Alpha, Beta and Gamma Sectors of Greater Noida: A Buyer’s Guide

Alpha, Beta and Gamma Sectors of Greater Noida: A Buyer's Guide
Contents

If you are looking at homes in Greater Noida, you will quickly run into names like Alpha 1, Beta 2 and Gamma 1. The names look odd at first. They make sense once you know how the city was planned.

This guide covers the Alpha Beta sectors of Greater Noida along with the neighbouring Gamma sectors. It explains how they are laid out, what kind of homes each offers, how you reach Pari Chowk and Knowledge Park, and what to budget. Price figures are snapshots from public listing data, so treat them as starting points rather than quotes.

How the Greek-letter sector layout works

Greater Noida is a planned city managed by the Greater Noida Industrial Development Authority (GNIDA). Its sectors are named after letters of the Greek alphabet. Roads are wide with service lanes, and cabling and utilities were built underground, according to the general city overview on Wikipedia. Alpha, Beta and Gamma are among the oldest sectors. Newer ones such as Delta, Mu, Xi, Omicron and Tau came later.

Sector lists differ a little from site to site. A commonly used list shows Alpha I to III, Beta I and II, and Gamma I to III, though some references only list Gamma I and II. Each sector is further split into blocks. The Alpha 1 metro station, for example, sits in Block E of Alpha I.

The neighbours matter when you are comparing locations. Gamma 1 is bordered by Gamma 2 to the east, Beta 1 to the south, and Knowledge Park I and III to the west. Gamma 2 has Gamma 1 to the west, Delta III to the east and Beta II to the south. So the Alpha–Beta–Gamma cluster sits close to the Pari Chowk and Knowledge Park area, with Delta beyond it.

Plotted homes vs group housing

Most buyers in these sectors choose between two formats. One is an independent house or builder floor on an authority-allotted plot. The other is a flat in a group housing society. Public listing data shows both exist here. Alpha 1, for example, has apartments, villas, independent floors and plots. Beta is described as mostly villas, apartments and land.

Point Plotted (house / builder floor) Group housing (flat)
What you get A share in or ownership of an individual plot, built up as a house or floors A flat inside a society, with shared land and facilities
Title Plot allottees sign a lease deed with the Authority Flats on Authority land are generally sold through a sub-lease
Typical ticket Plot-driven, so often well above ₹2 crore in these sectors Often under ₹1.5 crore for 2–3 BHK, based on listings
Main checks Allotment letter, lease deed, no-dues, transfer permission UP RERA registration, project approvals, sub-lease papers
Upkeep You manage construction, repairs and upgrades yourself Maintenance charges and society rules apply

Pari Chowk and nearby areas have long had group housing societies, with gated layouts, clubhouses and security, as property press coverage has noted. Plotted pockets in Alpha, Beta and Gamma tend to feel more like low-rise neighbourhoods with markets close by.

Leasehold, not freehold

Authority plots in Greater Noida are typically allotted on a 90-year lease. You hold the lease, and transfers, mortgages and sub-division follow the Authority’s rules. One 2025 legal explainer reports that, although a freehold conversion was approved in principle for Noida in 2018, no conversion scheme had been implemented. If freehold status matters to you, ask the Authority directly before relying on any promise from a seller.

Getting to Pari Chowk and Knowledge Park

Pari Chowk is the area’s best-known junction. Its metro station is in the Knowledge Park I area. Knowledge Park itself is the education cluster. Knowledge Park I borders Knowledge Park II to the west, and it hosts several colleges.

The Noida Metro Aqua Line is the main rail link. It has been running since 25 January 2019 and covers about 29.7 km. The Greater Noida stations run in this order: Knowledge Park II, Pari Chowk, Alpha 1, Delta 1, GNIDA Office and Depot. Alpha 1 is therefore the station closest to the Alpha sector, and it sits right next to Pari Chowk.

  • Alpha 1: served by its own Aqua Line station, one stop from Pari Chowk.
  • Beta 1: about 3 km from the Alpha 1 and Pari Chowk stations, per 99acres.
  • Gamma 1: about 4 km from the same stations, per 99acres.

This means Beta and Gamma residents will usually need a short auto, e-rickshaw or car ride to reach the metro. Some online sources quote the Aqua Line fare range as ₹10–₹50. Another source says it links to the Delhi Metro Blue Line through a walkway at Noida Sector 52. Check the Noida Metro Rail Corporation site for current timings, fares and interchange arrangements before you plan a daily commute.

For wider connectivity, Greater Noida is linked to Agra by the six-lane Yamuna Expressway. Noida International Airport was announced to begin commercial operations on 15 June 2026. Confirm its current status and flight options yourself, since we could not verify the situation as of today. Planned metro extensions towards Greater Noida West and the airport are described as approved or proposed, with uncertain timelines. Do not price them into a purchase today.

What do homes cost in Alpha, Beta and Gamma?

Prices vary widely by block, road width, corner position, plot size and floor. Online sources also disagree. One national portal puts Alpha 1 flats at about ₹9,000 per sq ft, while a developer’s blog quotes a much higher number for the broader Pari Chowk belt. Treat the table as a rough guide drawn from 99acres data, mostly asking prices, and verify against recent registered deals.

Sector Flats (₹ per sq ft, super built-up) Plots (₹ per sq m, asking-price average)
Alpha 1 About ₹9,000 (Jul–Sep 2026); range ₹7,200–₹10,250 About ₹17,050 per sq ft, roughly ₹1.8 lakh per sq m on our conversion
Beta (overall) About ₹7,550 (Apr–Jun 2026); range ₹6,800–₹9,200 About ₹1.75 lakh per sq m
Beta 1 Limited data About ₹1.94 lakh per sq m
Beta 2 Limited data About ₹1.77 lakh per sq m
Gamma 1 Mostly villas and land About ₹1.6 lakh per sq m
Gamma 2 Limited data About ₹1.68 lakh per sq m

Prices do not only move upwards. On 99acres, Alpha 1 flat rates were about ₹9,850 per sq ft in Oct–Dec 2025, then ₹9,500, ₹9,350 and ₹9,000 in the following quarters. Beta plot rates were also down about 7% in Jul–Sep 2026 versus the previous quarter. Short-term moves can be noisy, so look at several quarters before you form a view.

For plots, a single listing is not a benchmark, but it shows how far asking prices can go. A 100 sq m plot in Alpha 1 was listed at ₹2.3 crore in September 2026 in one property guide. Another market summary puts wider Greater Noida plot rates at ₹60,000–₹1.5 lakh per sq m, which suggests the premium sectors sit at the top of the range.

Authority rates vs circle rates vs market rates

These three numbers are often confused.

  • Allotment rate: what GNIDA charges for fresh land. In May 2026 the Authority approved a revision of about 3.58%. For the most upscale sector group (Group A), the residential rate rose to ₹51,363 per sq m. Officials noted that resale values in several prime areas had already crossed ₹1 lakh per sq m. We could not confirm which group Alpha, Beta or Gamma fall into.
  • Circle rate: the minimum value used to calculate stamp duty. One tracker lists Zone A, covering Alpha, Beta, Gamma, Delta and Swarn Nagri, at ₹32,000 per sq m for residential plots, under a 2019 notification. Another source gives a different, higher range, and a proposed rise has been reported as not yet notified. Check the current figure with the Sub-Registrar.
  • Market rate: what sellers actually ask and buyers pay. In these sectors it is well above both of the others.

Worked examples: what a purchase really costs

Example 1: a 200 sq m plot in Beta 2

This uses the asking-price average of about ₹1.77 lakh per sq m, for illustration only.

  • Deal value: 200 × ₹1,77,000 = ₹3.54 crore
  • Stamp duty at 7% (male buyer): ₹24.78 lakh
  • Registration at 1%: ₹3.54 lakh
  • Duty plus registration: ₹28.32 lakh
  • Total before brokerage, any Authority transfer charges and construction: about ₹3.82 crore

The circle-rate floor would be 200 × ₹32,000 = ₹64 lakh. Duty is charged on the higher of the deal value and the circle value, so here the deal value governs. Fresh authority land would look very different on paper: 200 sq m at ₹51,363 is about ₹1.03 crore. That gap explains why resale plots cost so much more than allotment rates, and why new authority plots are hard to get.

Example 2: a 1,200 sq ft flat in Alpha 1

  • Deal value at about ₹9,000 per sq ft: ₹1.08 crore
  • Stamp duty at 7%: ₹7.56 lakh
  • Registration at 1%: ₹1.08 lakh
  • Duty plus registration: ₹8.64 lakh, so about ₹1.17 crore all-in before other costs

Uttar Pradesh stamp duty is 7% for male buyers, 6% for female buyers and 6.5% for a male–female joint purchase, plus 1% registration. One source reports that the 6% rate for women applies only up to a property value of ₹1 crore, under a July 2025 order. Others do not mention the cap, so confirm the current rule at registration.

A due-diligence checklist for these sectors

  1. Ask for the full chain of papers. For a plot, that means the original allotment letter, the lease deed in the seller’s name, and written transfer permission from the Authority.
  2. Get a no-dues certificate. Unpaid premium, lease rent or penalties stay with the plot, so they can become your problem on a resale.
  3. Ask about transfer charges. They vary by property type and policy. A secondary source says group housing transfers in Greater Noida are capped at around 1%, but check the current circular for your asset.
  4. Check UP RERA registration for any society flat. This covers project status and possession timelines.
  5. Run an encumbrance check. This shows loans or disputes registered against the property.
  6. Check the lease terms. Look at the construction timeline and conditions, and ask your lender whether it needs the Authority’s permission to mortgage.

Who each format suits

Plotted homes in Alpha, Beta and Gamma suit buyers who want a low-rise, independent home and can afford a plot-led price. Group housing suits those who want a smaller ticket, shared amenities and a flat with less upkeep. Student and staff rentals around Knowledge Park can matter for rental demand. That depends heavily on the specific block and building, and nothing here is a guarantee of rent or resale value.

If these sectors stretch your budget, Greater Noida West is often searched as a lower-priced alternative. One portal’s 2026 data puts its average plot reference at about ₹70,476 per sq yard. The area also has a very different feel from the old planned sectors. To compare options, browse new projects in Greater Noida or filter the full ADiHomes project list by city and builder.

Final checklist before you shortlist

  • Visit at different times of day to test traffic, parking and noise near markets.
  • Measure the real distance to the nearest Aqua Line station and try the ride.
  • Compare at least three recent registered deals in the same block, not just asking prices.
  • Add 8% for duty and registration, and budget separately for brokerage and Authority charges.
  • Get the papers checked by a property lawyer before paying any token amount.

Prices, circle rates and Authority policies change often. Confirm every figure in this guide with GNIDA, the Sub-Registrar and UP RERA before you commit.

Frequently asked questions

How many Alpha, Beta and Gamma sectors are there in Greater Noida?

Commonly used lists show Alpha I–III, Beta I–II and Gamma I–III, though some references list only Gamma I and II. Sector lists vary by source, so check the Authority's map for the block you are considering.

Which of these sectors is closest to the metro?

Alpha 1 has its own Aqua Line station, next to Pari Chowk. 99acres puts Beta 1 about 3 km and Gamma 1 about 4 km from the Alpha 1 and Pari Chowk stations.

Are homes in Alpha, Beta and Gamma plotted or group housing?

Both exist. Listings show plots, villas, independent floors and apartments in Alpha 1, and mostly villas, apartments and land in Beta. Gamma 1 listings are mostly villas and land.

Are plots in these sectors freehold?

Authority plots are generally allotted on a 90-year lease, so most are leasehold. A 2025 legal explainer reports no freehold conversion scheme has been implemented, so verify the current position with the Authority.

How much stamp duty will I pay in Greater Noida?

Uttar Pradesh charges 7% stamp duty for male buyers, 6% for female buyers and 6.5% for male–female joint buyers, plus 1% registration. One source says the 6% rate for women applies only up to ₹1 crore, so confirm at registration.

What is the circle rate in Alpha, Beta and Gamma sectors?

One tracker lists Zone A, which includes Alpha, Beta and Gamma, at ₹32,000 per sq m for residential plots, based on a 2019 notification. Other sources give different ranges and mention an unnotified proposed rise, so ask the Sub-Registrar for the current figure.

Is Greater Noida cheaper than Noida?

Generally yes. A 2026 property guide describes Noida as costlier because Greater Noida is newer, with broader choice in flats and plots. Prices still differ a lot by sector and format.
