About Jaipur

Overview of Jaipur

Jaipur is the capital of Rajasthan and its largest city, known for the walled Pink City and forts. Growth over recent decades has mostly pushed south and south-west, along Tonk Road, Ajmer Road and Sikar Road. The old city sits in the north-east of today's urban area.

Planning and land development are handled by the Jaipur Development Authority (JDA), created under the Jaipur Development Authority Act 1982. JDA runs master planning, colonisation guidelines and its own plot and housing schemes; recent examples include a 2024 plot scheme of 965 plots and the Atal Vihar Yojana of 284 plots (applications closed in January 2025). Day-to-day civic services come from the city's municipal body (Nagar Nigam). We found a hint of municipal restructuring but could not confirm the current arrangement, so ask which body covers a given address.

Property guides group the main residential areas by type. Vaishali Nagar and Malviya Nagar are described as the established, premium, planned areas. Mansarovar, in the south-west, is a very large family colony made up of nine distinct sections. Jagatpura and the Ajmer Road corridor are described as newer, growing belts with a wider range of housing. These descriptions come from promotional guides, so use them as a starting point only.

Connectivity

ModeWhat to know
AirportJaipur International Airport is in Sanganer, about 12 to 13 km from the centre and roughly 30 minutes by road. It has been run by the Adani Group under a 50-year lease since October 2021 and handled over 5.4 million passengers a year in 2023-24 according to one source.
MetroJaipur Metro Phase 1 (Mansarovar to Badi Chaupar) is operating. An extension from Badi Chaupar to Transport Nagar (Phase 1C) has been reported as halted at one point, and Phase 1D, from Mansarovar towards the 200-feet bypass, had its foundation stone laid on 15 March 2024. Current status of both is unclear.
RailJaipur Junction is the main station, on the Delhi-Ahmedabad line. We did not research individual train timings; check IRCTC.
Road to DelhiThe 66.9 km Bandikui spur (about Rs 2,016 crore) joins the Delhi-Mumbai Expressway to the Jaipur Ring Road. It opened for regulated trial traffic in mid-2025, and officials said it could cut Delhi-Jaipur travel to about three hours. We could not confirm later tolling or full-opening dates.

Inside the city, the metro line is useful only along its single corridor. Most residents depend on two-wheelers, cars, autos and city buses, and traffic is heavy around the old city, Tonk Road and Sikar Road at peak hours. Check the distance from a flat to the nearest metro station before assuming it is walkable.

Schools, colleges, hospitals and shopping

HospitalNarayana Multispeciality Hospital, Pratap Nagar (Sanganer)Listed in insurance networks.
HospitalSMS HospitalThe large government hospital, referred to as a cornerstone of the city's healthcare.

We did not verify individual schools, malls or their distances. For schools, check board affiliation and the bus route to your address. For shopping, Vaishali Nagar and Malviya Nagar are described in guides as having schools, hospitals and malls close by, while the walled city is the traditional bazaar area.

Practical tip: pick a hospital and school first, then draw a circle of about 5 km around them. Jaipur is spread out, and a flat that looks close on a map can mean a long drive across crowded junctions, particularly on Tonk Road, Sikar Road and Ajmer Road during morning and evening peaks. Test the commute at the hours you will actually travel.

Property market on ADiHomes

ADiHomes has no live listings or projects in Jaipur yet (as of October 2026), so there are no ADiHomes numbers to quote. You can follow new projects in Jaipur and flats for sale in Jaipur as listings are added.

From cited sources, Jaipur offers apartments and villas in family colonies such as Mansarovar, planned premium sectors in Vaishali Nagar and Malviya Nagar, more affordable housing in Jagatpura and along Ajmer Road, and JDA-sold residential plots, some aimed at lower and middle income families and with reserved allocations for women. We give no prices or rates, because we have no current, reliable, cited figures.

Civic matters

Water

Jaipur's water supply has long depended on groundwater. A CAG audit covering 2010 found the water table had fallen by more than ten metres between 2004 and 2009, with 1,908 tube wells supplying about 345 MLD. The Bisalpur-Jaipur project brings water from Bisalpur Dam by a pipeline of about 106 km, estimated at Rs 1,100 crore, to cut that dependence. Later reports call the dam the city's main source, but figures conflict and are dated, so ask the builder and society for the actual source of supply and tanker use.

Sewage and drainage

We did not find a reliable current source on sewage treatment. Waterlogging is documented: heavy rain in August (reported around 2025) flooded parts of the walled city, Ajmeri Gate and Rambagh, and earlier reports describe waterlogging near Sikar Road, SMS Hospital and Tonk Road. Visit during or just after rain before buying.

Power, approvals and litigation

We found no cited source on power backup in Jaipur or on stalled projects, so we make no claim. Check the project on RERA and ask for the JDA or local body approvals.

Rajasthan RERA is the regulator for registered projects. Its portal lets buyers search by district, project and promoter name and also file complaints about delays or deviations from approved plans. Registration is a floor, not a guarantee of quality, so read the sanctioned plan, the possession date and the list of amenities promised in the agreement.

Infrastructure underway or planned

  • Bandikui spur to Delhi-Mumbai Expressway: opened for trial traffic in mid-2025; later status not confirmed.
  • Metro Phase 1D (Mansarovar towards the 200-feet bypass): foundation stone 15 March 2024, with cost reported around Rs 204.81 crore. No confirmed completion date.
  • Metro Phase 1C (Badi Chaupar to Transport Nagar): earlier target March 2025, later reports of a halt. Status unconfirmed.

Pros and cons

Pros

  • A state capital with an airport about 12 km from the centre.
  • A working metro line along the Mansarovar to Badi Chaupar corridor.
  • Better road link to Delhi since the Bandikui spur.
  • Strong health and technical-education institutions.
  • A range of areas from premium to more affordable.

Cons

  • Groundwater stress and dependence on one distant dam.
  • Waterlogging in heavy rain in several areas.
  • Metro covers only one corridor, and extensions are delayed or uncertain.
  • Peak-hour traffic on main arterial roads.

Overall, Jaipur works best for buyers who do their homework on one micro-market. Conditions differ sharply between the planned south-western colonies, the older central areas and the newer outer corridors, and the best-documented problems (water, drainage, traffic) vary from one pocket to another.

Who Jaipur suits

It suits families who want a large city with institutions and a heritage setting, professionals working in the south and south-west, and students and parents near MNIT or Manipal. Frequent Delhi travellers may value the road link, though you should verify its current status. Commuters who need a metro near home should check the exact distance first.

Pre-purchase checklist

  • Search the project on Rajasthan RERA (rera.rajasthan.gov.in) and note the registration number.
  • For JDA plots, ask for the allotment letter, lease deed or patta, and confirm whether the land is in the master plan.
  • Ask where the water comes from, how much is tanker supply, and where sewage goes.
  • Visit in the monsoon to see drainage at the site.
  • Measure the real distance to the nearest metro station.
  • Have a lawyer check title and encumbrances.
