Sector 48 locality guide

Sector 48 is a residential and mixed-use sector on Sohna Road in southern Gurugram. This guide covers what we could verify about the area as of 18 October 2026. Distances come from public listing portals and differ from one source to the next, so treat them as rough guides and check the route yourself.

Where it is and how it is laid out

The sector sits on the Sohna Road stretch of Gurugram, with PIN code 122018. Listing portals describe it as anchored by Subhash Chowk and the Tikri area. Neighbouring sectors include 47, 49 and 50, plus South City 2 and Malibu Town.

The housing is a mix of gated apartment societies, builder floors and villas. Offices such as Vipul Trade Centre and Capital Business Park share the stretch. This is an established, built-up area, not an empty new sector.

On ADiHomes as of October 2026: there are 11 live projects in Sector 48. The median asking price is ₹15,000 per sq ft, based on 10 properties. By status, 10 are ready to move and 1 is under construction. You can browse the new projects in Sector 48 or the flats for sale in Sector 48.

Connectivity

Roads and expressways

Sohna Road is the main spine. Portals list links to NH-48, Golf Course Extension Road, Southern Peripheral Road and the Delhi–Alwar road (NH-248A), so there is more than one way out.

The 21.65 km Sohna Elevated Corridor runs from Rajiv Chowk to Sohna. NHAI opened it on 11 July 2022. It has entry and exit points, including at Subhash Chowk, which sits next to Sector 48.

Metro and rail

Sector 48 has no metro station of its own. The nearest is Millennium City Centre (HUDA City Centre) on the Yellow Line. Portals put it anywhere from about 6 km to 8 km away. The Rapid Metro's Sector 55-56 station is another option at roughly 6–7 km.

Gurugram railway station is about 9–11 km away, depending on the source. Basai Dhankot station is around 11 km. Because the metro is a drive away, expect to use a cab, auto or bus for the first leg. One resident review on a portal calls the metro access slow.

Airport

Delhi's Indira Gandhi International Airport is roughly 19–21 km away by road. Portals quote 18.6 km and about 21 km. Allow extra time at peak hours.

Schools, hospitals and shopping nearby

Schools. GD Goenka Public School is inside Vipul World in Sector 48. Vega Schools is near Eldeco Mansionz. A 99acres listing gives these approximate distances:

  • Kamla International: about 3.5 km
  • Kendriya Vidyalaya No. 2, Sohna Road: about 3.7 km
  • Delhi Public School (primary section): about 4 km
  • Amity Global School: about 4.1 km

That 99acres listing is not recent, so confirm admission and distance directly with each school.

Hospitals. Polaris Hospital is reported at about 1–2 km. Park Hospital is reported at 1.2 to 3 km. Artemis Hospital is in Sector 51, and Medanta and CK Birla Hospital are in the wider catchment. Check actual travel time to the one you would rely on in an emergency.

Shopping. Raheja Mall and Omaxe City Centre are commonly listed about 1–3 km away. Tikri market covers daily needs.

Civic matters buyers should check

Water

GMDA is the main bulk water supplier in Gurugram. The municipal corporation handles distribution in its areas, and in private colonies the developer is responsible for running the supply. Gurugram has widespread supply problems and illegal connections. I found no verified, sector-specific data for Sector 48. Ask the society's RWA about supply hours, tanker use, borewell dependence and water bills.

Power

I could not verify outage data for Sector 48. Ask residents about backup and what it costs in maintenance.

Approvals, litigation and stalled projects

I found no source reporting a stalled project or court case specific to Sector 48, and that is not proof there are none. Sohna Road overall has a mixed record, with some projects on time and others delayed, according to one RERA-focused guide. Check the following for any project:

  • Registration on the Haryana RERA portal, including expiry and extensions.
  • Approved building plans and occupation certificate for ready homes.
  • Any cases listed against the builder or project.

One historical point: in August 2020 a section of the under-construction elevated road collapsed near the Vipul Greens complex. The corridor was later completed and opened.

Infrastructure underway or planned

  • Completed: the Sohna Elevated Corridor (opened July 2022) is finished, so do not count it as upcoming.
  • Southern Peripheral Road and Vatika Chowk: a broker-written 2026 guide says GMDA is reworking the Vatika Chowk junction and that the SPR stretch to NH-48 was due for tender in early 2026. I could not confirm this from an official source, so treat the status and timing as uncertain.
  • Delhi–Alwar rail line: Wikipedia says construction of this 104 km line via Sohna began after a 2025-26 budget allocation. It is planned to link to the Haryana Orbital Rail Corridor near Sohna. It is long-term, and I found no completion date or direct benefit for Sector 48.

Who it suits and things to check before buying

Sector 48 suits buyers who want a settled Sohna Road address with schools, hospitals and shops close by, and who are happy to drive to the metro. Because most listed homes are ready to move, you can inspect the building and the neighbourhood before deciding.

Homes include apartments such as Parsvnath Green Ville, Vipul Greens and Eldeco Mansionz, and villas such as Vipul Tatvam Villas. Treat this as a list of examples, not a recommendation.

  • Visit at rush hour and after rain, as residents mention traffic jams and waterlogging.
  • Time the drive to the metro, your office and your children's school.
  • Ask for maintenance charges, water source and power backup in writing.
  • Verify RERA status, title, approvals and any pending cases.
  • Compare the asking price with recent registered deals in the same society.
