About Nagpur

Overview of Nagpur

Nagpur is in the middle of the country. The Zero Mile Stone in the city marks the geographical centre of India. The city covers about 227 sq km, and the 2011 census counted about 2.4 million people. The Nagpur Municipal Corporation (NMC) runs the city, with 10 zonal offices and 145 wards. Two other bodies matter for plots and layouts: the Nagpur Improvement Trust (NIT), and the Nagpur Metropolitan Region Development Authority (NMRDA), notified in March 2017, which plans the region around the city.

Sitabuldi is the central commercial hub, Kamptee is a military cantonment to the north, and Parsodi has an IT park. Ambazari is the largest lake, with Gorewada and Telankhedi also named on Wikipedia. The Nag and Pilli rivers run through the city. Climate is tropical wet and dry, with very hot summers: the record high is 47 degrees C (30 May 2024).

Because this is a whole-city guide, think of Nagpur in a few parts. The old city and Sitabuldi are dense and commercial. The south, along Wardha Road towards the airport, is the newer growth direction, where the airport and MIHAN (a project associated with the airport) are located. Given the heat, shade, cooling and a good power backup are practical points when you compare homes. The north and east include Kamptee and plots that have grown without full approvals.

Connectivity

Nagpur Metro has two lines meeting at Sitabuldi. The Orange Line runs from Khapri to Automotive Square (north-south), and the Aqua Line from Prajapati Nagar to Lokmanya Nagar (east-west). Wikipedia gives the network as about 38 km with 37 or 38 stations, and about 200,000 daily riders.

RailNagpur Junction is the main station; we did not source specific train times

The airport's capacity is about 3 million passengers a year now (one report says 3.5 million), and GMR plans to grow it to 30 million over the concession. Phase 1 upgrades were due within 12 to 18 months of the takeover. Treat these as plans.

For daily life, the metro is most useful if your home and workplace both sit near one of its two lines. Elsewhere, residents rely on two-wheelers, autos and buses, so check the walking distance to a station and whether the last-mile road is usable in the rains. The Samruddhi Mahamarg matters mainly for long trips towards Mumbai and Shirdi; it does not change daily travel inside the city.

Schools, colleges, hospitals and shopping

Nagpur is described as a health hub for Central India. AIIMS Nagpur is at MIHAN. Private hospitals named in directories include Kingsway, Wockhardt, Nelson, Crescent and Kalpavruksh. The directories we found were low-quality aggregators, so confirm services and addresses on each hospital's own site.

Civic matters

Water

The Kanhan treatment plant, drawing on the Kanhan, Pench and Kolar rivers, has a capacity of 235 to 240 MLD and serves about 40 percent of the city, according to a Hitavada report of April 2026. It said monsoon silt can block the intake pumps, with no fix yet, and that one hour of power failure loses 10 MLD. NMC announced a 36-hour shutdown of the Pench plants on 7 and 8 April 2026 for maintenance, affecting about a third of the city. Ask any seller what the building does in such shutdowns.

Sewage and the Nag river

A 2026 report on an RTI disclosure says the city generates about 520 MLD of sewage and NMC and NIT treat 423.5 MLD, leaving about 96.5 MLD to flow untreated into the river system. Water hyacinth was reported choking the Nag in January 2026. These are secondary reports, so treat the figures as indicative.

Flooding

The Nag river overflowed after heavy rain in September 2023, and reports gave four deaths and about 10,000 houses affected. The state approved a Rs 266.63 crore integrated drainage plan, but we found no confirmation that it has been completed. A Navbharat Live report from August 2026 said no option had been prepared for the Ambazari overflow threat. Check whether a property lies near the Nag river, Ambazari or other low ground.

Waste and layouts

In January 2026 the Bombay High Court (Nagpur bench) gave NMC, NIT and others a last chance to file affidavits on relocating the Bhandewadi dumping yard, which residents say causes smell and air pollution. On layouts, about 1.5 lakh applicants had applied for regularisation by November 2023, and a 2024 report said NMRDA had not yet issued demands. Air quality: Nagpur ranked 15th in its category in the 2024 Swachh Vayu Survekshan.

Pros and cons

Pros

  • A central location, an operating metro and a growing airport.
  • A health care and education base for Central India.
  • A city that is much less crowded than the large western metros.

Cons

  • Very hot summers and monsoon flooding near the Nag river.
  • Raw sewage in the river system and a dumping yard inside the city.
  • Many unauthorised plots, and slow regularisation.

Who Nagpur suits

Nagpur sits at the centre of the country, and the airport concession includes a long-term cargo target of 150,000 tonnes a year, so logistics may matter more to the local economy over time.

It suits families who want a large, affordable-sized city with a metro, government and health sector jobs, and an airport. It also suits buyers who prefer a plot or a self-contained building in a regulated layout. It is not ideal for those who need quiet rivers, reliable drainage or assured water supply in every ward.

Pre-purchase checklist

  • Search the project on the Maharashtra RERA portal (MahaRERA) and read the approvals.
  • Confirm which body approved the layout: NMC, NIT or NMRDA.
  • If it is a Gunthewari plot, ask for the regularisation letter and check its status.
  • Ask for the title chain, the sanctioned plan and the occupation certificate for ready flats.
  • Check the flood history of the street, especially near the Nag river and Ambazari.
  • Ask about water source, shutdown planning and storage in the building.
  • Check the distance to the nearest metro station against the official map.
