Sector 30 locality guide

Sector 30, Central Faridabad: a locality guide for home buyers

Sector 30 is an established residential sector in Faridabad, Haryana. This guide covers location, transport, daily amenities, civic checks and planned infrastructure. Distances come from property portals and are approximate. Check them on a map before you decide.

Where it is and how it is laid out

Sector 30 uses the pincode 121003. Portals disagree on where to place it. NoBroker files it under South Faridabad, while Square Yards describes it as part of North Faridabad. ADiHomes lists it as Central Faridabad.

Neighbouring sectors include 28, 29 and 31. Nearby colonies include Inder Colony, Parmeshwari Colony, Indraprastha Colony and Dheeraj Nagar. Bangal Suiting Chowk is a busy local market for basic needs. The Sector 31 police station is within about 2 km.

On ADiHomes as of October 2026, there are 3 live projects in the sector, and all 3 are ready to move. They are RPS Paras Apartments, SLF Indraprastha Apartments II and SLF Indraprastha Apartments. You can see all of them on the new projects in Sector 30 page.

Connectivity

Metro and rail

The nearest stations are on the Delhi Metro Violet Line. Portal listings put Mewala Maharajpur station about 1.6 km away and Sector 28 about 1.9 km away. Badkhal Mor is about 3.7 km away. Old Faridabad station is about 5 km away, and Faridabad railway station about 5.4 km. The Violet Line stretch through Faridabad has nine stations, from Sarai to Escorts Mujesar. All of them are elevated and run alongside Delhi–Mathura Road (NH-2).

Roads and airports

Portals describe access to NH-19 and the Faridabad Bypass Road as convenient. I could not verify actual drive times, which depend heavily on traffic. NoBroker lists Indira Gandhi International Airport at about 34 km and Hindon Airport at about 39 km. Treat these as rough figures and test the route at peak hours.

Schools, hospitals and shopping

Schools are mostly a few kilometres away. Listed distances include St Peter's School at about 4.1 km and a Modern Delhi Public School at about 5 km. IMT Faridabad is about 5.9 km away and Manav Rachna University about 6 km. The adjoining Sector 31 has schools such as Faridabad Model School, Emerald International, Eicher School and Vinayak Convent School.

For healthcare, RCH Hospital is listed in Sector 30. ESIC Medical College and Hospital is about 7.9 km away. Sector 31 listings also mention Asian Institute of Medical Sciences, Batra Hospital and SSS Hospital. Sarvodaya Hospital in Faridabad describes itself as a 500-bed multi-speciality hospital. I did not find a verified distance for it.

Shopping is close. Pristine Mall is about 0.66 km away, SLF Mall about 1.64 km, and Old Faridabad Market about 2.57 km. Crown Interiorz Mall is about 3.45 km away. SLF Mall is itself in Sector 30, Indraprastha Colony.

Civic matters to check

Water

Water supply is a city-wide concern. A Tribune report from a few years ago said the Faridabad Metropolitan Development Authority (FMDA) supplies about 230 MLD, roughly 70% of the city's water, from Ranney wells. It also said daily supply fell about 100 MLD short of demand. That figure is old and I could not find a current one. I found no sector-level data for Sector 30, so ask residents about pressure and summer shortages. Also ask the society whether it relies on tankers or borewells.

Power

I could not verify any sector-specific information on power cuts or supply quality. Ask the seller for recent electricity bills and check what backup the society provides.

Property tax and records

The Municipal Corporation Faridabad (MCF) levies property tax. On 28 July 2026, the Haryana Cabinet approved a new property tax method for urban local bodies. Tax will be based on capital value, the collector rate and a floor factor. Any increase for an individual owner is capped and phased in. Ask what the current assessment is and how the change may affect it. Registry and mutation both stall without a no-dues certificate.

Approvals, litigation and stalled projects

The Haryana RERA Panchkula bench handles projects in Faridabad. Search the project and promoter at haryanarera.gov.in. Check the stated timelines, approved plans and litigation history. For a ready project, also ask for the Occupancy Certificate or Completion Certificate. I found no verified reports of stalled projects or litigation specific to Sector 30. That is not proof that there are none, so do your own checks.

Infrastructure underway or planned

Most items below are at the proposal stage, and none is confirmed inside Sector 30.

  • Namo Bharat rapid rail, Gurugram–Faridabad: A proposed corridor of about 16 km would have stations at Bata Chowk and in Sector 85/86. It is a proposal, not a sanctioned project, and the Tribune report is about two weeks old.
  • Gurugram–Faridabad–Noida RRTS: NCRTC submitted its detailed project report, and it was being reviewed by the Haryana government. The state discussed it at a board meeting on 22 June 2026. The estimated cost is ₹19,390 crore.
  • East-West flyover plan: FMDA has started the process of hiring a consultant for the project report. It includes a proposed 1,600-metre elevated link between ESIC Chowk and Sainik Colony. This was reported on 12 September 2026.
  • Neelam–BK Road service lane: FMDA has started widening the service road to two lanes.

Check the latest official status before relying on any of these.

Who it suits, and what to check before buying

Sector 30 may suit buyers who want a built-up, established area close to Violet Line stations, with malls and markets nearby. It is not a new, planned sector. Expect older surrounding colonies and busy roads. If you want a ready flat, browse flats for sale in Sector 30.

  • Visit at weekday peak hours to test traffic, parking and noise.
  • Walk or ride to the nearest metro station yourself. Portal distances are approximate.
  • Confirm HRERA registration, Occupancy Certificate, and a clear title.
  • Get written details on maintenance charges, parking and water source.
  • Check for a no-dues certificate and the current property tax assessment.
  • Ask residents about water, power and society management.
