About Chhatrapati Sambhajinagar

Overview: Chhatrapati Sambhajinagar at a glance

Chhatrapati Sambhajinagar, known until 2023 as Aurangabad, is the district headquarters and the largest city of Maharashtra's Marathwada region. It sits on hilly upland of the Deccan plateau at roughly 568 metres above sea level. The 2011 Census counted about 11.75 lakh people in the city. The new name was adopted in 2023, and the Bombay High Court upheld the renaming in 2024. Many records, maps and older listings still say Aurangabad, so search for both names.

Several bodies shape the city. The Chhatrapati Sambhajinagar Municipal Corporation (the former Aurangabad Municipal Corporation) runs water, drainage, roads, street lights and primary schools across six zones. CIDCO, the state's planning agency, laid out the planned residential neighbourhoods known as N-1 to N-12, and the Maharashtra Industrial Development Corporation (MIDC) developed industrial estates at Waluj and Chikalthana. A newer greenfield industrial city, AURIC, is being built at Shendra and Bidkin, with Shendra around 17 km from the city centre.

Residential life is spread across the old walled city with its historic gates, the Cantonment, the CIDCO neighbourhoods, areas along Jalna Road, and the industrial belts. Tourism matters here: the Ajanta and Ellora caves, Bibi Ka Maqbara, Panchakki and Daulatabad Fort are all within reach.

Climate and seasons matter when you view a property. Mean temperatures range from about 17 to 33 degrees Celsius, summers are hot, and most of the roughly 700 to 800 mm of annual rain falls between June and September. Visit once in the monsoon if you can, to see drainage and road conditions for yourself.

Connectivity

The city is a regional hub for road, rail and air. Local transport is mostly autos, cabs and MSRTC buses; there is no metro yet.

Schools, colleges, hospitals and shopping

Higher education is a strength. Dr. Babasaheb Ambedkar Marathwada University (BAMU), founded in 1958, affiliates hundreds of colleges across four districts. Other institutions in the city include the Government College of Engineering, Marathwada Institute of Technology, Jawaharlal Nehru Engineering College, Maharashtra National Law University (established 2017), NIELIT Aurangabad and the Institute of Hotel Management.

For healthcare, the Government Medical College and Hospital (founded 1956, with a government cancer hospital nearby) is the main public facility. Private options include Kamalnayan Bajaj Hospital (listed as a multi-specialty hospital with about 165 beds on Bajaj Finserv's directory) and the MGM Medical College and Hospital near Jalna Road. Bed counts and services change, so confirm with the hospital.

Prozone Mall on the Jalna Road side is the best-known mall; one travel listing places it a few minutes' drive from Vidya Nagar. We could not verify a reliable list of schools from public sources during this research, so check board affiliation, fees and bus routes directly with each school.

Property market on ADiHomes

ADiHomes has no live listings or projects in Chhatrapati Sambhajinagar yet (as of October 2026). This guide therefore does not quote any prices or rates, and makes no claim about price movement.

From public sources, housing here ranges from older independent houses and low-rise apartments in the old city and Cantonment, to planned CIDCO neighbourhood plots and flats, to newer apartment buildings along corridors such as Jalna Road. Demand is influenced by the industrial belts, the universities and medical institutions, and tourism. For project-level details, see new projects in Chhatrapati Sambhajinagar and flats for sale in Chhatrapati Sambhajinagar, and check back for future listings.

Civic matters

Water

Water is the issue residents raise most. A new Jayakwadi dam-based scheme, designed for 604 MLD up to 2052, is partly in service but troubled. A state review reported 29 of 59 planned storage tanks complete and 1,221 km of distribution pipe laid, and the Chief Minister asked for a report on remaining work. Local reports from July and August 2026 describe a supply start at CIDCO N-1 and pipeline bursts during testing, including one that halted city supply for about 19 hours. Dates in some reports are inconsistent, so treat the timeline as uncertain. Ask any society about its actual supply days and whether it relies on tankers or borewells.

Property tax and approvals

The corporation collects property and water tax and ran recovery drives in July 2026. We could not find a source on whether any CIDCO area has changed its tax arrangements, so ask the seller for the latest tax receipts. Under RERA, MahaRERA issued show-cause notices in May 2026 to 8,212 projects statewide for not updating quarterly progress reports, 185 of them in Chhatrapati Sambhajinagar. That is a count of notices, not of stalled projects. We found no documented list of stalled or NCLT projects in the city.

Climate

The climate is semi-arid with rain mainly from June to September, and the corporation area is crossed by the Kham and Sukhana rivers. We found no citable flood record for specific localities, so check low-lying plots yourself.

Infrastructure underway or planned

  • Pune to Sambhajinagar greenfield expressway: about 246 km. Foundation stones were laid in July 2026 for the first 53.4 km six-lane phase between Kharadi and the Shirur bypass. The Centre cleared it in December 2025 at an estimated Rs 16,318 crore. Figures differ between sources.
  • Airport expansion: a November 2023 state approval of about Rs 578 crore for extending the runway from 2,385 m to 3,660 m and acquiring 147 hectares. We could not confirm current progress.
  • Rail: doubling of the Aurangabad to Parbhani line (Rs 2,179 crore sanctioned) and the Jalgaon to Jalna new line (174 km, land acquisition reported in its final stage in July 2026). Completion dates are not confirmed.
  • AURIC: an industrial smart city of about 10,000 acres across Shendra and Bidkin, run by Maharashtra Industrial Township Limited. Reports say land is nearly fully allotted, with 78 units operating.
  • Metro: a Waluj to Shendra and a Bidkin to Harsul corridor have been proposed by Maha-Metro, but a tracker site says the detailed project report was still being prepared. No approval is confirmed.
  • New water scheme: described above, still being completed.

Pros and cons

Pros

  • Strong industrial employment base and a growing AURIC node.
  • Universities, a government medical college and private hospitals.
  • Airport, rail and long-distance buses in one city.
  • A semi-arid climate that is most comfortable from October to February, and a heritage setting.

Cons

  • Water supply remains unreliable while the new scheme is completed.
  • No metro or dense city rail network; travel is mostly by road.
  • Several infrastructure projects are approved but not finished.
  • Less public data on civic issues than larger metros, so more checking falls on the buyer.

Who it suits

This is a practical choice for people who want a regional city with institutions, industry and heritage, and who are comfortable doing their own due diligence on civic services.

Professionals working in Waluj, Chikalthana or AURIC, families linked to the universities and hospitals, and buyers who want a mid-sized city with room to grow may find it a fit. It may suit those who rely on a metro or round-the-clock municipal water less well.

Pre-purchase checklist

  • Search the project and promoter on the MahaRERA portal and read the registration, completion date and quarterly updates.
  • Ask about water source, storage tank size and tanker dependence.
  • Verify title, sanctioned plan and occupancy certificate, and whether the land is CIDCO leasehold or freehold.
  • Check property tax receipts with the municipal corporation.
  • Drive the commute to work and school at peak hours.
  • Check low-lying or river-side sites for water-logging history.
  • Read the agreement for sale carefully and get it reviewed by a lawyer.
