About Alwar
Overview: Alwar as a city for home buyers
Alwar is a city in eastern Rajasthan, on the Delhi-Jaipur corridor, with Delhi roughly 150 km to the north and Jaipur about 150 km to the south, according to Wikipedia. It was the headquarters of Alwar district and, by that source, had around 341,000 people in the 2011 census and an estimated 505,000 in 2024. In August 2023 the new Khairthal-Tijara district was carved out of the old Alwar district, so industrial towns such as Bhiwadi now sit in a different district from Alwar city. The Aravalli hills and Sariska Tiger Reserve lie just outside the city, which gives it a greener setting than most of the NCR.
The city is governed by the Alwar Municipal Corporation. We could not confirm the exact role of a development authority such as an Alwar Development Authority, or any list of approved colonies, from official sources. Housing here mixes older neighbourhoods such as Indira Colony, which a property portal calls one of the oldest in the city and which sits near the Delhi-Rajasthan highway, with newer private townships and plotted colonies on the outskirts. Before buying anywhere, ask the municipal corporation or the Rajasthan urban development department whether a colony is approved.
Alwar is not a satellite of Gurugram in the way Bhiwadi is. It is a district-level city with its own courts, colleges, markets and government offices. Buyers here are mostly local families, government and ESIC staff, and some people with links to the Matsya Industrial Area.
Connectivity
Alwar Junction is on the Delhi-Jaipur railway line and has train links to Delhi, Jaipur and Mumbai, according to Wikipedia. We did not verify train timings. Check IRCTC or NTES for the services that fit your schedule. By road, the city is on the Delhi-Jaipur side of Rajasthan and is linked to nearby cities by state and national roads. The article gives no highway numbers, so confirm the route on a map before testing your commute.
| Link | Approximate distance |
|---|---|
| Delhi | about 150 km |
| Jaipur | about 150 km |
| Indira Gandhi International Airport, Delhi | about 143 km |
| Jaipur International Airport | about 150 km |
| Bhiwadi | 85 to 90 km |
| Neemrana | 66 km |
There is no metro in Alwar. A rapid rail line from Delhi toward Alwar has been discussed for years, and we cover it below under infrastructure. For now, a train to Delhi or a long road drive is the realistic choice.
Schools, colleges, hospitals and shopping
Alwar has a wide spread of institutions. Raj Rishi Bhartrihari Matsya University, which was announced in the 2012-13 Rajasthan budget, has its jurisdiction over colleges across the district, and its temporary campus was in a hostel building of BSR Government Arts College. Wikipedia lists Raj Rishi College, Presidency College and the Government Law College, and Careers360 adds Matsya PG College and Government Commerce College. Schools named by Wikipedia include a Kendriya Vidyalaya, St. Anselm's Senior Secondary School and Lords International School.
| Type | Named place |
|---|---|
| University | Raj Rishi Bhartrihari Matsya University |
| College | Raj Rishi College; Matsya PG College; Government Law College |
| School | Kendriya Vidyalaya; St. Anselm's Senior Secondary School; Lords International School |
| Government hospital | Rajiv Gandhi General Hospital (district hospital, about 250 beds) |
| Medical college | ESIC Medical College, Matsya Industrial Area |
| Private hospitals | Kasturi Hospital; Khetan Hospital; Mittal Hospital (listing-based) |
The ESIC Medical College was built by 2016 and handed to ESIC in 2017. A 50-bed hospital was started there after disputes between the authorities. Private hospital names above come from an aggregator listing and should be checked directly. For the biggest tertiary needs, many families still go to Jaipur or Delhi. We did not find a verified list of large malls in Alwar, so we leave shopping out. The city has traditional bazaars and neighbourhood markets.
Property market on ADiHomes
ADiHomes has no live listings or projects in Alwar yet, as of October 2026, so we show no prices or rates. From sources outside ADiHomes, housing in the area includes plotted colonies and townships such as Ansal Town, which appears on a portal with RERA registrations in Shalimar and Tulera, and an affordable housing project that Sattva Infratech was reported to plan on about 27 acres with 4,500 units, some of which go through a state draw for economically weaker sections. Older houses and independent builder floors in established colonies are also common. These reports may be dated, so check the current status on the RERA portal. See new projects in Alwar and flats for sale in Alwar for what ADiHomes lists as it grows.
Civic matters
Water has been a long-running theme. The National Capital Region Planning Board agreed years ago to fund drinking water schemes in the Alwar area, including a supply line to Alwar city from the Chambal river costing about Rs 950 crore, within a package of Rs 1,132 crore, and a 2017 company filing reported a Rs 109.64 crore work order for reorganising the urban water supply in Alwar and Bhiwadi. We found no recent status update, so ask the municipal corporation what hours of supply a locality actually gets.
On air quality, Wikipedia notes that Alwar ranked 40th in the 2024 Swachh Vayu Sarvekshan for cities in its population category. That ranking is a clean-air-programme measure and is not a reading of daily pollution. Alwar is generally less industrial than Bhiwadi, but the Matsya Industrial Area is on the city's edge. We did not find documented flooding or stalled project problems, which does not prove their absence. Check each project's court and RERA record.
Infrastructure underway or planned
The main proposal is a regional rapid rail corridor, branded Namo Bharat, from Sarai Kale Khan in Delhi through Gurugram and the Shahjahanpur-Neemrana-Behror urban complex to Alwar. Reports describe phases: about 106 km to the Delhi-Gurugram-SNB complex, then Behror to Sotanala, then Sotanala to Alwar. Haryana approved the project in 2023, and a May 2026 report said Rajasthan and Haryana agreed to bring Rajasthan into the network. Final central sanction and construction dates were not confirmed in what we could read, so treat it as proposed. A 2025 report said officials might build only as far as Dharuhera at first.
Wikipedia also mentions a Bhiwadi airport under development, but we could not verify its status. We do not rely on it.
Pros and cons
Pros
- A proper city with its own colleges, hospitals, courts and rail junction.
- Near the Aravalli hills and Sariska.
- Direct train links to Delhi and Jaipur from Alwar Junction.
- Housing is available in several forms, from old colonies to plotted townships.
Cons
- About 150 km from Delhi, so not a daily-commute option.
- No metro, and the rapid rail line is still only proposed.
- Water supply history of shortage and long-delayed schemes.
- Unclear development authority and colony approval information in public sources.
Weigh the trade-offs honestly. Alwar offers city amenities at a distance from the NCR core, which means shorter local trips but long trips to Delhi. If you will rent the property out, remember that tenants here are mostly local employees, students at the colleges and ESIC or industrial staff, so demand depends on those groups and not on Delhi commuters. We offer no view on rents or price movement.
Who it suits
Alwar suits families who already have roots or work in the district, government and institutional employees, retirees who want a calmer city near the hills, and buyers looking for a home in a small city rather than an NCR suburb. It is a poorer fit for people who must be in Delhi or Gurugram several days a week, or who expect the rapid rail line to arrive on a fixed date.
Pre-purchase checklist
- Check the project on the Rajasthan RERA portal (rera.rajasthan.gov.in), and match the promoter, registration number and location.
- Confirm that a colony or plotted scheme is approved by the municipal or development authority, and ask for the layout plan and land-use conversion order.
- Check the district for registry, since part of the old Alwar district is now Khairthal-Tijara.
- Ask about water supply hours, borewell dependence and sewer connection.
- Have a lawyer check title, encumbrances and any court cases.
- Visit the area at different times, including the monsoon, and note road and drain condition.
- Ignore broker claims about the rapid rail line unless backed by an official notice.
