Central Delhi locality guide

Where Central Delhi is and how it is laid out

Central Delhi is an administrative district of the National Capital Territory, with its headquarters at Daryaganj. It is split into three subdivisions: Civil Lines, Karol Bagh and Kotwali. It is compact. One source puts the district at about 21 km². Its 2011 population was 582,320.

Boundaries may be shifting. Wikipedia's Delhi division page says its figures predate a 2026 administrative reorganisation. Ask the seller which district and sub-registrar office the property falls under before you rely on any older map.

Two neighbourhoods matter most to home buyers. Paharganj lies just west of New Delhi Railway Station. It is known for budget hotels, eateries and shops. Karol Bagh is a mixed residential and commercial area, known for Ghaffar Market and Ajmal Khan Road. Residential pockets such as WEA, Beadon Pura, Reghar Pura, Dev Nagar and Bapa Nagar sit alongside wholesale markets.

For nearby areas, see our guides to Karol Bagh, Connaught Place and Shadipur.

Connectivity

Metro and rail

Karol Bagh station is an elevated stop on the Blue Line. Its neighbouring stations are Jhandewalan and Rajendra Place. The Blue Line ride to Rajiv Chowk takes four stops, with no change of train. The route is about 3.4 km, according to a route planner. Rajiv Chowk is the interchange between the Blue and Yellow Lines.

For trains, New Delhi Railway Station is next to Paharganj. Old Delhi Railway Station, Sarai Rohilla station and Kashmiri Gate metro fall within the Kotwali subdivision.

Roads and airports

The Karol Bagh tehsil boundary description names Pusa Road, Panchkuian Road, Ganga Mandir Marg and Military Road. I could not verify expressway links or airport distances from a reliable source, so I have not quoted any. Test the peak-hour drive yourself.

Listings also disagree on distances. One listing puts an Amaryllis phase about 0.69 km from Pratap Nagar metro station. Another gives a different phase 2.1 km from Karol Bagh station. Measure the walk from the actual tower.

Schools, hospitals and shopping

Shopping is the area's strength. Tank Road has a wholesale garment market that began in the late 1980s. Karol Bagh market sees an estimated 20,000–30,000 visitors a day. Paharganj's Main Bazaar is one of Delhi's busiest markets. Expect crowds, noise and parking pressure near these markets.

For healthcare, one project page mentions Jeewan Mala Hospital on New Rohtak Road. That is a marketing page, so confirm distances yourself. I could not verify specific schools or hospital distances from reliable sources. Shortlist them and check travel times on a school-run morning.

Civic matters to check

Water

Water supply here has been uneven. In March 2026, Delhi Jal Board announced reduced supply to Karol Bagh and Paharganj, among other areas, because of problems at Chandrawal treatment plant. A revised roster from 27 March 2026 gave most areas one supply a day instead of two. I could not confirm whether normal timings have returned. A CAG audit of the Jal Board found roughly 55% of groundwater samples tested were unfit for human consumption. Ask current residents about pressure, timings and water quality, and budget for filtration.

Power

I could not source area-specific outage data. Ask the society for its sanctioned load, backup arrangements and recent bills.

Approvals, enforcement and disputes

Between 6 September and 10 October 2026, MCD took demolition action against 1,046 properties across the city and sealed 282. The Karol Bagh zone accounted for 85 of the demolition actions and 11 of the sealings. It also recorded the most demolitions of dangerous buildings, with 13. That zone is larger than the district. Even so, it is a reminder to check sanctioned plans, land use and structural safety, especially in older buildings.

For new projects, check the registration on the Delhi RERA website. Third-party portals list numbers for The Amaryllis phases, such as DLRERA2018P0007 for Phase 2, but treat these as leads to verify. Listings also conflict on status. One lists Phase 4 as under construction. Another lists it as completed. I found no specific stalled-project or litigation reports for the area, but that does not rule them out. Search court and RERA records for any project you consider.

Infrastructure underway or planned

The Magenta Line is being extended from Inderlok to Indraprastha, with an interchange at Nabi Karim. The foundation stone was laid on 8 March 2026. Construction had begun as of July 2026. It is expected to open only after the RK Ashram Marg–Indraprastha section. No firm opening date is confirmed.

Two Phase 4 corridors also reach Central Delhi. A Sunday Guardian report expected the Majlis Park–Ramakrishna Ashram Marg stretch by the end of 2026. Another source says the Janakpuri West–RK Ashram corridor is likely to run to 2028. Metro dates in Delhi have often slipped, so check the Delhi Metro Rail Corporation (DMRC) before you rely on one.

Who it suits and what to check before buying

Central Delhi suits buyers who want a short metro ride to Connaught Place, walkable markets and an established neighbourhood. It is less suited to anyone who wants quiet streets, open space or low crowding.

On ADiHomes as of October 2026, there are 0 live projects in Central Delhi. You can still browse new projects in Central Delhi and flats for sale in Central Delhi. Past examples include The Amaryllis Phase 4, plus Phase 2 and Phase 1.

  • Verify RERA registration, sanctioned plans and the occupancy or completion certificate.
  • Get a title search and check for pending cases.
  • Ask about water timings, quality and backup power.
  • Walk to the metro at rush hour and drive to your school or hospital.
  • For older buildings, ask for a structural safety report.
