roughly 19 km Haryana section was inaugurated in March 2024 and carries traffic.
  • Delhi stretch: The 10.1 km Delhi section, including the 5.1 km airport tunnel connection, was inaugurated in August 2025. Reported tunnel lengths vary between sources.
  • Service roads: The state approved 15.3 km of service roads on both sides in March 2024. A June 2026 property-site report said over 70% of the groundwork was done, with an opening targeted for September. I could not find an official confirmation that this has opened, so ask GMDA or the developer for the current position.
  • Drainage: Sectors 112 to 115 have had waterlogging. A 7.59 km drainage system costing about ₹32.8 crore was approved, with a target of around May 2026. Completion is unconfirmed. If you are looking in those sectors, visit during or just after rain.
  • Last-mile roads: One property guide says internal and last-mile roads remain inconsistent, with unpaved access roads in Sectors 108 to 113. Check the sector you are considering on site.

There is also talk of extending the expressway. As of May 2026, a proposed extension to Mayapuri Ring Road was only a master-plan proposal by the airport operator, with funding and approvals still under discussion. Do not price it into a purchase.

Metro: what is planned and what is not

Metro access is the biggest open question on this corridor.

On 5 September 2025, the Union Housing and Urban Affairs Minister and the Haryana Chief Minister laid the foundation stone for a 28.5 km Gurugram metro corridor with 27 stations. An additional 1.85 km line is planned to link Basai Village with the Dwarka Expressway. The cost is reported at about Rs 5,500 crore.

Opening dates differ between property sites, and I could not find an official date. Treat any “2027” or “2028” claim as unconfirmed until the metro company or the state government announces one.

The Delhi side is less clear. The nearest operating station is Dwarka Sector 21 in Delhi. One site calls a Blue Line extension towards Kherki Daula confirmed for 2026-27. Another says extending metro links into Gurugram sectors under DMRC’s Phase IV is still under deliberation as of 2026. Because these accounts conflict, do not assume a station will be near your sector.

Circle rates and costs

The Gurugram administration’s proposed 2026-27 collector (circle) rates rose by up to 67 per cent in Sectors 104 to 115. Those were proposals, with objections open until 30 March. Check the final notified rates for your sector, since they can affect your registration costs. Ask your lawyer to confirm the rate and the charges that apply to your deal.

HRERA checks before you book

Haryana runs a separate RERA authority for Gurugram district, alongside the one for the rest of the state, and both use haryanarera.gov.in. Pick the Gurugram authority, then:

  1. Search the project under Registered Projects by project name, promoter name, or registration number.
  2. Match the names. The promoter on the certificate should match the entity on your allotment letter and agreement.
  3. Check validity. Confirm the registration is active and note the “valid up to” date. Some registrations have been extended.
  4. Check the phase. Builders sometimes register only part of a township. Confirm your tower or phase is covered.
  5. Note the declared possession date. This is the date to rely on, not the brochure date.
  6. Read the quarterly progress reports the builder uploads.
  7. Check the negative lists. The Gurugram portal has separate sections for lapsed projects and for defaulter, cancelled or suspended projects.
  8. Search complaints and orders against the promoter. The portal has complaint-status and judgment search tools.

Be wary of “registration applied for” or pre-launch pitches that ask for money. One Gurugram buyer guide says taking money before registration is illegal. Take legal advice if you are asked to pay in that situation.

Occupation certificate (OC) status of older projects

Many projects here were launched years ago, and some are only now being delivered. One property guide notes that Sectors 99 to 103 saw a large number of launches between 2012 and 2018, and some of those projects faced delays and are only now delivering. If you are looking at a ready or resale home, the OC is your first document to ask for.

Do not stop at “OC received”. Ask these questions:

  • Is it for the whole project or a part? In an earlier crackdown, DTCP officials said OCs had been issued partly while whole apartments were occupied. Make sure your tower is covered.
  • Do the basics exist on site? A 2026 report described a buyer in a Sector 102 project who got possession in 2024. He found the entry gates, clubhouse, drainage and power backup unfinished, even though the OC was issued. The report adds that Haryana authorities are now cracking down on this. Walk the whole society, not just the sample flat.
  • Are fire, structural and environmental clearances in place? DTCP has named fire NOC, structural safety and environmental compliance as prerequisites for an OC.
  • Is the power supply permanent? An older report said some societies along the expressway were running on temporary connections and diesel generators. Ask for the permanent connection status.
  • What is the building’s condition? The Tribune has reported that an 87-year-old woman was injured when plaster fell from the 20th floor of a Sector 93 society along the expressway. DTCP issued notices to the developers concerned. For an older building, look at balconies, stairs and common walls, and ask the RWA about pending complaints.

For plots and builder floors, note that Haryana introduced a scheme under which architects can grant OCs for houses on individual plots in licensed plotted colonies. The Tribune has reported cases where such OCs were obtained despite violations. Check the sanctioned plan against what is actually built.

Other things to verify

  • Licence and approvals: Ask for the DTCP licence and sanctioned building plans, and match them to what you are shown.
  • Title and dues: For resales, get a lawyer to check the chain of title, society dues and any pending maintenance claims.
  • Maintenance: Ask for the current charges and what the sinking fund holds.
  • Drainage and access: Check the road, drain and entry situation at the exact site, as noted above.
  • Price claims: Property sites quote very different price and appreciation figures for this belt. Compare registered sale deeds and current listings for your sector instead, and do not rely on anyone’s return promise.

The bottom line

The road is open, but the metro, service roads and drainage are works in progress or only planned. Treat HRERA registration and a verified OC as the minimum, then inspect the place yourself. When you are ready to compare homes, you can search all properties on ADiHomes. For a different price and lifestyle point, the Golf Course Road guide covers the established side of Gurugram.
