Sector 37 locality guide

Sector 37, Central Faridabad: a locality guide for home buyers

Sector 37 sits on the Delhi–Faridabad border, so many residents see it as the first stop in Haryana when coming from Delhi. This guide uses published sources and says where they disagree. It does not give price or appreciation figures.

Where it is and how it is laid out

The sector has the PIN code 121003. NoBroker's locality page gives its area as about 3.3 sq km and describes it as a mix of residential and commercial use. Ashoka Enclave Part II falls inside it, and the Sarai Khawaja police station is listed there.

Housing is mostly builder floors and independent houses, according to 99acres. Square Yards also lists apartments. That matches what buyers will find on ADiHomes, where 3 projects were live on ADiHomes as of October 2026, all ready to move. They are ARP Aashiyana Apartments, Espire Towers and Espire Hamilton Heights. You can browse all of them on the Sector 37 new projects page.

Connectivity

Roads

The 4.4 km Delhi–Faridabad Skyway runs from Badarpur in Delhi and ends at Sector 37, near Sarai metro station, according to Wikipedia. It is a tolled road. Wikipedia lists the single-journey car toll as Rs 35 from March 2025, and tolls get revised, so check the current rate. The sector also sits near the DND–KMP Expressway (NH-148NA), which uses the Faridabad bypass road.

Metro and rail

The nearest station is Sarai on the Violet Line. It opened on 6 September 2015, according to Wikipedia. Sources disagree on the distance. Yometro puts it at about 0.8 km and NoBroker at about 1.1 km. 99acres says 4.3 km. The sector is large, so the answer depends on which part you are in. Measure the walk from the flat you are considering.

  • Badarpur Border metro: about 1.7 to 2.2 km, depending on the source.
  • Tughlakabad railway station: about 3.4 km.
  • Faridabad railway station: about 8.8 km.

Haryana's state buses also run from outside Sarai station, including routes to Sector 37.

Airport

NoBroker puts Indira Gandhi International Airport at roughly 30 km. Actual travel time depends heavily on traffic.

Schools, hospitals and shopping

Schools. DAV Public School, Modern Public School and Saffron Public School are all listed within roughly 0.3 to 0.6 km. Sources: HexaHome and Square Yards. Distances come from listing sites, so confirm admission rules and catchments with each school directly.

Hospitals. Shivalik Hospital is listed at about 0.2 to 0.4 km, and Lala Diwan Chand Charitable Hospital at 0.4 to 0.6 km. Valencia Hospital is also named nearby. 99acres says Indraprastha Apollo Hospital is within about 8 km. Amrita Hospital in Sector 88 is a 2,600-bed hospital that opened in August 2022 (Wikipedia). It is across the city, so allow for a long drive.

Shopping. Daily needs are met by the Sector 37 Market and HUDA Market. Crown Interiorz Mall is about 2 km away per 99acres. Reliance Crown Mall and a Big Bazaar are listed at Sarai metro station's Gate 3.

Civic matters to check

  • Water: The Municipal Corporation of Faridabad (MCF) supplies water. A Tribune report from a few years ago said the city's demand was about 390 MLD against roughly 300 MLD supplied. I found no current, sector-level data for Sector 37, so ask residents about supply hours and pressure.
  • Power: A DHBVN feeder list shows a Sector-37 (Urban) unit under its Old Faridabad division. The list is dated, so confirm your connection and load limit with DHBVN.
  • Roads and traffic: Resident reviews on NoBroker mention rush-hour congestion and internal roads that need better upkeep. These are opinions, not audits.
  • Approvals: The Faridabad Metropolitan Development Authority's OneMap portal lists builder licences, change-of-land-use details and unauthorised colonies. Cross-check a project's licence, sanctioned plans and occupancy certificate there and with the Haryana RERA site.
  • Litigation and stalled projects: I found no sourced reports of disputes or stalled projects specific to Sector 37. That is not proof that none exist. Search court records and RERA complaints for the builder and the plot before paying anything.

Infrastructure underway or planned

  • DND–KMP Expressway: This 59 km road is being built by NHAI. A 20 km stretch from the KMP interchange to the NH-2 interchange at Kail opened on 12 February 2023 (Wikipedia). Sources disagree on how much of the full route was open by October 2026, so check NHAI for the latest.
  • Jewar Airport spur: A 31 km spur from Faridabad is meant to reach the Yamuna Expressway. A compiled status page reported progress as on track for April 2027 as of March 2026. Treat the date as indicative, since it is not an official notice.
  • FNG Expressway link: A Sector 37 interchange is shown on the Faridabad–Noida–Ghaziabad plan. It was listed as proposed but not yet approved as of July 2025 (Wikipedia). I found nothing newer, so do not count on it.

Who it suits and what to check before buying

Sector 37 suits people who want Delhi access from the Faridabad side. This includes commuters using the Violet Line or the Skyway, and people working near Badarpur or the Mohan Co-operative Industrial Area. Families will find schools and hospitals close by. If you want newer, more spacious surroundings, the sector's busy roads and older layout may feel limiting.

  • Walk or drive from the flat to Sarai metro at peak hour.
  • Ask residents about water, power cuts and parking.
  • Verify the title, sanctioned plan, occupancy certificate and RERA registration.
  • For ready-to-move flats, inspect the building and ask for maintenance records.
  • Compare options on the flats for sale in Sector 37 page.
