Where Sector 70 is and how it is laid out

Sector 70 is in Neharpar, also called Greater Faridabad. This is the belt of Sectors 66 to 89 between the Agra Canal and the Yamuna, according to Wikipedia. Property portals place it next to IMT Faridabad, with pin code 121004, and near Sector 71 and Tirkha Colony. ADiHomes files it under Central Faridabad, but portals usually describe it as part of Neharpar. Always check a project's exact address.

Wikipedia lists Sectors 66 to 74 as industrial and 75 to 89 as residential. Even so, housing societies and plotted projects exist in Sector 70. Ask any seller to show the approved land use and licence for their land.

On ADiHomes as of October 2026, there are 3 live projects in the sector: 2 ready to move and 1 under construction. They include Brickklin Silicon Valley, Pivotal Royal Heritage and Propex City. You can browse them on the new projects in Sector 70 page.

Connectivity

Roads

99acres says the sector sits next to the DND–Faridabad–KMP Expressway (NH-148NA). It names Tigaon Road as the main local artery. Wikipedia describes the expressway as 59 km and six-lane. The Kail Gaon (Ballabhgarh) to KMP stretch opened on 12 February 2023. The Delhi-side section to Sector 65 opened on 12 November 2024. Wikipedia lists the last 9 km, Mithapur to DND, as opened on 23 August 2026. Another report says that stretch was still on trial in August 2026, so check the current position.

Metro and rail

The Violet Line is the nearest metro. Distances vary by source and measurement method, so treat these as approximate:

• Raja Nahar Singh (Ballabhgarh): about 2.6 km (Yometro) to 3.4 km (99acres).
• Sant Surdas (Sihi): about 3.1 to 3.7 km.
• Escorts Mujesar: about 4.3 to 4.8 km.
• Ballabhgarh railway station: about 3.5 to 3.8 km.
• Faridabad railway station: about 8 to 8.8 km.

These stations are not within easy walking distance, so plan for an auto, bike or car for the last stretch.

Airports

Portals put Indira Gandhi International Airport at roughly 42 to 49 km. NoBroker lists Noida International Airport (Jewar) at about 45 km and calls it upcoming. Confirm its operating status before relying on it.

Schools, hospitals and shopping

Schools: NoBroker lists Rose Valley International School, Scholars' Pride and Faridabad Convent as nearby. 99acres mentions DAV Public School (NTPC). I could not verify exact distances for these, so check the travel time yourself. J.C. Bose University is about 4.5 km away, and ESIC Medical College and Hospital about 8 km (99acres).

Hospitals: 99acres puts Mittal Hospital Ballabhgarh at about 1.9 km and Prakash Hospital at about 2.1 km. NoBroker places Sarvodaya Hospital (Sector 8) at about 3 km. Further north in Neharpar, Amrita Hospital in Sector 88 is a large tertiary hospital that opened in August 2022 (Wikipedia).

Shopping: 99acres lists Omaxe World Street, a market, at about 5 km. Daily-needs shopping depends on the society you choose, so visit and see.

Civic matters to check

Faridabad is governed by the Faridabad Municipal Corporation (Wikipedia). I found no reliable published data on water supply hours, sewer connections or power reliability for Sector 70. Ask residents and the society's maintenance office. Also ask for the sanctioned electricity load and the water source.

For approvals, check the project's HRERA registration. Square Yards lists Brickklin's number as HRERA-PKL-FBD-311-2022, and the HRERA site shows a project named Sillicon Valley at Village Mujeri, Sector 70. Portals disagree on its status. Square Yards says ready to move, while Homes247 says upcoming with April 2027 possession. Check the HRERA page and the latest quarterly updates.

I found no verified reports of litigation or stalled projects specific to Sector 70. That does not mean there are none. Run a title search and check court records and any HRERA complaints for the specific project.

Infrastructure underway or planned

• Violet Line extension to Ballabhgarh (operating): Square Yards describes a 3.2 km elevated extension costing about Rs 568 crore, taking the line to 46.6 km. Wikipedia gives 19 November 2018 as the opening date of Sant Surdas station.
• Faridabad–Jewar Expressway (under construction): this is a 31.42 km six-lane road from Sector 65 to the Jewar airport area. Signalpe says NHAI's target is April 2027 and that the original June 2025 target was missed. A Square Yards article says NHAI flagged about 75% of work as pending, with a possible cost rise of Rs 800 crore and a delay of at least 18 months. Treat the dates as uncertain.
• Gurgaon–Faridabad metro: I could not confirm an approved alignment or timeline from a reliable source, so treat it as unconfirmed.

Who it suits and what to check before buying

Sector 70 may suit people who work in the IMT Faridabad and Ballabhgarh industrial belt. It may also suit buyers who want a Violet Line station within a few kilometres and can accept a developing area. It is less suited to anyone who needs a metro station within walking distance or a fully built-out neighbourhood.

• Check the HRERA number, approved plans and possession dates, and match the unit to the registration.
• Confirm land use and licences, given the industrial classification of the sector.
• Ask for written details of water, sewer and power connections.
• Test the commute at peak hours, including to the metro station.
• Check litigation and encumbrances through a lawyer.
• Compare options on the flats for sale in Sector 70 page, and visit the site before deciding.
