Sector 63 locality guide
Sector 63 sits in the Ballabhgarh belt of Faridabad, Haryana, with PIN code 121004. This guide pulls together what could be verified from public sources as of 18 October 2026. Where sources disagree, it says so.
Where it is and how it is laid out
ADiHomes lists the sector under Central Faridabad. Several other portals place it in South Faridabad, close to Ballabhgarh. Square Yards names Sector 62, Sector 64 and Ballabhgarh as neighbours. It also describes a mix of residential and commercial use. The nearest older settlements include Uncha Gaon (about 1 km), Chawla Colony (about 2 km) and Baniawada (about 2.3 km), per Square Yards.
NoBroker's locality page puts the area at about 3.2 sq km, with a population of 14,500. Those are portal estimates, not census figures. Expect a blend of gated apartment societies and older village-edge streets.
On ADiHomes as of October 2026, there are 3 live projects here: 1 under construction and 2 ready to move. They include Shiv Sai Vatika Apartments, Optus Golden Tulip and KBM Nityam Avenue. You can browse them on the new projects in Sector 63 page.
Connectivity
Roads
Square Yards says the sector is close to National Highway 19 (the old NH-2) and the Faridabad Bypass Road. For Shiv Sai Vatika Apartments it lists the bypass at about 1.4 km and IMT Faridabad at about 3 km. These distances are for that one project, not the whole sector.
The DND–Faridabad–KMP Expressway runs through Faridabad, with a junction near Sector 65. Wikipedia records that its final 9 km, from Mithapur to DND, opened on 23 August 2026. Check the exact entry and exit points before relying on it for a daily commute.
Metro and rail
The nearest Delhi Metro station is Raja Nahar Singh (Ballabhgarh). It is the southern end of the Violet Line and opened on 19 November 2018. Portals disagree on the distance. 99acres says 6.6 km. Square Yards puts Ballabhgarh locality only 2.3 km away. My own rough straight-line estimate from published coordinates is 2–3 km. Measure the actual road route yourself.
99acres also lists these other stations:
- Sant Surdas (Sihi) metro: about 7.4 km
- Escorts Mujesar metro: about 7.8 km
- Ballabgarh railway station: about 6.8 km
Airports
Square Yards mentions Delhi's IGI Airport as part of the area's connectivity. I found no reliable drive time, so test the route at peak hours. A link road to Noida International Airport at Jewar is covered below.
Schools, hospitals and shopping
Square Yards lists Deshwal Public School about 0.6 km from Shiv Sai Vatika Apartments. NoBroker names Balaji Public School, Vivekanand Public School and Sainik Public School in the area. J.C. Bose University of Science and Technology is about 6 km away, per 99acres.
For healthcare, 99acres lists Zenith Hospital Ballabgarh (about 1.2 km), B R Memorial Hospital (about 1.7 km) and Aman Hospital. Square Yards puts Sankat Mochan Hospital about 1.3 km from Shiv Sai Vatika. Most of these are local hospitals. For major cases, people often travel further, for example to Amrita Hospital in Sector 88, a large tertiary hospital.
For shopping, Square Yards puts Parsvnath City Mall about 7.4 km from Shiv Sai Vatika. NoBroker also mentions SRS Mall. Day-to-day shopping is mostly local markets.
Civic matters to check
Water
The Tribune has reported that FMDA supplies bulk water to Faridabad and the municipal corporation (MCF) distributes it. An MCF official said the city's supply fell about 100 MLD short of demand. That report dates from 2022, so treat the numbers as dated. Complaint sites carry many grievances about water quality and pressure in Ballabhgarh colonies. These are anecdotal and not specific to Sector 63. Ask the society about its water source, tanker use and borewell dependence.
Power
I could not find reliable sector-specific data on outages. Ask current residents, and check whether the society has a backup arrangement and how it is billed.
Approvals, litigation and stalled projects
I found no reported litigation or stalled project specific to Sector 63. That is not a clean bill of health, as my searches may have missed something. The Tribune reported that dozens of Faridabad projects were shown as "lapsed" on the HRERA site, which could complicate getting an occupation certificate. That report is around two years old, so check each project's current status.
- Confirm the HRERA registration number and its validity date.
- Ask for the sanctioned building plan and the licence.
- For ready-to-move homes, ask for the occupation certificate.
- Check the title chain and any pending cases against the developer.
Infrastructure underway or planned
- Faridabad–Jewar link: This is a 31 km road from near Sector 65 to Noida International Airport. In March 2026 the Union Cabinet approved a revised cost of Rs 3,630.77 crore, including about 11 km of elevated highway (PIB). Reports conflict on status. The Tribune described it as inaugurated. Signalpe lists it as under construction, with full completion targeted for April 2027. Check the latest NHAI notice before assuming it is open.
- Ballabgarh–Palwal metro extension: On 6 October 2026 the Haryana government approved the feasibility report and sent the detailed project report to the Union housing ministry. This is a proposal only. There is no approved timeline or funding that I could confirm.
- Namo Bharat corridor: A Gurugram–Faridabad–Noida corridor is under consideration, with no confirmed dates.
Who it suits and what to check
Sector 63 may suit buyers who want a Ballabhgarh-side location with a bypass link, local schools and hospitals, and a Violet Line metro terminus nearby. It is less suited to anyone who needs malls and large hospitals within a few minutes.
- Visit at different times of day and test your commute.
- Compare flats for sale in Sector 63 by status and approvals. Ask each seller for the current price in writing.
- Verify the RERA, licence and occupation certificate details listed above.
- Ask about water, power backup and maintenance charges.
- Treat all infrastructure timelines as uncertain until the authority confirms them.
