Delhi-Mumbai Expressway Real Estate: What It Means for Sohna and Faridabad

Contents
If you are looking at a flat in Sohna or Faridabad, you have probably seen ads that use the Delhi-Mumbai Expressway as the main selling point. The road is real and parts of it are open. But what it does for a particular address depends on how close that address is to an interchange. It also depends on what is still unfinished.
This guide is written as of 20 October 2026. It separates what has been built and confirmed from what is projected. It also shows which pockets of Sohna and Faridabad gain real access, and where you should ask more questions before paying a booking amount.
Where the expressway stands today
The full expressway is about 1,350 km long and is still under construction, though partly operational. The first stretch, Sohna to Dausa, opened on 12 February 2023, and later sections have opened since. The most recent openings listed on the project page are in Gujarat, in January and April 2026.
Completion dates for the whole route keep moving. One tracker says the project is delayed, with an early 2028 target. Another says an 87 km patch in Gujarat is not expected before 2027-28. Treat any “fully open by” date in a brochure with caution. For a Sohna or Faridabad buyer, though, the Delhi-to-Rajasthan end is the part that matters most, and that part is already open.
The Delhi link: DND-Faridabad-KMP
The link that matters most for Faridabad is a 59 km, six-lane, access-controlled expressway (NH-148NA). It runs from the DND Flyway to the KMP Expressway at Khalilpur in Nuh district. It is built in three parts: about 9 km from Delhi to Jaitpur Pushta, about 24 km on to Faridabad, and about 26 km from Faridabad to the KMP.
- The southern part (Faridabad Sector 62/65 to Khalilpur) is the oldest. It was opened to traffic in May 2023.
- The 24 km Faridabad stretch was opened to the public on 12 November 2024.
- The last 9 km into Delhi opened on a trial basis in August 2026. About 8.5 km of it is elevated.
The trial is expected to run for about a month before formal commissioning. We could not confirm a formal commissioning date, so check NHAI’s announcements before you plan around it.
How Sohna and Faridabad actually connect to it
Sohna
Sohna is where the main expressway begins on the Haryana side. The Sohna Elevated Corridor is a 21.65 km, six-lane, access-controlled road. It runs from Rajiv Chowk in Gurugram to the Sohna end of the Delhi-Mumbai Expressway. So a buyer in Gurugram can reach the expressway through Sohna. The access is only as good as the traffic on that corridor.
Faridabad
Faridabad connects through the DND-KMP link, not through the main alignment. Reported entry and exit points include Sectors 14, 17, 30, 2, 8 and 65, plus Kail Gaon near Ballabhgarh. Treat that list as a starting point and confirm it against the NHAI interchange plan. The Faridabad section is also described as having around six entry and exit points, so the number of access points varies by source.
Which pockets gain access: a quick comparison
This table is our reading of the sources above. It is not an official ranking, and distances to the nearest interchange should be checked on a map.
| How it connects | Status | What to verify | |
|---|---|---|---|
| Sohna town and sectors near the elevated corridor end | Direct link to the expressway start via the Sohna Elevated Corridor | Open | Distance to the nearest ramp, and the toll on the corridor |
| Sohna Road, Gurugram | Reaches the expressway through the elevated corridor, which is about 21.65 km long | Open | Your actual drive time at peak hours |
| Central Gurugram (Golf Course Road and similar) | Indirect. The expressway mainly helps trips towards Sohna and Rajasthan | Open | Whether you will actually make long trips south |
| Faridabad Sectors 62/65 and nearby | Close to the DND-KMP link and the start of the Jewar spur | Open; spur under construction | Distance to the nearest interchange and spur progress |
| Faridabad sectors along the 24 km stretch | Faster trips towards Delhi’s DND Flyway | Open; Delhi end on trial | Service-road access and local traffic |
| Greater Faridabad (Neharpar) | Depends on the road to the nearest interchange | Varies | Last-mile roads and the master-plan timeline |
You can browse these areas on the ADiHomes Sohna Road guide and the Neharpar (Greater Faridabad) guide.
Realistic effect 1: travel time
Travel time is the clearest benefit, and mostly for Faridabad. A report on the new 9 km Delhi link says the trip from Faridabad to the DND Flyway could take around 20 minutes, against more than 30 minutes on the existing Ashram-Badarpur route. Another report puts the weekday trip via Mathura Road or Kalindi Kunj at around 50 to 60 minutes. These are estimates, and the Delhi link has only just opened for trials.
Worked example (illustrative): Suppose you drive from Faridabad to the DND Flyway on 22 working days a month. If the new route saves 30 minutes each way, you save 30 × 2 × 22 = 1,320 minutes, or 22 hours a month. At 40 minutes saved each way, it is about 29 hours. Your own saving will depend on where you start, the time of day, and whether you are going to the DND Flyway or further into Delhi. Test the route yourself at your usual hour before you buy.
For Sohna, the gain is on long trips. Cost is part of this. A toll of about ₹500 for light vehicles is quoted for Sohna-Dausa, though other sources quote ₹500 to ₹535. NHAI revises toll rates periodically, usually each April, so check the current rate before budgeting. The Sohna Elevated Corridor has its own toll. One report gave the one-way car toll as ₹125 after a hike. We could not confirm today’s rate. If ₹125 still applied, a daily round trip over 22 days would cost 125 × 2 × 22 = ₹5,500 a month. Check the current rate before using that figure.
Realistic effect 2: logistics jobs
Logistics is the second real effect. Warehouses want to be near highways, and the Sohna-Faridabad belt sits inside the KMP loop. One large park on the Sohna-Faridabad Road describes itself as a location within the KMP loop. A warehouse park’s marketing page is not independent evidence, but it does show that this kind of supply is being built in the area.
Warehouse jobs do not automatically mean demand for apartments. Here is what we can say:
- Warehouse and driver jobs tend to create demand for rental housing and affordable units. They do not tend to create demand for premium flats.
- Workers often live where rents are low, not next to the warehouse. The benefit may spread across several nearby localities.
- We found no official job count for the Sohna or Faridabad stretch. Some articles say the corridor will generate millions of jobs. That figure covers a 1,350 km corridor across six states, not your locality.
The hype to discount
- “Delhi to Mumbai in 12 hours.” This is a projection for the finished route. It is often quoted as a cut from around 24 hours to nearly 12. It says very little about your commute.
- “Guaranteed appreciation.” No road guarantees a price rise. Prices depend on supply, builder delivery, jobs, and the local market.
- “20 minutes to Delhi” from anywhere in Faridabad. The 20-minute figure is for a particular trip on the Delhi link, and the link was only on trial as of late August.
- “Fully complete by 2026.” Parts of the main route are still behind schedule. The early 2028 target above is one tracker’s view, not an official date.
What the price data shows in Sohna
Price claims in Sohna are inconsistent. Some broker blogs say prices on Sohna Road have risen 74% since 2021, with annual growth of 8 to 15%. A market-data write-up from September 2026 shows a different picture. It lists Sohna town at about ₹9,800 per sq ft, up 4.3% over twelve months, and Sohna Road at about ₹15,550, down 0.3%. It also notes that Sohna Road and Sohna town are two different markets and should not be averaged. A property portal’s average for Sohna was about ₹10,100 per sq ft. These numbers come from different methods and dates, so use them only as rough guides.
| Item | Sohna town | Sohna Road, Gurugram |
|---|---|---|
| Asking price per sq ft (one data source) | ₹9,800 | ₹15,550 |
| 1,000 sq ft flat at that rate | ₹98 lakh | ₹1.555 crore |
| Difference | About ₹57.5 lakh, or roughly 59% more on Sohna Road | |
Worked example: At those asking rates, a 1,000 sq ft flat costs ₹98 lakh in Sohna town and ₹1.555 crore on Sohna Road. The difference is ₹57.5 lakh. The expressway is not the only reason for that gap. Location, builder, age of the project and Gurugram’s address all matter. Do not assume that buying cheaper means the gap will close.
If you are comparing options, see the ADiHomes list of new projects in Sohna Road. Compare the price per sq ft with similar projects, not with the highest or lowest number in a blog.
The Faridabad-Jewar spur: promising but not finished
The Faridabad-Jewar spur starts at Faridabad Sector 65 and heads to Jewar. The Cabinet approved a revised cost of ₹3,630.77 crore in March 2026. The government describes the 31.42 km corridor as giving high-speed access from South Delhi, Faridabad and Gurugram to Jewar. About 11 km of it will be elevated. A Cabinet note summary mentions a 24-month construction period.
On timing, treat claims carefully. A tracker says the original June 2025 target was missed, and NHAI now aims for April 2027. That is a target, and we could not confirm it from an NHAI notice. Reported travel time between Faridabad and Jewar after completion is 20 to 25 minutes. Until the spur opens, it is a plan, not a commute.
A checklist before you buy
- Measure the distance to the nearest interchange on a map, then drive it at peak hours.
- Ask for the RERA registration and check the promised delivery date against construction on site.
- Check the toll on your daily route and add it to your monthly budget.
- Ignore price-per-sq-ft claims that do not name a date or source. Compare similar projects.
- Look at the real demand in the area: rental listings, resale activity and existing residents, not only launches.
- Re-check project status on NHAI before you commit, since several dates have shifted.
For Faridabad, start with the ADiHomes list of new projects in Faridabad and compare them against the access points above.
Bottom line
The Delhi-Mumbai Expressway matters for Sohna and Faridabad, but in specific ways. Faridabad gets a faster route towards the DND Flyway once the Delhi link is formally commissioned. Sohna sits at the start of the main expressway, which helps long trips south and west. Logistics growth is plausible, though the job numbers are unproven. Prices are not guaranteed to follow. Buy for how the home will work for you, then treat any expressway effect as a bonus.
Frequently asked questions
Is the Delhi-Mumbai Expressway fully open?
No. It is about 1,350 km long and still partly under construction. The Sohna-Dausa section opened on 12 February 2023, but some sections further south are still being built, with completion dates that have moved more than once.
Does the Delhi-Mumbai Expressway pass through Faridabad?
Faridabad connects through the 59 km DND-Faridabad-KMP link, which joins the main expressway at Khalilpur in Nuh district. The 24 km Faridabad stretch opened in November 2024, and the final 9 km into Delhi opened on trial in August 2026.
How much time will the expressway save between Faridabad and Delhi?
Reports suggest about 20 minutes from Faridabad to the DND Flyway on the new link, against 30 minutes or more on the Ashram-Badarpur route and 50 to 60 minutes on some weekday routes. These are estimates, and the Delhi link was still on trial.
Will property prices in Sohna rise because of the expressway?
Nobody can guarantee that. Broker blogs report strong gains since 2021, while a September 2026 market-data write-up shows Sohna town up 4.3% and Sohna Road down 0.3% over twelve months. Check recent resale and rental data for your exact project.
What is the status of the Faridabad-Jewar expressway?
It is under construction. The Cabinet approved a revised cost of ₹3,630.77 crore in March 2026, and one tracker reports an April 2027 target. We could not confirm this date from an official NHAI notice, so treat it as uncertain.
What is the toll on the Sohna-Dausa stretch?
Sources quote roughly ₹500 to ₹535 for a car, with higher amounts for heavy vehicles. Toll rates are revised periodically, usually in April, so check the current rate with NHAI or your FASTag provider.
Will the expressway create jobs near Sohna and Faridabad?
Warehousing and logistics activity is likely to grow near expressways, and large logistics parks are already being built in the Sohna-Faridabad belt. We found no official job figure for these two areas, so be careful with large job numbers in marketing material.
