About Jodhpur

Overview of Jodhpur

Jodhpur is the second-largest city of Rajasthan, in the Marwar region at the edge of the Thar desert. It is known for Mehrangarh Fort and the blue-washed old city, but it is also a regional hub for education, medicine and trade. The airport lies close to the centre, in the Ratanada area, and newer residential areas stretch out along Pal Road, Pali Road and towards Basni.

Development is overseen by the Jodhpur Development Authority (JDA), created under the Jodhpur Development Authority Act, 2009. It prepares the Master Development Plan and zonal plans, and sanctions housing and infrastructure schemes. JDA approved a budget of Rs 1,789 crore for 2026-27 that includes new housing schemes, underpasses and sewerage projects, according to a Patrika report. The Jodhpur Municipal Corporation handles day-to-day civic services. A third-party guide to the Master Plan 2031 notes that land in some zones needs conversion and JDA layout approval before building, so zoning matters for plots.

Property portals name Ratanada, Shastri Nagar, Pal Road, Basni and the Chopasni Housing Board area among the main residential localities. The Chopasni Housing Board colony is described as a government-planned area divided into sectors, and Shastri Nagar as an upcoming locality served by Pal Road. These are listing-site descriptions and not official classifications.

Connectivity

ModeWhat to know
AirportJodhpur Airport is about 5.2 km from the city centre, with a road trip of roughly 15 to 25 minutes. A new Rs 480 crore terminal was inaugurated on 4 July 2026, designed for about 2 million passengers a year, and Air India and IndiGo moved operations there on 12 July 2026. The main runway reopened on 28 April 2026 after resurfacing.
RailJodhpur Junction is the main station. The Jodhpur-Delhi Cantonment Vande Bharat (26481/26482) began service on 25 September 2025, covers about 604 km in around eight hours, and runs six days a week. Listed timings differ between sources, so check IRCTC.
Ring roadThe Jodhpur Ring Road is meant to link the highways to Jaipur, Nagaur, Jaisalmer, Barmer and Pali. Sources disagree on its length (75 km versus about 127 km). Work stalled in January 2021 and later resumed under a new contractor.
ExpresswayJodhpur lies on the planned Amritsar-Jamnagar corridor of about 1,257 km, of which about 916 km is greenfield. Completion dates in the sources are outdated.

Within the city there is no metro, and people travel by two-wheeler, car, auto and city bus. The walled city has narrow lanes and congestion, which is one reason the newer colonies on Pal Road and Pali Road appeal to families. We did not verify bus routes or station-to-colony distances, so measure the trip yourself.

The practical way to compare areas is by time rather than distance. Airport-side Ratanada is closest to the terminal, Pal Road and Pali Road are named by listing sites among the residential localities, and Basni sits near its own railway station. Try the drive at school-run and office hours before you commit.

Schools, colleges, hospitals and shopping

We did not find verified details for schools, malls or private hospitals, so we name none. Visit shortlisted schools and hospitals, confirm board affiliation and emergency services, and check the real road distance from the home you are considering. The old city bazaars near the Clock Tower are the traditional shopping area, a few kilometres from the airport side of Ratanada, but we have not verified specifics.

Property market on ADiHomes

ADiHomes has no live listings or projects in Jodhpur yet (as of October 2026), so there are no ADiHomes figures to quote. You can check new projects in Jodhpur and flats for sale in Jodhpur for later updates.

From the sources we read, housing in Jodhpur includes builder floors and apartments in localities such as Shastri Nagar and Basni, government-planned housing board colonies such as Chopasni, plots along Pali Road and Pal Road, and JDA schemes (a 2026 report mentions four new JDA housing schemes planned). We quote no prices, rates or growth claims.

Civic matters

Water

Canal water from the Indira Gandhi Canal and the Rajiv Gandhi Lift Canal supplies the city. Down To Earth reported tap-water coverage of 97.4 per cent, the highest in Rajasthan. Rajiv Gandhi Lift Canal Phase III, announced in February 2023 at Rs 1,799 crore, was targeted for completion by 2025, with a pipeline and four pump houses. We could not confirm whether it is finished.

Rising groundwater and waterlogging

A documented local problem is the opposite of the usual one: since canal water arrived in the late 1990s, groundwater has risen, with seepage affecting shops, offices and homes, and many homes installing pumps. Heavy rain in July 2026 also flooded parts of the walled city, including Nayak Bada and Juni Mandi, with residents criticising drain maintenance. Ask existing residents about basement seepage and rainwater drainage before buying.

Sewerage

An older student planning document says several parts of the city lacked a sewerage network and only 50 MLD reached treatment. Its data are dated, but the JDA's 2026-27 budget includes sewerage projects, which suggests the work continues. A consumer-complaint site lists an overflow complaint from February 2026; this is user-generated and not an official statistic.

Power and litigation

We found no cited information on power backup or on stalled or NCLT projects in Jodhpur, so we make no claim. Check RERA status for any project.

Rajasthan RERA is the regulator for registered real estate projects. Buyers can search by district, project or promoter name on its portal and file complaints about delay or deviation from the sanctioned plan. A registration number is a minimum check; also read the agreement for the possession date, the amenities promised and what happens if the date is missed.

Infrastructure underway or planned

  • New airport terminal: opened 4 July 2026; airlines moved on 12 July 2026.
  • JDA 2026-27 budget: Rs 1,789 crore, with new housing schemes, two proposed underpasses and sewerage projects. The underpasses were still a proposal in a July 2026 report.
  • Jodhpur Ring Road: partly built after earlier stalls; a 74.6 km section was reported as inaugurated. Remaining progress is unconfirmed.
  • Amritsar-Jamnagar corridor: long delayed; check NHAI for the current status of the Jodhpur stretch.

Pros and cons

Pros

  • An airport about 5 km from the centre, with a new terminal.
  • Vande Bharat service to Delhi.
  • Major institutions such as AIIMS, IIT and the law university.
  • Good tap-water coverage from canal supply.

Cons

  • Rising groundwater and seepage in some areas.
  • Waterlogging after heavy rain, especially in the walled city.
  • Sewerage gaps and complaint reports.
  • Ring road and expressway timelines have slipped.
  • No metro.

In short, Jodhpur has clear strengths in air and rail access and in institutions, and two documented weak points that every buyer should test on the ground: drainage and seepage. Because conditions change from one colony to the next, a site visit in the rainy season will tell you more than any brochure. Ask the JDA or municipal office whether the exact plot or project falls under a current scheme, and keep copies of every approval you are shown.

Who Jodhpur suits

It suits students and staff of the major institutions, doctors and faculty, families who prefer a smaller city with a lower-density feel, and buyers who value having an airport minutes away. It suits less well anyone needing a large corporate job market or a rail-based commute inside the city.

Pre-purchase checklist

  • Search the project on Rajasthan RERA (rera.rajasthan.gov.in) and note the registration number.
  • For plots, confirm JDA approval, land-use conversion and the zone under the Master Plan.
  • Ask neighbours about seepage, basement dampness and rain drainage.
  • Confirm sewer connection and the source of water supply.
  • Visit during or just after rain.
  • Have a lawyer verify title and encumbrances.
