About Bhiwadi

Overview: where Bhiwadi is and who runs it

Bhiwadi is an industrial and residential town in north-eastern Rajasthan, on the border with Haryana and inside the National Capital Region. It is roughly 60 km from New Delhi, about 40 km from Gurugram and about 50 km from Faridabad, according to Wikipedia. Jaipur is around 200 km away. The town sits close to Dharuhera and Rewari on the Haryana side, which is why many people treat it as part of the Gurugram-Manesar-Dharuhera belt.

Administratively, Bhiwadi was part of Alwar district until August 2023, when the new Khairthal-Tijara district was carved out of Alwar. Several websites still list it under Alwar, so check which district office applies to your registry or paperwork. Industrial estates here were created by RIICO, the Rajasthan state industrial agency. A 2002 Tribune report says the local RIICO unit was converted into an authority modelled on Noida's, and the body is now called BIDA. Websites expand that acronym in different ways, and we could not find an official gazette notification, so confirm BIDA's current name and powers on a Rajasthan government source.

Planning for the wider area follows the Greater Bhiwadi Master Plan 2031, which covers the Bhiwadi-Tapukara-Khushkhera complex. One property-data site puts it at about 251 sq km across 99 revenue villages. That is a commercial source, not a government document, so treat the figures as indicative. Residential, industrial and commercial zones are separate, and a large share of land is reserved for industry.

Connectivity

Bhiwadi is a road town. National Highway 48 (Delhi-Jaipur) runs nearby, and the usual approach from Gurugram is through Sohna and Tauru to Dharuhera and then into Bhiwadi. Wikipedia gives roughly 50 minutes from Hero Honda Chowk in Gurugram and 70 to 90 minutes from Delhi's IGI Airport, in normal traffic. Peak-hour times are longer, and trucks on the industrial roads slow things down.

There is no metro in Bhiwadi. A December 2024 Rajya Sabha answer on extending Delhi Metro from Bahadurgarh toward Asauda and Bhiwani was negative, and we found no official plan to bring a metro line to Bhiwadi. A Lok Sabha question has asked for a broad-gauge rail link between Bhiwadi and Rewari, but we could not confirm that one has been sanctioned or built. Do not buy on the assumption that a train or metro station is coming.

The Delhi-Mumbai Expressway passes through the Alwar region and its first section, Sohna to Dausa, opened in February 2023, according to Wikipedia. That improves access to Jaipur and Delhi from Alwar-side points, but we found no source describing a dedicated Bhiwadi interchange, so check the actual access road before relying on it for commute times.

Schools, colleges, hospitals and shopping

Education options are modest compared with Gurugram. Careers360 lists Presidency The International School and St. Xavier's School among the better-known schools, and notes that most schools here follow the CBSE board. For colleges, the same site names Baba Mohan Ram Kissan PG College (private, affiliated to Raj Rishi Bhartrihari Matsya University, Alwar) and the government MSME Technology Centre. Many families still send older children to Gurugram or Delhi for higher education.

The ESIC Hospital serves insured workers and is listed as empanelled under Ayushman Bharat. Hari Ram and Singhania appear on insurers' cashless lists. These are directory listings that may be dated, so call ahead. For specialist or emergency care, many residents travel to hospitals in Gurugram, which is a long drive. We did not find a verified list of malls or large shopping centres, so we have not named any; most daily shopping is in local markets.

Property market on ADiHomes

ADiHomes has no live listings or projects in Bhiwadi yet, as of October 2026, so we show no prices or rates here. The sources we found describe a mix of housing: gated apartment complexes, independent builder floors on plots of roughly 100 to 270 sq yd, duplex villas and residential plots. A developer newsletter for one township describes G+1 and G+2 independent floors in 2 to 4 BHK layouts and 2 BHK duplex villas. Third-party property sites also list projects along Alwar Bypass Road and in Tapukara. Those are listings from sellers, so verify every claim yourself. You can browse what ADiHomes does list through new projects in Bhiwadi and flats for sale in Bhiwadi, and these pages will fill as listings are added.

Civic matters

Air quality is the best-documented concern. Wikipedia reports that Bhiwadi ranked among the most polluted cities in IQAir's 2021 and 2022 rankings, with a 2022 annual average PM2.5 of about 92.7 micrograms per cubic metre. Dust and industrial emissions are the main causes. If you have asthmatic family members, spend a winter week here before deciding.

The Central Pollution Control Board has directed the Rajasthan pollution board to make RIICO improve drainage and sewerage in its industrial areas at Bhiwadi, Chopanki, Kaharani and Khushkhera, and not to expand with new industrial areas without proper effluent systems. A 2017 National Green Tribunal order dealt with industrial pollution and groundwater use in the RIICO area, including permission for groundwater extraction and rainwater harvesting. We did not find reliable public data on municipal water supply hours or shortages, so ask residents and the society directly about water, borewells and tanker dependence.

Power backup, approvals and litigation vary by project. The master-plan site we found warns that village (abadi) land in Tapukara, Khushkhera and Chopanki is sometimes marketed as residential even when it falls in an industrial zone. Buyers of plots are told to ask for a change-of-land-use (CLU) order from BIDA. We did not research stalled or NCLT-linked projects in Bhiwadi, so check the court and RERA records for any builder.

Infrastructure underway or planned

We could not verify any specific, dated infrastructure project for Bhiwadi itself from official sources. The Delhi-Mumbai Expressway is open in sections near Alwar and Dausa, and the National Capital Region Planning Board has previously financed a water supply project here through a soft loan to the Rajasthan PWD in 2018, according to its records. A proposed Namo Bharat rapid rail line from Delhi towards Alwar runs along the Delhi-Jaipur highway corridor, but the reports we read do not name Bhiwadi among its stations, and its central sanction and dates were unconfirmed. The proposed Bhiwadi-Rewari rail link and any metro idea remain unconfirmed. Look at Rajasthan government and NHAI notices for current status rather than relying on brokers.

Pros and cons

Pros

  • Large employment base in the industrial estates, so rental demand from workers is steady.
  • Close to the Haryana border and the NH 48 corridor.
  • Planned town with separate residential, industrial and commercial zones.
  • Wide choice of housing types, from flats to plots and builder floors.

Cons

  • Documented severe air pollution, especially in winter.
  • No metro and no confirmed rail link; heavy dependence on roads.
  • Thin choice of hospitals and higher education.
  • Land-use confusion in village areas, so title and CLU checks matter.

Who it suits

Bhiwadi suits people who work in its factories, offices and logistics units and want to live near work. It can also suit buyers who accept a long drive to Gurugram, and investors who understand the zoning risk. It is less suited to buyers with respiratory illness, families who need top-tier hospitals and colleges within a few kilometres, or anyone who needs rail or metro.

Pre-purchase checklist

  • Check the project on the Rajasthan RERA portal (rera.rajasthan.gov.in) and match the registration number, promoter and location.
  • Ask for the approved layout plan and, for plots, the CLU or conversion order from BIDA.
  • Confirm whether the project is in a residential zone of the master plan, not just an abadi village.
  • Get the title chain and encumbrance checked by a local lawyer; confirm the district for registry.
  • Ask about water source, sewage connection and power backup, and visit in winter and in monsoon.
  • Test the real commute at peak hour to Dharuhera or Gurugram.
  • Check court cases and builder history before paying any booking amount.
