Sector 39, Central Faridabad: property prices, projects and homes

Sector 39 is a residential pocket in Faridabad, close to the Delhi border and Surajkund. This guide covers what we could verify as of 18 October 2026. Where sources disagree, we say so.

Where it is and how it is laid out

ADiHomes lists Sector 39 under Central Faridabad. On the ground, it sits around Charmwood Village near Surajkund, and its postal code is 121009. Nearby areas include Dayal Bagh Colony, Pul Pehladpur and Lakkarpur village, according to 99acres and MakeMyTrip listings.

The housing is mostly gated apartment towers and villa-style floors. 99acres describes a mix of ready 2 and 3 BHK apartments. One Charmwood Village project is a retail complex, so some of the area is commercial.

On ADiHomes as of October 2026, there are 11 live projects in Sector 39, and all 11 are ready to move. Examples include Eros Garden Villas, Eros Woodbury Tower and Eros Sterling Apartments. Connectivity

Roads. The main connectors are Surajkund Badkhal Road and Dayal Bagh Road, per 99acres. One project listing puts Surajkund Badkhal Road about 0.3 km from its gate. A bus stop at Surajkund Crossing is roughly 1.1 km away, per Moovit.

Metro and rail. The nearest Delhi Metro station on the Violet Line is Tughlakabad, about 2 km away on 99acres and Moovit. Badarpur Border station sits next to it, beside Tughlakabad railway station. One Quikr listing gives about 5.5 km to Badarpur Border for a project inside Charmwood Village, so the distance depends on the exact gate. A 99acres locality page also lists the lack of metro connectivity as a resident complaint. Test the route yourself. The Violet Line continues into Faridabad, with Escorts Mujesar the last station on the Badarpur section that opened in September 2015. It is on the Mathura Road side of the city, not near Sector 39.

Airports. We could not verify a drive time to Delhi's IGI Airport. Check it at peak hours before you decide. A planned link to the Noida International Airport at Jewar is covered below.

Schools, hospitals and shopping

• Schools: Southend Public School is inside Eros Garden, about 0.2 km away, per Edustoke. Modern Early Years is listed about 0.4 km from one project, per Square Yards. Manav Rachna International School and Blue Angels Global School are also named in the area. Exact distances were not available, so confirm admissions and the board before relying on them.
• Hospitals: Aashirwaad Medical Centre is about 0.6 km from one project, per Square Yards. For larger care, 99acres lists ESIC Hospital about 3.7 km away, Saras Hospital about 4.6 km and L.D. Hospital about 4.7 km.
• Shopping: A Reliance Fresh store in Sector 39 is about 0.6 km from one project, per Quikr. Lakkarpur Main Market is the local market. Crown Interiorz Mall is the nearest large mall, listed at about 6.7 km by Quikr. Other portals say 5 to 6 km, so treat it as roughly 5 to 7 km. The Surajkund Mela grounds are about 1.8 km away.

Civic matters buyers should check

Authority. Faridabad Municipal Corporation is the city's civic body.

Water. Listings give mixed answers. One lists corporation supply plus borewell for Eros Woodbury Tower. Another lists borewell only for Eros Garden Villas. Ask the resident welfare association (RWA) about supply hours, tanker use and groundwater dependence.

Power. Most projects advertise power backup. Resident reviews on 99acres conflict. One says outages are rare, and another says Charmwood Village often has unscheduled cuts. Ask about both the grid and the generator charges.

Approvals. Eros Edenwood Towers shows Haryana RERA number HRERA-PKL-FBD-92-2019. Some older listings show no RERA ID, and one listing says RERA is not applicable. Possession dates also differ by source. Eros Woodbury Tower shows December 2012 on one portal and 2019 on another. Ask for the occupancy certificate and the RERA record for the specific project.

Disputes. In July 2026, the Edenwood Towers RWA said it had filed an HRERA complaint over alleged sale of common visitor parking. This came from the RWA's own press release, and we found no ruling. It shows why buyers should check parking rights in writing. Separately, a Supreme Court-ordered demolition drive hit the Khori Gaon settlement on Aravalli forest land at Lakkarpur, per Tribune and Land Conflict Watch. This does not affect licensed societies directly. It does mean you should check the land status of any plot or builder floor nearby.

Infrastructure underway or planned

• Gurugram–Faridabad–Noida rapid rail and metro corridor: The Haryana government approved the final alignment of the 64 km corridor in February 2026, per The Tribune. In March 2026, the state transport body proposed 18 stations, 10 of them in Faridabad. This is still at the planning stage. We could not confirm a station near Sector 39 or a completion date.
• Jewar airport link: On 10 March 2026, the Union Cabinet approved a revised cost of Rs 3,630.77 crore for the road link from the Delhi–Faridabad–Ballabgarh–Sohna spur to Jewar Airport, per PIB. The Tribune describes the airport as upcoming. Check its current opening status.
• Delhi–Mumbai Expressway, DND–Faridabad–KMP section: Wikipedia says the last 9 km, Mithapur to DND, opened on 23 August 2026. Confirm this with NHAI.
• Faridabad–Noida–Ghaziabad Expressway: Wikipedia reported the Haryana section 45% complete in June 2025. The Tribune later called it nearing completion. The current status is unclear.
• Ballabgarh–Palwal metro: Haryana approved the feasibility report on 13 October 2026, and the project report now goes to the Union housing ministry. This is south of the city, away from Sector 39.

Who it suits and what to check before buying

The area suits buyers who want a ready-to-move home in a gated society near the Delhi border. It also suits people who value Surajkund Road access over a nearby market high street. It is less suited to anyone who needs a walkable metro commute. You can compare options on the flats for sale in Sector 39 page.

• Check the RERA registration, occupancy certificate and approved layout.
• Ask the RWA for water, power-cut and maintenance records.
• Get parking allotment details in writing.
• Visit at rush hour and time the road to Tughlakabad metro.
• Look at a few resale and rental listings in the same society, such as Eros Southend Apartments.
• Do not count planned projects in your decision until they have dates.
