About Neemrana

Overview: where Neemrana is and who runs it

Neemrana is a town on the Delhi-Jaipur highway in northern Rajasthan, about 117 km from New Delhi, 155 km from Jaipur and 66 km from Alwar, according to Wikipedia. It lies between Behror and Shahjahanpur and is best known as an industrial centre on the Delhi-Mumbai Industrial Corridor. Wikipedia places it in Kotputli-Behror district, which was formally created on 7 August 2023 from parts of Jaipur and Alwar districts. Older listings still say Alwar, so check which district office applies when you register a property.

The town has a municipal body, the Nagar Palika Neemrana. Industrial estates here were developed in phases by RIICO, the Rajasthan state industrial agency. A Hiroshima University study describes Neemrana Industrial Estate as three phases, with Phase III reserved for Japanese companies, the well-known Japanese Zone. A Japanese government trade document says that zone has been declared a "no power cut" area, with fire stations and new tube wells built by RIICO. Rajasthan has also notified a 2031 master plan for the Shahjahanpur-Neemrana-Behror urban complex, according to a JLL analysis quoted by a property news site; look up the plan itself before buying.

For a buyer, the practical meaning is that Neemrana is two places at once. One is the old town and highway strip, with local markets, small shops and ordinary roadside services. The other is the planned industrial estates, with wide internal roads, factory gates and shift traffic. Housing you are shown may sit in either setting, and the experience of daily life differs a lot between them. Walk the surrounding streets, not just the show flat, and note how close the nearest factory, truck parking or highway service road is.

Residential Neemrana is smaller and less built-up than the industrial belt. Housing mostly clusters along the highway and near the RIICO areas.

Connectivity

NH 48 is the lifeline. It connects Neemrana to Gurugram (roughly 84 to 90 km depending on the source) and to Jaipur. The Delhi-Mumbai Expressway begins near Sohna in Gurugram, and its Sohna-Dausa section opened in February 2023. Whether and where Neemrana has a convenient access point onto it is something we could not confirm, so check the road map for your project.

DestinationApproximate distance
Gurugram84 to 90 km (sources differ)
New Delhi117 km
Alwar66 km
Jaipur155 km

For trains, route-planner sites mention the station at Neem ka Thana in connection with Neemrana and suggest changing at Rewari for Delhi-bound trains. These are aggregator pages and not timetables, so check IRCTC or NTES before relying on them. Treat the town as road-dependent. There is no metro, and the nearest international airport is in Delhi, a drive of well over two hours in busy traffic.

Rail and bus: the highway carries long-distance buses between Delhi, Gurugram and Jaipur, and local buses and shared vehicles serve nearby towns such as Behror and Shahjahanpur. We did not verify specific operators or frequencies, so ask locals about the last bus home before you plan a commute without a vehicle. Many workers rely on company transport, two-wheelers or shared taxis. If you must reach Delhi often, price in both time and fuel for a daily highway drive of this length.

Schools, colleges, hospitals and shopping

Neemrana has more higher-education options than most towns of its size. Careers360 lists NIIT University, Raffles University (with a law school), Rao Sohan Lal College and a School of Aeronautics. NIIT University has also hosted community events on local water issues, so it is an active presence in the area.

We could not verify a named hospital in Neemrana itself during research. Ask local residents or the district health office about the nearest government health centre and private hospitals, and plan for serious cases to be treated in Alwar, Gurugram or Jaipur. We also did not find a verified list of malls, so we are not naming any. Expect daily shopping from local markets along the highway.

Property market on ADiHomes

ADiHomes has no live listings or projects in Neemrana yet, as of October 2026, so we quote no prices here. From third-party reports, housing in the area includes affordable-category flats in RIICO areas for workers, a Rajasthan government scheme (Chief Minister's Jan Awas Yojana) flat project near the highway, and plotted townships on the NH 48 side. A 2015 report said Anant Raj built roughly 2,500 compact affordable homes in the RIICO area. A 2022 report described a plotted township of 641 plots. These are old or promotional reports, so confirm current availability and approvals yourself. For anything ADiHomes lists later, look at new projects in Neemrana and flats for sale in Neemrana.

Civic matters

Water is the most documented concern. In January 2025 NIIT University hosted a public dialogue on deep groundwater depletion in Neemrana, organised with the Central Ground Water Board, RIICO and the Neemrana Industries Association. The discussion linked falling levels to industrial expansion and covered rainwater harvesting and regulating extraction. Ask any project how it gets water and whether it depends on borewells.

The Japanese Zone is reported to have uninterrupted power, but that applies to the industrial estate and not necessarily to housing outside it. Ask about the project's own power backup. We found no reliable reporting on air pollution, flooding or stalled projects in Neemrana, which means we cannot say they are absent. Promotional material often describes plotted townships as having 90A (land-use conversion) approval. Verify that against the actual order and the RERA registration, not the brochure.

Another question to put to every seller is who maintains the common areas after handover. In small markets like this, maintenance is sometimes left to a society that has few paying members, and roads, street lights and sewer connections can end up unfinished. Ask to see the sewage treatment arrangement, the stormwater drains and the road finish in the part of the project that is already occupied, not only the sample area.

Infrastructure underway or planned

We found no official source with a dated, specific list of infrastructure work in Neemrana beyond the notified 2031 master plan and the existing industrial corridor. The Delhi-Mumbai Expressway is open in sections starting at Sohna. The main proposal is a Namo Bharat rapid rail corridor from Sarai Kale Khan in Delhi towards Alwar. Reports describe a first phase of about 106 km up to the Delhi-Gurugram-SNB (Shahjahanpur-Neemrana-Behror) complex, then Behror to Sotanala, then Sotanala to Alwar. Haryana approved it in 2023, and a May 2026 report said Rajasthan and Haryana had agreed to bring Rajasthan into the network. A 2025 report named no station in Neemrana and said officials might build only as far as Dharuhera at first. We found no confirmed central sanction or construction date, so treat it as proposed. Anything else you hear, such as a new interchange, should be checked on NHAI or Rajasthan government notices before you rely on it.

The Expressway itself is a long-term factor, not a guaranteed change for this town. Improved highways can raise demand in nearby towns, but we make no claim about prices or appreciation, and nothing in our sources supports one. Treat any broker statement on future value as unverified.

Pros and cons

Pros

  • Strong industrial employment base, including a Japanese-company zone.
  • On NH 48, with the Delhi-Mumbai Expressway starting near Gurugram.
  • Universities and colleges within the town.
  • Housing at the affordable end has been built near the industrial areas.

Cons

  • Groundwater depletion is publicly acknowledged.
  • No metro and limited direct rail links.
  • Few verified hospitals and shopping centres.
  • Long drive to Gurugram or Delhi for city jobs.

Who it suits

Neemrana suits people who work in the industrial estates and want a short commute, as well as renters in the worker and engineer segment. It may also suit buyers of modest budgets who want a flat close to work. It is less suited to commuters to Delhi or Gurugram, families who need major hospitals nearby, or anyone who expects an established city lifestyle.

Pre-purchase checklist

  • Search the project on the Rajasthan RERA portal (rera.rajasthan.gov.in) and match the promoter and registration number.
  • For plotted schemes, ask for the land-use conversion order and approved layout.
  • Check whether the land is under RIICO, a private licence or a government scheme, and read the allotment terms.
  • Ask about water source and borewell dependence, and power backup.
  • Confirm the district (Kotputli-Behror or Alwar) for registry and paperwork.
  • Drive the commute to your workplace at the shift time you will actually use.
  • Have a local lawyer check title, encumbrances and court cases.
