About Udaipur

Overview of Udaipur

Udaipur is a lake city in the Mewar region of southern Rajasthan, built around Lake Pichola and Fateh Sagar. Tourism and education are major parts of its economy, and newer housing has spread to the south (Hiran Magri), the east and south-east (Bhuwana, Shobhagpura) and the north (Sukher). Fatehpura sits close to Fateh Sagar Lake and is described as quiet and near the centre.

Three bodies matter to a buyer. The Udaipur Municipal Corporation handles roads, street lights, sanitation and solid waste, and reported an allocation of Rs 589.77 crore for urban development works in 2026-27 (per Wikipedia, so verify). The Urban Improvement Trust (UIT), set up under the Rajasthan Urban Improvement Act 1959, develops schemes in notified areas and has been responsible for sewerage there. The Udaipur Development Authority (UDA), governed by the Udaipur Development Authority Act, 2023, oversees urban planning for the region and runs housing schemes allotted by lottery. Their roles overlap, and a 2017 city report noted this overlap, so always ask which body sanctioned a given layout. A June 2026 tender listing shows UIT Udaipur laying a water pipeline for a newly approved residential scheme at Kaladwas; this comes from a third-party aggregator.

Property guides describe Hiran Magri as a large southern suburb that grew from the late 1980s and is popular with families and students for its schools and coaching centres. Bhuwana is described as a key corridor for newer apartment and plotted projects. These are guide descriptions, not official classifications.

Connectivity

ModeWhat to know
AirportMaharana Pratap Airport (formerly Dabok) is about 22 km east of the centre, reached by NH 76. It handled roughly 1.35 million passengers in 2023-24. An expansion with a new terminal building was initiated in March 2024; scope and completion are not confirmed in our sources.
RailUdaipur City station has conventional trains to Jaipur (Intercity 12991/12992), Delhi (Chetak Express 20473/20474 to Sarai Rohilla; Mewar Express 12963/12964 to Hazrat Nizamuddin). The Udaipur-Jaipur and Udaipur-Agra Vande Bharat services were withdrawn on 14 and 15 February 2026 after low occupancy. A Vande Bharat to Asarwa (Ahmedabad) now runs six days a week, leaving Udaipur City at 6:10 am and arriving about 10:25 am, per one report.
RoadThe Chittorgarh-Udaipur road was upgraded from four to six lanes; a 2026 report says the Gulabpura to Chittorgarh section was inaugurated. Udaipur is linked to Gujarat on the NH-48 side through Shamlaji.

Within the city, travel is by two-wheeler, car, auto and bus. Lakeside and old-city streets are narrow and crowded in the tourist season, so check commute times to the school or office from each area you consider. There is no metro. The airport is a long way out compared with Jodhpur or Jaipur, so allow extra time for flights.

Schools, colleges, hospitals and shopping

We did not verify specific schools or malls; most families in the south use the schools and coaching centres around Hiran Magri, according to guides, but check board affiliation and travel time yourself.

Property market on ADiHomes

ADiHomes has no live listings or projects in Udaipur yet (as of October 2026), so there are no ADiHomes figures to quote. You can look at new projects in Udaipur and flats for sale in Udaipur for later updates.

From the sources we read, housing here includes apartments and plotted projects along the Bhuwana corridor, established family colonies in Hiran Magri and Shobhagpura, and plots and flats from UIT and UDA schemes sold by lottery. We offer no prices, rates or appreciation claims.

Civic matters

Water

The lakes were built as dams for drinking water and irrigation, but a 1988-89 drought showed they could not supply the city alone. The Mansi Wakal scheme, a reservoir on the Mansi River, was built from 2001 and finished around 2005 to bring treated water to the city, after opposition from villagers whose homes would be submerged. Reports also say demand has grown and treatment plants were running above capacity. We found no 2025-26 figures on supply output.

Sewage and lake pollution

Untreated sewage has long entered the lakes: a survey in April 2019 counted 15 sewage inlets feeding Lake Pichola. A 24 km sewer line was later laid around Pichola, and a treatment plant set up in 2014 handles 20 MLD, with expansion to 40 MLD planned. Current coverage by area is not clear, so ask about the sewer connection at each address.

Flooding and encroachment

A 2023 National Green Tribunal inspection report on the Ayad river, which carries monsoon flow through about 11 km of the city, warned of flash-flood risk because concrete construction reduces the river's carrying capacity and recommended demarcating a flood plain free of permanent development. Avoid plots on or near the river bed and lake catchments, and check the approved layout. We found no 2025-26 flood report for Udaipur.

Power, approvals and litigation

We found no cited information on power backup or on stalled or NCLT projects, so we make no claim. Verify RERA registration and the approving authority for every project.

Rajasthan RERA is the regulator for registered projects. Its portal allows search by district, project and promoter name, and complaints about delayed possession or changes to the approved plan. Registration is a minimum check only. Read the agreement for the possession date, the amenities promised and the refund terms, and compare the sanctioned plan with what is actually being built on site.

Infrastructure underway or planned

  • Airport expansion: a new terminal building was initiated in March 2024; later progress is not confirmed.
  • Kherwara elevated corridor on NH-48: a Rs 363.89 crore project cleared by the Centre in April 2026 on the Udaipur-Ratanpur-Shamlaji route to let through traffic avoid the town.
  • Syphon to Kavita four-lane road (8.3 km): reported in April 2026 as nearing completion, with some sections delayed by residential-zone constraints.
  • Sewage treatment expansion: a plant expansion from 20 to 40 MLD was planned; completion unconfirmed.

Pros and cons

Pros

  • Scenic city with a stable tourism and education economy.
  • Institutions such as IIM Udaipur, MLSU and large hospitals.
  • Established southern suburbs with schools and markets.
  • Rail links to Jaipur, Delhi and Ahmedabad.

Cons

  • The airport is about 22 km out.
  • Lake pollution and sewage issues are well documented.
  • Flash-flood risk where the Ayad river and lake catchments have been built over.
  • Vande Bharat services to Jaipur and Agra were withdrawn in February 2026.
  • Overlapping local authorities can make approvals confusing.

Overall, Udaipur rewards buyers who check the ground conditions. The lakes and hills are the city's main asset, but they also create real constraints: a limited water supply history, sewage pressure on the lakes, and drainage lines that follow old river channels. Walk the neighbourhood after rain, ask residents about water supply hours and sewer overflows, and prefer layouts with a clear sanction from UDA or UIT.

Who Udaipur suits

It suits families and retirees who want a calmer, scenic city, people working in education, healthcare or hospitality, and those who can accept a long drive to the airport. It suits less well anyone who needs a large corporate job base or regular rail travel to Jaipur, where the faster option has been withdrawn.

Pre-purchase checklist

  • Search the project on Rajasthan RERA (rera.rajasthan.gov.in) and note the registration number.
  • Ask which body (UDA, UIT or the corporation) approved the layout, and get the sanction letter.
  • Check that the plot is not on a river bed, lake catchment or flood plain.
  • Confirm the sewer connection and water source.
  • Visit in the monsoon to see drainage.
  • Have a lawyer verify title, land-use conversion and encumbrances.
