Thane: property prices, projects and homes

Overview of Thane

Thane is a city of roughly 147 sq km on the north-eastern edge of the Mumbai Metropolitan Region, and the headquarters of Thane district. It is run by the Thane Municipal Corporation (TMC). It is not a planned township built by a single authority, so its layout is a patchwork of old town areas, lakeside neighbourhoods and newer townships.

The main residential belts are easy to tell apart:

• Thane West and the station area: older, dense and close to the railway station, with Naupada, Charai and Talao Pali around the lakes.
• Ghodbunder Road (State Highway 42): a long highway of about 20 km that links the Western and Eastern Express Highways. Hiranandani Estate, Kolshet and many tower clusters sit along it.
• Majiwada and Wagle Estate: close to the Eastern Express Highway, with a mix of housing and business parks.
• Kalwa, Mumbra and Diva: on the far side of the creek and the Central line, with a large stock of older and unauthorised buildings.

The city is known as the "city of lakes", with about 33 lakes listed on Wikipedia. Rainfall is heavy, around 2,000 to 2,500 mm a year, mostly from June to October.

Connectivity

Thane station is a junction on the Central line and the Trans-Harbour line, so it is the end point of all Thane-Vashi/Panvel suburban trains. It has 10 platforms and handles over 1,000 trains a day, according to Wikipedia. The first passenger train in India ran from Bori Bunder to Thane in 1853, a distance of 34 km, which is a handy marker for the rail distance to south Mumbai.

Air access has improved. Navi Mumbai International Airport began commercial operations on 25 December 2025, with an international start announced for July 2026 (we could not confirm that it happened on that date). Road access across the creek is helped by the new Thane Creek Bridge 3 on the Mankhurd-Vashi side, though that is a different crossing from the Thane-Airoli bridge, which is still only proposed.

Peak-hour travel on Ghodbunder Road and the Eastern Express Highway is slow and varies widely. We did not find an official commute-time table, so test your own route at the hours you will actually travel.

Schools, colleges, hospitals and shopping

Named institutions are drawn from Wikipedia and property-guide listings. Distances depend on the exact address, so check the route to the one you care about.

Hospital and mall descriptions in directories are often promotional. Visit before relying on a particular specialty.

If you are weighing Thane against other parts of the region, think first about where you will travel every day. A home near the station gives you the rail line within walking or auto distance, while a home on Ghodbunder Road usually means a bus, shared auto or car for the first stage of every trip. Both choices are common, and neither is wrong, but the daily routine is quite different.

For rentals and resale, look at how old the building is, who maintains the common areas, and whether the society has a working lift, water storage and fire safety certificate. These everyday details matter more than the name of the locality.

Civic matters

Water

A Free Press Journal report of 30 June 2026 lists daily supply of about 250 MLD from TMC's own sources, 135 MLD from MIDC, 115 MLD from the STEM Authority and 90 MLD from the BMC. In that report Bhatsa dam stood at about 28 percent and Barvi at about 21 percent, and areas such as Ghodbunder Road leaned on private tankers. Planned shutdowns were also announced for pipeline work in May 2026. Ask any society how many hours of municipal supply it receives and what it spends on tankers.

In late June 2026 TMC also warned housing societies with non-working sewage treatment plants that they could face a cut in water supply. If you buy, check that the building's STP actually works.

Flooding, traffic and waste

On 7 July 2026, waterlogging at Karpe Compound on Ghodbunder Road left commuters stranded for hours. The road is narrow and bordered by a creek on one side, which slows drainage. Garbage collection in Kalwa, Mumbra and Diva also drew protests in July 2026.

Old and unauthorised buildings

The city has a large stock of old, unsafe and unauthorised buildings, and the Thane cluster redevelopment scheme was created for them. Reports say a non-hazardous building joins a cluster only with the written consent of 70 percent or more of flat holders. Prefer registered projects with clear approvals over unauthorised stock.

Air quality: Thane ranked 12th in its category in the 2024 Swachh Vayu Survekshan, per Wikipedia.

Infrastructure underway or planned

Treat all dates as targets. Mumbai-region projects often slip.

Pros and cons

Pros

• Strong rail links on two lines to Mumbai and Navi Mumbai.
• Many lakes and parks, and good school and hospital choice.
• Several large infrastructure projects are in progress.

Cons

• Water supply is stressed in dry months and tankers are common.
• Ghodbunder Road floods and jams, and the metro is not yet open.
• Many old and unauthorised buildings in parts of the city.

Who Thane suits

It suits commuters to Mumbai or Navi Mumbai who want rail access, families who want established schools and hospitals, and buyers who accept some years of construction around them. It is a weaker fit if you need reliable municipal water or a short drive during the monsoon.

Pre-purchase checklist

• Search the project on the MahaRERA portal and read the registration, approvals and the possession date.
• Ask for the commencement certificate and the occupation certificate for ready buildings.
• Find out the water source, hours of supply and tanker costs.
• Check the STP and the building's inspection history if it is old.
• Visit during a weekday rush hour and, if possible, during heavy rain.
• Check whether the building is in a cluster redevelopment zone or marked as unauthorised.
• Verify metro alignment and station distance against the official plan, not a brochure.
