The deal

Bengaluru-based Puravankara announced on 22 September 2026 that its subsidiary had won a 13.44-acre residential parcel in Greater Noida for Rs 340 crore in an e-auction run by DMIC Integrated Industrial Township Greater Noida Ltd (DMIC IITGNL). It is the company’s first project in Delhi NCR.

  • Saleable area: about 4.57 million sq ft.
  • Estimated gross development value: about Rs 5,200 crore.
  • Plan: a premium high-rise residential township.
  • No launch schedule was given.

The DMIC township is drawing big developers

The DMIC Integrated Industrial Township is a planned township in Greater Noida, developed under the Delhi-Mumbai Industrial Corridor programme. In 2026 it has auctioned several large residential plots:

  • Godrej Properties won a 23.2-acre residential parcel in June, which it said could support more than Rs 7,000 crore of sales.
  • Hero Homes holds a 17.3-acre parcel there with development potential of nearly 6 million sq ft.
  • Puravankara now adds 13.44 acres.

Together these parcels could add well over 10,000 homes to the area over the coming decade.

What it means for buyers

The township has planned roads, utilities and industrial employers, which is an advantage over unplanned peripheral areas. But today it is largely empty: schools, hospitals and retail will come only as people move in. Early buyers in these projects are betting on the area’s development pace, and supply from several large developers at once could keep prices competitive for some years.

It is also a different land model from Noida or YEIDA: plots are leased by the township company, so buyers should check the township’s own lease and transfer rules.

What to check when projects launch

  • The UP RERA registration number (it starts with UPRERAPRJ) and the completion date for the tower or phase you are offered.
  • The authority’s lease and dues position for the plot – unpaid land dues have been the main reason for registry delays in Noida and Greater Noida.
  • Price per square foot of carpet area, not only super area.
  • Distance to working industrial units and the nearest metro or rail station.
  • Whether the township company or the Greater Noida Authority handles registry and maintenance.
