Where Sector 52 is and how it is laid out
Sector 52 sits in Central Gurugram, between the Golf Course Road belt and the older residential areas around Sushant Lok. Its best-known address is Ardee City, a gated township. Listings place it near Sector 45, Sector 51 and Sushant Lok Phase 2. Wazirabad, Indira Colony and Kanhai Colony are close by, so the area mixes planned and older, denser pockets.
Housing is mostly low-rise: builder floors, villas and a few group-housing societies. Ardee Mall is the local retail anchor, about 0.9 km away by listing data.
On ADiHomes as of October 2026, Sector 52 has 7 live projects, and all 7 are ready to move. The median asking price is ₹10,420 per sq ft, taken from 4 properties. Browse them on the new projects in Sector 52 page or the flats for sale in Sector 52 page.
Connectivity
Roads
Property portals describe access to Golf Course Road, Golf Course Extension Road, Sohna Road and NH-48. Reviewers also mention peak-hour jams at key junctions and limited parking. Test the commute at the hours you would actually travel.
Metro and rail
- Millennium City Centre (Yellow Line, formerly HUDA City Centre): about 2.5 to 3.5 km, depending on the source and your starting point in the sector.
- Sector 53-54 and Sector 54 Chowk (Rapid Metro): roughly 2.25 to 3.5 km. The Rapid Metro joins the Yellow Line at Sikanderpur.
- Gurugram railway station: listings give anywhere from about 7.5 to 11 km, so check the route yourself.
Airport
Indira Gandhi International Airport is usually listed at about 17 to 18 km. Drive time depends heavily on traffic.

Civic matters to check
Water
Water supply is a city-wide concern. In September 2026 the Punjab and Haryana High Court was hearing petitions on Gurugram's persistent potable-water shortage and falling groundwater. A hearing was listed for 1 October 2026, and I could not confirm the outcome. Earlier Tribune reports named Ardee City among areas where residents paid for tankers or faced uneven supply. Ask current residents about summer supply and pressure.
Power
A Tribune report from May 2024 quoted the Ardee City residents' association saying the local electricity feeder was overloaded and supply was intermittent. Some portal reviews say there are no power cuts. Ask about the feeder, backup and outage history for the exact building.
Authority, approvals and litigation
In May 2022 the Directorate of Town and Country Planning ordered Ardee City, among nine private colonies, to be handed to the Municipal Corporation of Gurugram. A June 2022 report said this covered plotted areas, while high-rise societies stayed with the developer. The same report said the licence for Ardee City, including a high-rise called The Residency, had been cancelled in 2021, and that the developer and its directors were booked for licence violations. I could not confirm the current status of that dispute. Ask the seller and the residents' association for the latest position.
The Tribune has also reported the municipal commissioner ordering repairs to roads and sewers, and regular cleaning, in Ardee City after residents complained. Separately, one report dated 14 October 2026 says the Supreme Court paused sealing drives in Gurugram's licensed plotted colonies for two weeks, pending a dispute between the town planning department and the municipal corporation. That is a secondary source, so check whether it affects your plot or floor.
Infrastructure underway or planned
- Gurugram Metro (Millennium City Centre to Cyber City, 28.5 km): Phase 1, from Millennium City Centre to Sector 9, is under construction. It is scheduled for completion in 2028, and the full corridor is targeted for 2029, according to Business Standard. Haryana cleared a ₹1,662 crore civil package for Phase 2 (Sector 9 to Cyber City), and the tender was due in early October 2026. Some websites quote earlier opening dates, so treat dates as subject to change. The line starts at Millennium City Centre, so it helps Sector 52 only indirectly.
- Golf Course Extension Road: the Tribune reported in May 2026 that the Gurugram Metropolitan Development Authority plans an eight-lane upgrade. It said the tender was complete and the agency mobilised. This road is nearby but not inside Sector 52.
- Sector 56 to Pachgaon metro: a detailed project report has been finalised for a 35 km, 28-station line costing ₹10,428 crore. It is still at proposal stage, with no confirmed construction date I could find.
Who it suits
Sector 52 suits buyers who want a settled, central Gurugram address with a mall, schools and hospitals within a few kilometres. It also suits those who can live with some civic wear and tear. It is mostly resale and ready-to-move stock, so it is less suited to anyone wanting a brand-new launch. For a first look at specific options, see Satguru Apartments, Parsvnath Presidency and Ardee Palm Grove Villas.
Things to check before buying
- Title, the occupation or completion certificate, and the licence history of the land.
- Who maintains roads, water and sewers for that building: the municipal corporation, the developer or the residents' association.
- Maintenance dues, the maintenance agreement and any pending charges.
- Actual water source, pressure and tanker dependence, ideally asked of neighbours in summer.
- Power load, backup and parking rights.
- Any court cases or notices on the property or colony.
- Real drive times to your workplace and school at peak hours.
