About Pune

Overview of Pune

Pune is the largest city of Maharashtra by area, with the Pune Municipal Corporation (PMC) covering about 516 sq km and a metropolitan region of about 7,256 sq km. The 2011 census counted about 3.1 million people in the city and about 5.1 million in the urban agglomeration. Three bodies matter to a buyer. PMC governs the core city, including the villages merged into it. The Pimpri-Chinchwad Municipal Corporation (PCMC) governs the industrial north-west. The Pune Metropolitan Region Development Authority (PMRDA), formed on 31 March 2015, plans and approves development in the wider region, including Hinjewadi.

The city grew around the Mula and Mutha rivers. It is known for education and research, with Savitribai Phule Pune University, the National Chemical Laboratory and the National Defence Academy, and later for IT parks.

Main residential belts:

  • Old city and central Pune: Deccan, Shivajinagar, Camp and Sadashiv Peth. Dense, close to colleges and hospitals.
  • West and north-west: Baner, Wakad and Hinjewadi, tied to IT jobs. Hinjewadi falls under PMRDA.
  • East: Kharadi, Hadapsar and Wagholi, near IT parks and the airport. Hadapsar and Wagholi are under PMC; Wagholi merged with PMC in 2018.
  • South: Katraj and Bibwewadi, along the proposed metro extension.

Connectivity

Pune Metro has two operating lines on Wikipedia's account (as of December 2025): the Purple Line from PCMC Bhavan to Swargate, about 16.6 km, and the Aqua Line from Vanaz to Ramwadi, about 14.7 km. Together they give about 33 km and 29 stations. The Purple Line reached Swargate on 29 September 2024, and the Aqua Line reached Ramwadi on 6 March 2024.

Pune JunctionRail line from Mumbai since 1858; suburban trains run on the Pune suburban network
Pune Airport (Lohegaon)New terminal operating since July 2024; 11.0 million passengers in April 2025 to March 2026 (AAI figures quoted in Wikipedia); civil enclave in a military base
BusesPMPML runs the city network including BRTS corridors

Metro Line 3 (Hinjewadi to Shivajinagar, 23.33 km, 23 stations) has been delayed repeatedly. On 23 September 2026 the safety commissioner cleared 17 of its stations, and PMRDA said it could be ready for commuters in 10 to 12 days after technical conditions are met. The six stations from Laxmi Nagar to Shivajinagar were to stay closed at first. We could not confirm an actual opening date, so check with PMRDA before you rely on it.

Schools, colleges, hospitals and shopping

Pune has a deep supply of colleges and hospitals. These are named in public lists. The distance from your home will depend on the micro-location.

TypeExamples
Universities and collegesSavitribai Phule Pune University, Fergusson College, Deccan College, National Defence Academy (Khadakwasla)
HospitalsRuby Hall Clinic and Jehangir Hospital (Sassoon Road), Sassoon Hospital (near the railway station), Deenanath Mangeshkar Hospital (Erandwane), Sahyadri Hospital (Deccan), Aditya Birla Memorial Hospital (Thergaon), Noble Hospital (Hadapsar), Columbia Asia (Kharadi)
ShoppingSeasons Mall (Magarpatta City, Hadapsar), The Pavilion (SB Road)

School choice is wide, including Symbiosis International School. We did not source a list of schools by area, so check board, fees and bus routes directly.

A practical tip: Pune is a city of micro-markets, and a ten-minute difference in location can change the commute, the water source and the municipal body in charge. Before shortlisting, mark your workplace, your children's school and the nearest metro station on a map, and test the journey at the hours you will actually travel. Rail, metro and bus links are good along the central corridors, but the outer belts still depend heavily on private vehicles. Also remember that Pune's climate is wet-and-dry, with about 841 mm of rain a year, mostly between June and October, so monsoon access to the building matters.

Property market on ADiHomes

ADiHomes has no live listings or projects in Pune yet (as of October 2026). We therefore quote no prices, rates or trends.

From public sources, Pune housing ranges from old wada-style and society flats in the core, to mid-rise apartments in Baner, Wakad and Kharadi, to large township-style projects in the fringe. Many fringe areas are newly merged villages where unauthorised plotting is a documented problem (see below). You can follow the market on our pages for new projects in Pune and flats for sale in Pune.

Civic matters

Water

Pune draws on the four Khadakwasla dams. In 2026 weak June rain led to alternate-day supply from 15 June, and cuts were withdrawn in August when the four dams were full. By 9 October the system stood at about 91.9 percent, and the state announced a 10 percent cut. PMC was planning for a cut or a weekly shutdown to stretch stocks until July 2027, though officials said stock could meet needs until the end of July if used carefully. Final decisions should be checked with PMC.

Hinjewadi

Hinjewadi IT park has had waterlogging and traffic trouble. In July 2026 a flood submerged several underpasses. In September 2026 the state sanctioned Rs 426 crore for internal roads and set up a high-power committee. A long-pending proposal to merge Hinjewadi into PCMC has also been revived but was not final in the reports we saw. Buyers there should ask which authority will maintain water, roads and drainage.

Unauthorised construction and garbage

PMC has stepped up demolitions in merged areas. On 29 July 2026 it razed about 21,400 sq ft of unauthorised construction in Lohgaon and Kharadi. An August 2026 report says the Uruli Devachi-Phursungi council threatened to close the garbage dump over unmet demands, which would affect city waste handling. On RERA, a Free Press Journal report counted 7,012 complaints against registered projects in Pune district (the date is not given), and a 2025 report said 1,244 projects were put in abeyance for non-compliance.

Air quality: Pune ranked 23rd in its category in the 2024 Swachh Vayu Survekshan, per Wikipedia.

Pros and cons

Pros

  • Strong education, health care and job base.
  • Two metro lines running, with more under construction.
  • Many micro-markets at different distances from work.

Cons

  • Water cuts are a recurring risk after weak rain.
  • Hinjewadi traffic and flooding.
  • Illegal construction in newly merged areas and a large number of RERA complaints.

Who Pune suits

It suits IT and industrial workers, students and families who want a large job and school market, and those who can plan around a metro that is still growing. It is less suited if you need guaranteed daily commute times in the western IT belt today.

Pre-purchase checklist

  • Check the project on the MahaRERA portal and read its approvals and complaints.
  • Find out whether the land falls under PMC, PCMC or PMRDA and who maintains services.
  • Ask for the sanctioned plan, commencement certificate and, for ready flats, the occupation certificate.
  • Check the water source and tanker dependence, and whether the area has had a cut recently.
  • Visit in rain or at peak hour, especially around Hinjewadi.
  • For merged-village plots, confirm the layout is approved, not an unauthorised plot.
  • Verify metro alignment and station distance from official maps.
